Waco is about a 90 minute drive from Austin, and we’ll keep you entertained along the way with fun games and narrative. Upon arrival, our first stop is the Magnolia Market by Joanna Gaines to shop for vintage and refurbished household items in her unique fashion. Home to Dr. Pepper and Baylor University, you can bet it has a rich history. Or skip the tour for more time to explore Market Square on your own. Either way, it’s a one of a kind experience!

People love our Corporate / Private Experiences!
We were in Austin for a week and wanted a day trip to Waco. This was without a doubt the best way to see Waco. Since there were only two of us we were able to customize what we really wanted to see. Of course, Magnolia Market. The Dr. Pepper museum was fun and interesting. Then Ashley said we would stop at Buccees on the way back. We were intrigued as we had “heard” about Buccees but never thought we would actually see one. It was amazing! Save time for this gem of a stop. Taj Mahal bathrooms, Beaver Nuggets, slushees so big you need two hands to hold them and so much more. Magnolia is great but the real highlight was Ashley and Buccees! Best. Day. Ever
We took a quick weekend getaway for my wife’s 50th Birthday with a few family members to Austin, TX. We had booked several tours around the city, but I must shoutout one of the best guides (If Not the Best) I’ve had on any tour…Jax.
We had a fantastic day. Best way to see Magnolia and the other landmarks in Waco! Our tour guide Elisa was amazing!!!! Will definitely use Austin Detours for our next excursion when in town!
We are here on a girls trip to Austin and Waco for the entire Fixer Upper experience. My mom, aunt, cousin, and family friends enjoyed this tour so much!

The merchandise at Magnolia House features a rustic, shabby chic style with distressed wood and chalkboard signs.
The items will definitely remind you of Fixer Upper!
The home decor merchandise is affordable and well-priced, many items are actually under $50!

Boutiques at Magnolia
There are six different Boutique shops next to Magnolia House.
These are created with a specific theme and are beautiful to browse through while visiting Magnolia Market.

This is the woman’s collection curated by Joanna herself.
It has plenty of classic beige, black, and brown pieces that will complement most wardrobes.

Little Shop on Bosque
Craving Magnolia home decor on a budget?
Visit Little Shop on Bosque.
This is a scratch and dent store which sells slightly damaged goods from Magnolia Market at a lower price.
The store has an interesting story: this was the first store opened in Waco by Joanna in 2003!
This was where Magnolia truly began and is a must on the Fixer-Upper tour of Waco.
The store is located off Magnolia Silos property and closer to the Magnolia Table restaurant.
The address is 3801 Bosque Blvd Waco, Texas 76710.
Dining at Magnolia Market
Along with shopping for home goods and apparel, Magnolia Market also has plenty of dining options.
Here are our favorites.
Silos Baking Co.
The Silos Baking Co. is actually located just next door to the market and still most people almost never it.
The reason is almost a block-long waiting line that completely obscures the door to the bakery!
The Silos bakery is popular for good reason – the goods here are delicious and those with a sweet tooth rave about this place!
They serve fresh-baked cupcakes, pastries, cookies, scones, and other treats.
Their cinnamon rolls are delicious and best when eaten fresh.
Look for a small sign that says “Silos Baking Co.” near the Front Door of Magnolia and get in line to enjoy your baked goods!
Tip: The lines are the worst especially around late afternoon on the weekend. Skip the line at the bakery and instead get your cupcake at the airstream trailer inside Magnolia Market! (see below)
Food Trucks
There are several different food trucks inside the market.
The Cheddar Box food truck serves up a variety of grilled cheese combinations from the classic grilled cheese sandwich to toppings like guac, pork, and salsa, perfect for satisfying your hunger.
The Little Brisket food truck, run by the Guess Family BBQ, serves up some of the best-smoked meats we’ve ever had – brisket, pulled pork, and more!
The Club Sandwich food truck offers Asian rice bowl combos while 900 Degrees Pizzeria has some of the best pizzas in Waco, Texas.
Silos Baking Co.also has limited faves available here.
You’ll also find other goodies here including snow cones, smoothies, and popcorn.
Don’t forget to get sweet tea from the Alabama Sweet Tea Company!
While the initial mason glass jar of tea is expensive, refills are pretty cheap and very refreshing on a hot summer day.
Magnolia Table
Magnolia Table is the famous restaurant run by the Gaines.
For many visitors to the Silos, dining at Magnolia Table is a must.
The restaurant does not take reservations and is known for the super long wait lines.
But the wait is worth it, especially for Fixer-Upper fans.
Once inside, you will be treated to a lovely atmosphere, charming rustic decor, and delicious food.
Their biscuits are particularly famous as are several other dishes on the menu.
Magnolia table is open from 6 a.m. to 3 p.m. from Monday to Saturday.
The restaurant is not located on the Magnolia Market property but farther away at 2132 S Valley Mills Dr, Waco, TX 76706.
Magnolia Press Coffee Co.
This is the newest venture by the Gaines.
The Magnolia Press coffee shop is located at a far corner behind the Granary building and is closer to Mganolia Home and the back door entrance.
The cute coffee shop is a must for fans.
More Fun Things to do at Magnolia Market
There are several other fun things to do at Magnolia Market besides shopping.
Here are some of our favorites!
Enjoy a fun and relaxing time
Next to the Magnolia Market, you will find a large artificial turf dotted with picnic tables, bean bags, string lights, yard games, and food trucks.
Magnolia even has a baseball field!
This is a popular spot for Baylor University students to hang out with their friends.
Hanging out at the Silos on a Friday evening or Saturday morning is one of our favorite things.
You can easily spend hours reading a book, playing ball, and just people watching at Magnolia.
Photo-Ops galore!
The Magnolia Experience is incomplete without the photo ops.
Magnolia has a number of cute Instagrammable spots including the welcome sign, the Magnolia logo, the green truck next to the silos, etc.
If you’re lucky you might even catch a glimpse of Chip and Joanna Gaines.
Visit the Historic Church
Did you know that Magnolia is home to a historic church that is over a hundred years old?
Built in 1894, the church is one of the oldest structures in Waco.
It was abandoned and in a poor condition when it was found by the Gaines.
They purchased, moved and renovated the church and today it is a most visited attraction at the Silos.
Visitors love the steeple, cathedral ceiling, clapboard exterior, and warm wood elements inside.
The church is incredibly beautiful and definitely worth the visit.
Shop at Magnolia Seed + Supply Store
If you love gardening, then the Magnolia Seed + Supply Store will be your favorite part of visiting Magnolia.
Located in a corner besides the gigantic silos, this charming store is full of planters and gardening tools.
Outside the store, you will find a cute garden that is perfect for taking photos.
Enjoy music during Silobration
The Silobration is the best time to visit Magnolia Silos in Waco, Texas.
This free event takes place on the Magnolia grounds in October and is attended by several visitors.
You can listen to live performances by talented music artists from across the country.
You will also find shop set up by several vendors from Waco as well as other parts of Texas.
Visitors can spend an amazing time during Silobration shopping, eating and listening to music.
Spend Christmas at the Silos
Christmas is another favorite time for visiting Magnolia Market in Waco.
During the holiday season, you can enjoy a variety of festivities and events at Magnolia.
Take a picture with Santa Claus, shop for gifts, enjoy the beautiful holiday lights, and listen to Christmas songs at the silos.
The Waco Magnolia silos are definitely amongst our favorite places to spend Christmas in Texas.
Magnolia Market Hours and Fees
The market is open six days a week from 9 a.m. to 6 p.m. and closed on Sundays with lots of events scheduled throughout the year!
The market is free to visit and a great place to spend a couple of hours.
You will find plenty of free parking nearby as well.
Magnolia is almost always crowded but there’s enough space for everyone!
We do recommend coming early around 9 a.m. if you want to skip the crowds.

A Guide to Spectacular Magnolia Market in Waco, Texas
By: Author Melody Pittman
Posted on Published: March 25, 2023 - Last updated: April 9, 2023
Magnolia Market at the Silos in Waco, Texas, is quite a sight to behold! It’s no wonder why visitors from all over the world come yearlong – this shopping complex definitely packs a punch. Created by HGTV stars Chip and Joanna Gaines, Magnolia Marketplace spans two city blocks of pristine property with six meticulously curated shops filled with home decor that will make your heart skip a beat. From picture-perfect linens and tabletops to unique knick-knacks you never dreamed you needed – it truly is an unforgettable experience!
I went there with my husband during when we were traveling between Dallas and Austin in an RV .
Magnolia Market’s Grounds
The Magnolia Market’s most recognizable feature is the two 120-feet silos marked with Chip + Joanna , a lovely testament to their 19-year marriage. The silos were built in 1950 for the Brazos Valley Cotton Oil Company. It is commendable that they left them on the property.
Everything at the Magnolia Market is picture-worthy and pristine. Even the stepping stones, grass, signs, and sitting areas have purpose and thought into the making and placement.
There are so may things to see here, and my suggestion is to grab a coffee and pastry and start strolling.
The wiffleball field threw me for a loop. Knowing nothing about the Magnolia Marketplace, I understood the boutique shops, food trucks, and other cute sprinklings, like the nostalgic photo booth, but a wiffleball field?
Everything about this carefully curated property leads back to “it’s time for the pendulum of the trend to swing back to the basics,” their motto and inspiration. This field pays homage to Katy Park, a landmark in Waco since 1905, where legends like Babe Ruth and Lou Gehrig once played.
Magnolia Market’s grounds offer plenty of trash receptacles and recycling bins. To me, that speaks loads about their concern for cleanliness, taking care of the environment, and just plain thoughtfulness. Kudos.
As you can see, the signage is primo, and you will always be able to find what you are looking for with this handy guide to Magnolia Market.
Shopping at Magnolia Market
Shopping is the main draw to Magnolia Market. The pristine property has six Jo-curated shops with a particular look and theme in mind. They are picture-perfect and sure to make you want something you never dreamed you needed before walking out.
I could spend hours browsing the lovely linen and pillow collections, beautifully set tables, and knick-knacks.
Shops include:
- Chapter One
- Vie Bien Aimee
- Tried & True
- Ferny’s Retro Plant Shop
The shops at Magnolia Market even include an arsenal of books, cards, kitchen accessories, and clothing. It’s like walking through a magazine and being able to touch the items to verify the quality of the goods.
Who doesn’t love that?
Eating Breakfast at Magnolia Table
Your guide to Magnolia Market would have to include a visit to the primo dining spot. Magnolia Table, is not on the Magnolia Market and Silos property, but at 2132 S. Valley Mills Drive. This upscale eatery serving breakfast and lunch specializes in recipes with homegrown ingredients.
Reservations are recommended, but if you arrive at opening time, you may stand a chance to get seated as we did. Magnolia Table is closed on Sundays.
Starters range from a butter flight, lemon lavender donut holes, pimento cheese and crackers, and deviled eggs with jalapeño jam. I tried the butter flight and thought it was a great concept, but two fall and winter flavors were not very tasty.
The summer choices of honey, lemon, mixed berry, and spring herb butter sound much better.
I ordered the Farm Breakfast with two eggs cooked to order, biscuit, peppered bacon (or house sausage), and house-made tater tots. The peppered bacon was delicious, but let’s talk about those tater tots! They were round and huge and so creamy. I’ve never had potatoes like this, and to me, it was the star of the plate.
My husband chose the Farm Eggs Benedict, sprinkled with chives.
Pro Tip : Check out the Magnolia Table website to see the current walk-in wait times or to make reservations.
Dining Options on Magnolia Market Property
At the Magnolia Market, you’ll find food trucks, an excellent bakery (Silos Baking Co), and a coffee shop.
Silos Baking Co. has jaw-dropping pastries, cookies, cupcakes, and scratch-made scones. Magnolia Press specializes in coffee treats, French press, lattes, cocoa, and hot tea.
They also have pastries, oatmeal, muffins, croissants, and the legendary Magnolia Press Chocolate Cake filled with cream cheese and topped with chocolate ganache.
Current food trucks include Club Sandwich, Guess Family BBQ, Summer Snow, Chuck’s Gourmet Popcorn, H.O.T. Dog House, Airstream, Captain Billy Whizzbangs, Silos Baking Co., Maggie’s Sweet Shoppe, Magnolia Table, and 900 Degree Pizza.
You can grab a drink at Alabama Sweet Tea and Luna Juice. Food truck hours are Monday through Thursday, 11 AM -4 PM, and Friday and Saturday, 11 AM -5 PM.
Other Things to See in Waco
Driving through Waco, the McLennan County Courthouse is hard to miss, and you won’t want to. The lovely structure was built in 1901 by architect James Riley Gordon, who also built the Arizona State Capitol building.
On the top of the central dome stands the Greek goddess of divine order, Themis.
Waco also has several fun murals to check out. A fun fact is that the beverage, Dr. Pepper, was created, manufactured, and first sold in Waco, so the “Be a Pepper’ mural is perfectly fitting.
You might want to pencil in a few others: “Greetings from Waco,” Bold Waco, and Donut Sun, at 1924 N Valley Mills Drive, a few minutes from downtown.
Another must-try in Waco is the delicious treats from Collin Street Bakery , a 120-year-old locally owned business that can make a fruitcake lover out of near anyone.
Besides the world-famous fruitcake, you’ll find breakfast and lunch items like biscuits, soups, sandwiches, “adult Lunchables” and salads, Costa Rican coffee, and a plethora of delicious baked goods, cheesecakes, and pies.
We always get a box of cookies from Collin Street, including a cherry ice box, sand tarts, M&M cookies, iced oatmeal, and chocolate chip with pecans. Mmm, mmm, good.
Two of my favorite things to see in Waco are the John Roebling Waco Suspension Bridge, currently being renovated, and the “Branding the Brazos” Sculpture. The bridge is a gorgeous single-span suspension bridge, spanning 475 at the main point and containing three-million bricks.
They call it the “Granddaddy of Texas Bridges.”
Parks are on either side of the bridge, Indian Spring and Martin Luther King, Jr.
Branding the Brazos is a group depicting 25 huge bronze longhorns driven by three cowboys. They sit on the south side of the Brazos River and are more than double lifesize. They celebrate 150 years of the Chisholm Trail.
It is doubtful that anyone my age would not still associate Waco with the horrific 51-day standoff and siege that occurred in 1993. The Branch Davidians complex is open for tourism, where guests can pay their respects to those who lost their lives at 1781 Double Ee Ranch Rd. A memorial simulates the respective graves.
I did not go onto the property, but did drive to it.
A Great RV Camping Option
Though the campground is about 20 minutes from Magnolia Silos, we enjoyed our stay at the Lake Waco Marina . We enjoyed a pull-thru site and full hook-ups, plus the best sunsets we saw in Texas over nearly six months of being in the Lone Star State.
Lake Waco’s grounds are lovely for walking, strolling with pets, and bike riding. You can also cast a line and fish from the banks. Suppose you are interested in getting out on the water. In that case, boat rentals are available from the marina, as well as inflatable kayaks and bote boards, something I needed to familiarize myself with.

Are you visiting Magnolia Market in Waco, Texas anytime soon? Well, here is how to spend the perfect day at the Magnolia Silos – shopping, eating, and exploring!
Waco, just a short drive from both Austin and Dallas (it’s actually a good midpoint between both cities!) is the perfect place for a day trip or to spend an afternoon.
The Magnolia Silos made famous from the iconic HGTV show “Fixer Upper” is well worth a spot on your Texas bucket list. However, there are some things you need to know before visiting Magnolia Market.
I lived in Dallas for 2 years and I grew up in the Austin area so I’ve taken many fun day trips to Magnolia Market in Waco. So I’m here to share all you need to know before you visit.

Where is Magnolia Market?
Magnolia is located right in the center of Waco, Texas. The city is about two hours from Austin and two hours from Dallas. If you aren’t familiar with Magnolia Market, it was created by Chip and Joanna Gaines, who I’m sure you know if you clicked on this post. They are a husband and wife team that has a famous television series about home design and renovation called Fixer Upper on HGTV.
They built Magnolia Market in 2015 and have expanded considerably since then. Yes, this place is super cute and a fun way to spend the afternoon but honestly, I wouldn’t drive cross-country solely to visit. If you happen to be in Austin , San Antonio, Dallas , Fredericksburg , or passing through Waco for a trip, then I think it’s worth the visit.
Magnolia is composed of places to shop, eat, and hang out! You can even stay in one of their renowned Fixer-Upper homes. I’m going to break down all of the different things Magnolia offers in this guide.
Visiting Magnolia Market
Magnolia home.
Magnolia Home is the central store with all the eclectic things like mugs, Magnolia cookbooks, and home decor. This was a great place to window shop for me considering many things here are on the pricy side. Although I do have one of their mugs and I love it! Magnolia Home is a great place to pick up a gift for someone.
Magnolia Silos
You can’t miss the eye-catching silos. Originally built in the 1950s used for storage, these silos are now the heart of Magnolia. Once you park, head towards the silos.
Surrounding the silos you’ll see grassy areas to hang out, play corn hole, picnic tables, shopping, food trucks, and more. I have eaten at the food trucks each time I’ve visited and they are always delicious! Def recommend checking them out. It’s also the perfect spot to sit outside and enjoy the weather on a nice sunny day.
Shops At The Silos
One of their latest additions is the shops at the silos! These are six little boutique shops with the cutest finds. The shops are most definitely worth taking a browse. I picked up an essential oil from Vie Bien Aimee. Listed below are the shops you will find.
- Reverie: Women’s Clothing
- Tried & True : Accessories and jewelry
- Juniper & Crew: A baby store
- Chapter One: A Stationary Store
- Vie Bien Aimee : Bath and beauty products
- No. 16: Men’s provisions store
Magnolia Table
Magnolia Table is located a bit down the highway from everything else (you do need a vehicle or Uber). This is Chip and Joanna’s famous restaurant with numerous homemade dishes. I will say, from my experience, it’s hard to eat here. They don’t take reservations on the weekends, it’s walk-in only.
Well, both times I have tried to walk in, their wait time is longer than it’s open. So, if you want to eat here on a weekend, get there right when the doors open, which is 6 AM Monday through Saturday . Ideally, you should come during the week if you want to eat here.

Silos Baking Co.
The BEST cupcakes ever. I’m serious, by far the best cupcakes I’ve had. I picked up two, the lemon lavender and s’mores. They were freaking incredible! My friends tried the strawberry, silo-bration flavor, and red velvet. No one had any complaints! You can’t go wrong with any flavor, the hard part is deciding which cupcakes to purchase.
Right near the silos, you will find the Silos Baking Co. store and food truck. Typically the food truck will be quicker, but when I was there, there was a pretty long line for the actual bakery itself.
Little Shops on Bosque
Magnolia’s Little Shop on Bosque is the original home of Magnolia Market and a great place for unique finds! They offer last chance and slightly damaged items at a discount. It’s located at 3801 Bosque Blvd and the store hours are Monday through Saturday 10 AM to 5 PM.
Magnolia Press
For an afternoon pick-me-up, head to Magnolia Press, a quaint coffee shop located at the silos. This is the perfect place to grab a latte and a sweet treat or a small bite.
Tips For Visiting Magnolia Market
Visit when the weather is nice.
The most recent time my friends and I visited Waco, it was cold. Like really cold. Like 30 degrees (F) and windy as heck. Considering basically everything to enjoy here is outdoors, I suggest going when the weather is nice, warm, and sunny. Yes, it will be more crowded but you’ll enjoy your time outside.
Best Time Of Year To Visit Magnolia Market
Magnolia is a hot spot. That means one thing, crowds. If you are going on a nice sunny weekend afternoon, this place is going to be packed! So be prepared. In my opinion, the best time to visit is on a weekday afternoon in either the fall or spring. It’s going to be extremely hot if you visit in the peak of summer so I would opt for fall or spring.
Are Pets Allowed at Magnolia Market?
Magnolia is dog-friendly and there are plenty of grassy areas for your pups to play.
Magnolia Market Hours
The Magnolia Market is open Monday through Saturday from 9 AM to 6 PM. Keep in mind that they are closed on Sundays.
Is Visiting Magnolia Market Worth It?
Yes, Magnolia is adorable, but it’s a place you can experience within a few hours. That being said, if you are driving cross-country solely to visit Magnolia I honestly don’t think it’s worth your time.
It is a super unique place to see but you can only do so much eating and shopping. I think it’s a great day trip from Dallas or Austin because it’s a quick one-and-a-half to two-hour drive. If you are road-tripping through Texas , this would also be a great stop!

Where To Stay In Waco
Did you know you can stay in one of Joanna’s Fixer-Upper homes? You can browse homes here . One of my favorite resources to find accommodation is booking.com and Airbnb.
All and all, visiting Magnolia Market is an exciting day trip! Make sure to come hungry and ready to spend money at their cute boutiques. The food is incredible and it’s truly an insta-worthy location . If you are a big fan of the show Fixer Upper (like me!) you need to be sure to add Magnolia to your bucket list .

2024 Must-Read Guide for Visiting the Silos at Magnolia Market
If you’re at all familiar with Fixer Upper on HGTV, Chip and Joanna Gaines, you’ll immediately know why we took a journey to the Silos at Magnolia Market in Waco, Texas (if you’re not, make sure to buy their book on the Silos here .)
Actually, we were in Dallas thanks to cheap flights on Spirit Airlines and then decided to go on a day trip to Waco for the sole purpose of seeing Magnolia Market at the Silos and for my husband to live out all of his dreams of being Chip Gaines.
Chip and Joanna feature Waco on their now-ended home renovation show, Fixer Upper , and the world fell in love with their rustic taste and shiplap EVERYWHERE.
My husband, being the British person that he is, didn’t grow up with a life of HGTV, and now that he’s experienced it, he’s making up for lost time.
In some ways, our trip to the Silos at Magnolia Market and the tips I have for visiting the Silos at Magnolia Market are based on the fact that this was a trip to his mecca.
This wasn’t just a “fun day out,” it was a dream come true for someone who spends as much time as possible yelling things like “TEAR DOWN THAT WALL” and “NEEDS MORE SHIPLAP” at the television.
Let it be known that you can also visit the Silos at Magnolia Market if you don’t know who Chip and Jo are, as this beautiful family space is just an overall great place to hang out.
So, without further adieu, please enjoy this jam-packed guide for any visitor to Waco, Texas and the Silos at Magnolia Market so you can leave feeling refreshed, inspired, and a lot lighter in your wallet area.

Visiting the Silos at Magnolia Market in Waco, Texas
Getting to the silos at magnolia market.
The easiest way to get to the Silos at Magnolia Market is to drive.
If you’re not from the area, Texas is very driving-heavy and not very accessible by public transportation, so renting a car or bringing your own is almost a necessity.
We recommend using Discover Cars price comparison to find the cheapest deals.
We drove from Dallas after experiencing the Sixth Floor Museum at Dealey Plaza , which took about an hour and a half (making it one of the best day trips from Dallas ).
There is plenty of parking in the area, even when we went on a Saturday, and we found a space in the official Magnolia parking lot after just a minute or so of seeing who was leaving.
If you’re coming in by plane, you could fly into Waco Airport and get a cab from the airport to the Silos or your accommodation.
Alternatively, if you’re going for the true All-American experience, you can road trip to Waco from anywhere in the states!
I suggest purchasing a map of Texas first like this one , so you can ditch the phone and stop at other sites!
What to Wear to the Silos
Can you really head to the Silos without your best Chip and Jo gear?
I don’t think so.
Get these adorable Demo Day shirts , or this gorgeous homebody shirt to wear during your visit.
Where to Stay in Waco
Waco is relatively easy to get around, so you can stay pretty much anywhere and be within close proximity to the Silos, but these are our favorite hotels in Waco.
Budget: Splashing Out ($150+ per night)
Hotel indigo waco.
If you’re looking for stylish and sleek in Waco, Hotel Indigo is your best bet.
Rated as one of the best hotels for visitors to the Silos and downtown Waco, you’ll feel like you stepped into a charm-filled boutique getaway.
The on-site restaurant offers incredible dining options, and the rooms are colorful and modern.
Guests rate the staff highly, and while it is one of the more expensive in Waco, Waco isn’t expensive in the first place compared to other US destinations, so don’t count this one out without checking the prices first as you may be surprised.
Budget: Mid-Range ($100 – $150 per night)
Aloft hotel waco.
Not only is the Aloft Hotel Waco one of the most budget-friendly hotels in Waco, but it’s also one of the most beautiful. Every effort went into the gorgeous and sleek design of this hotel, and from the hotel lobby to the bar to the outdoor swimming pool, you’ll know you’re staying in the land of good design!
The rooms are air-conditioned (a must in Waco) and there’s free Wi-Fi as well as plenty of lounge space, a pool table, comfy chairs where you can sit and post your Insta snaps from the day, and more.
Budget: Uh…on one! ($100 or less per night)
Knights inn waco south.
If you just want a clean place to sleep in Waco without spending much, Knights Inn is the place to go.
It’s clean, friendly, and also pet-friendly if your furry friends are traveling with you.
They’ve got all the essential amenities and while there’s nothing flashy about it, it’s a perfectly good option to save the money for your Silos shopping!
Eating at the Fixer Upper Silos
There are two options for eating near Magnolia Market.
Firstly, you can do as we did and get food from the food trucks that are scattered around the main entrance and around the perimeter of the Silos.
There were tons of options with something for everyone.
In addition to things like mac and cheese and burgers, you could get a fresh glass of sweet tea and truly bask in the Texas sunshine.
If you want to do the full Chip and Jo experience in Waco, you’ll need to head over to their restaurant, Magnolia Table .
They don’t take reservations and operate on a first-come, first-served basis, so get your party headed over there as soon as you can.
This dining area is separate from the Silos, and they run a regular shuttle from the Silos to the restaurant.
Shopping at Magnolia Market
Walking into Magnolia Market at the Silos, the actual store filled with Chip and Jo and their inspiration TO THE BRIM, is like walking into a Pinterest board titled “Rustic chic” or “Living your best life” or “At home on the farm.”
You can buy Joanna’s recipe book, Magnolia Table , which I HIGHLY recommend.
You can also check out her Hearth and Home collection for Target, like this super cozy throw blanket that all houses need right now.
If Jo’s style is your thing, then you’re going to absolutely love this shopping experience.
If it’s not your thing, I question why you’re there in the first place!
There are multiple sections to Magnolia Market, including Chip’s corner filled with men’s t-shirts and various knick knacks that would be perfect stocking stuffers for the DIY-er in your life.
You’ve also got a kid’s section with adorable toys, a kitchen section where you can buy all of the spoon holders you ever dreamed of, and a home section where gorgeous throw blankets scream your name.
The store is meant to work together and have that Chip and Jo-flow (I just came up with that, but we’re going with it).
You know how every single house Chip and Jo do seems to be open concept?
Yeah, well this store is OPEN CONCEPT all the way.
It’s actually a converted barn, which is very meta Chip and Jo in and of itself.
We made a few purchases, including a Magnolia Market magnet, one of the aforementioned spoon holders, and my husband got a Magnolia Farms hat that Chip wears in a lot of Fixer Upper episodes, because did I mention he wants to be him?
Fulfilling your Sweet Tooth at the Silos Bakery
One of the top things on your list when visiting Magnolia Market in Waco is to head to the Silos Bakery.
This little bakery almost always has a line clear out the door, especially on weekends, and it’s so busy that you’re given an order form to mark your choices ahead of time so you know what you want before you actually get inside.
There’s even someone whose job it is to sit at the front door and tell the next group of people to come in.
As we had enough time, we decided to brave the line to see what could be in store for us and OH MY GOD, YOU GUYS.
I sort of hate just saying how great the Silos are because Chip and Jo are just TOO likeable sometimes, but the cupcakes here were genuinely amazing and I have gained 50 pounds in the past year so I am a cupcake guru, thank you very much.
There were options besides cupcakes, but cupcakes were the main thing on offer so we decided to go for it and they were so deliciously moist and perfect and yes – 10/10, would recommend Silos Bakery.
I loved it so much I even bought a shirt.
If you’re worried about the wait, you should know we waited maybe 20 minutes on a Saturday afternoon to order, which may sound like a lot or a little depending on your outlook.
We didn’t think it was too long when it came down to how good the cupcake was and how we could then check the bakery off of our list of things that we had seen at the Silos.
Will You See Chip and Jo at the Silos at the Silos?
One of the biggest misconceptions among Fixer Upper viewers is that Chip and Jo just hang out at the Silos all the way, walking around and greeting visitors.
While this was their brainchild and they are owners and obviously do show up in public during public events like Silobration, they’re not just hanging out at the bakery serving you dessert on a weekend.
In fact, it would be a huge security risk if they were, as Chip and Jo are celebrities in their own right due to their success on HGTV.
I mention this just so you know not to expect a Chip and Jo sighting – you can wrap yourself in their books and get pictures of you in front of their shop and pretend you ARE them, but you probably won’t see them.
Magnolia Seed and Supply at the Silos
In addition to the main Magnolia Market and food trucks and bakery is another slightly hidden gem of The Silos, straight towards the back opposite the entrance.
That lovely experience is the Magnolia Seed and Supply, which is a tiny garden shop surrounded by loads of growing plants and vegetables.
In the shop, you can buy seeds, gardening tools, and some other items of home decor.
When I say “tiny,” I do mean tiny and it almost operates on a one-way system where you work your way around the shop otherwise there’s no room to move, but it is cute and worth a visit.
The Lawn at the Silos
My absolute favorite aspect of the silos at Magnolia Market was the artificial turf in the center of everything.
On it were these amazingly comfortable bean bag chairs (my friends went to go buy some and they were out of stock because of how loved they are!) and lots of lawn games to play.
If you had just a short visit to the Silos, you might do nothing more than walk across the lawn, but we made a point to enjoy the sunset and the beautiful views after we were finished wandering around.
It was absolute perfection – the sounds of families enjoying themselves in the air, the sun sinking behind the silos, the smell of popcorn coming from my hands because I couldn’t help myself and bought a giant bag of popcorn from the popcorn stand…!
This was the moment I truly fell in love with the Silos.
There was something about the atmosphere that truly accomplished what Chip and Jo had hoped it would do – bringing together both visitors and the local community and encouraging and enabling them to spend times with their friends and family.
How Long To Spend at the Silos at Magnolia Market
When deciding how long to spend at the Silos, you need to figure out what your purpose is.
Are you there to explore every nook and cranny?
Do you want some hang out time with your best friend and need a backdrop for doing it?
Or do you just want to get a glimpse so you can say you’ve been there?
The actual “things to do” at Magnolia Market don’t take a long time – you’ve got the bakery, Magnolia Market and the Seed and Supply shop.
There’s a picture opp and food trucks and places to relax, but in terms of “things to see,” you could probably do it in about 1.5 to 2 hours.
For us, we got there around lunchtime and didn’t leave until late afternoon, probably spending about 4 to 5 hours there.
This gave us enough time to not rush and enjoy the experience and atmosphere.
If you’re new to Waco like we were and looking for things to do in addition to Magnolia Market at the Silos, you need to really have a game plan and do your research because Waco is very much still a small town!
The local university, Baylor, may have events going on, or you can take the Waco trolley tour which departs from outside the Silos and takes you in a square around the downtown area.
There’s an antiques shop nearby which deserves a look in.
You’ve also got the Dr. Pepper Museum and the Cameron Park Zoo, as well as the Texas Ranger Hall of Fame Museum and a shopping area called Spice Village (which has nothing to do with spices, really).
All in all, including the Silos, Waco is more of a day trip or weekend destination town.
4 Tips for Visiting Magnolia Market at the Silos
If you’re planning your own trip to Chip and Jo’s mecca, I’ve thought long and hard about my experience there and have some tips for you to make the most of your visit to Magnolia Market.
1. Bring other people
The Silos were designed to be best enjoyed with family and friends.
If you have to go on your own, then you do you, there’s no shame in that, but if at all possible, try and bring a friend along!
Between waiting in lines at the bakery/the checkout line/the food truck lines and just sitting on the lawn watching the clouds, there’s something very wholesome about reconnecting with someone while spending a day at the Silos.
2. Expect heavy crowds on a weekend
As mentioned, we traveled to Waco on the first Saturday in January and it was packed.
Not so packed that we couldn’t do anything or move, but it was pretty busy.
These crowds would only expand when it got warmer out and kids were out of school and people off work.
I really appreciated the atmosphere that having a lot of people there created, but if you’re crowd phobic, try to go on a weekday or get there absolute first thing.
3. Leave plenty of time
The Silos at Magnolia Market are sort of like the Disney World of DIY in the sense that there are a lot of lines to wait in.
If you’re a real Fixer Upper fan you’re going to want to leave yourself plenty of time to wait in said lines and do alllllll the things.
If you have more time than you need, you can always relax at a picnic table or see something else in Waco, but don’t try to rush the Silos and leave yourself 30 minutes or something ridiculous to fit it all in.
The food trucks at the Silos were one of my favorite parts!
Don’t come on a full stomach or you’ll miss out on all of the culinary southern delights to be had!

I didn’t know about this place before reading your post, but it looks like such a fun day out!
Is a dog on leash allowed in outside areas?
Hi Brenda! Yes, they are! They aren’t allowed on the turf which is a big square you can just walk around, but anywhere else is fine!
Update — Magnolia Table is now reservation ONLY! They do have takeout.
Great article! I’m headed there tomorrow for a girls trip.
Thank you for the update Catherine and have a terrific time!
Looks like conflicting notes for the Magnolia table. Is it no reservations are taken? Or If dates are struck through; there are no more reservations?
We’re had lunch there today. We couldn’t get a reservation for Magnolia table until a month after our trip. We walked up around 1:30 (they close at 3) and were seated within 30 minutes. If you know way in advance you can make reservations on line. The food was amazing!
Hi there, How is the Silos Spring Market with different vendors? Thank you,

6 Things You Should Know Before Visiting Magnolia Market
A girl’s trip to Dallas isn’t complete without a day trip to Waco, Texas to visit the Magnolia empire! Waco is located only about an hour and a half from Dallas and makes for the perfect day trip.
It truly is remarkable to see how Chip and Joanna Gaines have transformed this small sleepy Texas town into a tourist destination.
We were excited to spend a day visiting Magnolia Market and want to pass along a few things we learned that you may find helpful while planning your trip!
6 Things you should know before visiting Magnolia Market
1. You don’t have to wake up at the crack of dawn to get a seat at Magnolia Table
Yes, Magnolia Table is a must and yes, there will be a wait. They do take reservations, but they fill up months in advance.
If you don’t have reservations, you may feel the pressure to wake up at an obscene hour just to avoid waiting in line.
If you are an early riser and have no problem being at the door when they open at 6 am, then more power to you!
However, if you are on vacation time and roll in around 11 am on a Saturday morning like we did, then expect a long wait.
There was even a line just to put our name on the list, but the staff was very efficient so it went quickly.
Our expected wait time to get seated was about 1 hour and 15 minutes.
When you put your name on the list, they will take your cell number and will send you a text when your table is ready.
My tip is that instead of waiting around, take the opportunity to go visit the Little Shop on Bosque.
The shop is located about 10-minutes away, and since it’s a small shop so you won’t need more than an hour to browse around.
By the time you are back, your table should be ready! And while you’re at Magnolia Table, be sure to order the biscuits with strawberry butter and homemade tater tots.
The lemon lavender donut holes were also a favorite. If I’m being honest, everything on their menu is to die for. The dishes are the down-home comfort food you would expect in Texas.
And of course, the attention to detail is impeccable. Love and thought is evident in every corner.
From the leather phone pouches at each table, to the monogrammed plates and napkins, to the homemade salted caramels tucked inside the check.
And if it’s your birthday like it was for my sister, then let them know and they’ll bring out a hot chocolate chip cookie.
Joanna’s rich modern rustic style is evident everywhere you look, creating such a warm and welcoming atmosphere.
The staff are also wonderful, and often times the Gaines’ or Joanna’s mom will pop in.
If you are too pressed for time but don’t want to miss out on Magnolia’s homecooked goodness, you can also order from the takeaway counter.
They have a cute little gift shop here as well. I heard a rumor that you can purchase the famed biscuit mix here but I couldn’t find it during our visit.
As a side note, Magnolia Press Coffee Co. is also Chip and Jo’s latest endeavor. It opened just after we visited, but it looks darling and would be worth a visit!
Tips for visiting Magnolia Table:
- Magnolia Table is open Monday-Saturday from 6 am-3 pm, and is closed on Sundays.
- Magnolia Table is located about 2 1/2 miles from the Silos in an industrial area just off the freeway.
- Parking is limited at Magnolia Table, but guests are constantly coming and going. If there aren’t any spots, just wait for a few minutes and one is sure to open up.
- If you want to avoid the hassle of parking, you can take the free LaSalle Circle Shuttle bus from the Silos to Magnolia Table. The shuttle runs every 15-20 minutes from 9am-6pm, Monday through Saturday.
2. Skip the line at the Silos Bakery
Let’s be honest, Joanna has the Midas touch. Everything she touches turns to gold. That is no exception when it comes to her heavenly cupcakes piled high with whipped buttercream frosting.
On any given day, you will see a line snaking around the Silos Bakery with hungry customers waiting to satisfy their sweet tooth.
These cupcakes really do live up to all the hype, but if you want to skip the line, just head over to the Silos Baking Co. Airstream.
You’ll find the Airstream parked a few hundred yards away with the other food trucks in the Magnolia Market complex.
We were the second in line at the Silos Baking Co. Airstream and walked away with our strawberry and s’mores cupcake, which we inhaled approximately 3 minutes later.
This cute Instagrammable spot is located just outside the Silos Bakery where you can take a seat while indulging in a cupcake.
The Silos Baking Co is open Monday-Saturday 7:30 am-6 pm, and is closed on Sundays.
The Silos Baking Co. Airstream is open Monday, Friday, and Saturday 9 am-6 pm.
3. What to expect at Magnolia Market
The Magnolia Market complex consists of the large Magnolia Market where you can purchase goods.
The displays are beautiful and you will no doubt want to buy up a good portion of the store. If you are traveling light, they offer free shipping on purchases over $100.
Just be prepared for a little sticker shock. I was tempted to buy Joanna’s cookbook when I learned that it had the recipe for those buttermilk biscuits.
The list price was $34 at the Market, or the same Magnolia Table recipe book is online for $21, along with the Hearth and Hand biscuit cutters for $14.32.
Of course, Target is also the go-to spot for their line, Hearth and Hand .
But don’t let me discourage you from buying that one-of-a-kind treasure you may fall in love with. It will remind you of your trip every time you look at it!
Another little tip, I would highly recommend reading Chip and Jo’s book The Magnolia Story before visiting Waco. In it, you’ll learn all about the humble beginnings of the Little Shop on Bosque.
It is Joanna’s first store that she opened and the first step on the road to Magnolia.
The store has recently been reopened and serves as a scratch and dent store and overstock for the Magnolia Market.
It’s a great place to score a deal, you can often find items marked down 20-75% off. As a bonus, you can receive a discount at the Magnolia warehouse with your receipt.
The store is located a few miles from Magnolia Market, you can take the free trolley there or free parking is available at the church next door.
As I mentioned before, this is a great place to come and kill some time while waiting for your seat at Magnolia Table.
But back to Magnolia Market…outside of the Market, you’ll find the turf scattered with corn hole boards and striped bean bag chairs so that visitors can relax and unwind.
The perimeter is lined with a variety of food trucks , check the site to see what trucks are available.
In the center, you’ll find a covered picnic area where you can relax and enjoy wood-fired pizza and sweet tea served in Mason jars.
This is where you’ll find the Silos Baking Co. Airstream. Magnolia Table has a food truck here as well.
You’ll also find the Magnolia Seed + Supply store for all of your gardening needs.
The Silos are the main fixture in the complex and an identifying landmark.
As of now, they are empty but Chip has plans to turn it into a man cave of sorts. It will be the hangout for all the husbands and boyfriends while the women shop.
Tips for visiting Magnolia Market:
- The Magnolia Market is open Monday-Saturday 9 am-6pm, and is closed on Sundays.
- Events are often held throughout the year at the Silos, check the Magnolia website for details.
- Wednesdays tend to be the least busy day to visit. The best time of day to visit is right at opening, or in the evenings after 4 pm.
- Magnolia Market has its own free parking lot located off 8th Street. Free street parking is also available in the surrounding area. If all the free spots are taken, there is a church lot that charges $10.
- The Silo District Trolley is also a great option. Park at one of the many free lots and take the trolley to various locations around town, such as Magnolia Market, Magnolia Table, downtown shops and museums.
4. You don’t need to book a tour to see the Fixer Upper Homes in Waco
If you have the time and budget, the Waco Tour Company offers a 2.5-hour tour around Waco.
The tour company is run by David Ridley, whose home was renovated on the show. He was also dubbed, “Waco’s most eligible bachelor”.
On the tour, you’ll hear some fun insider stories, stop at various Fixer Upper homes, and enjoy complimentary local treats and drinks.
As a bonus, guests also receive a coupon book with $300 worth of savings for local spots, like discounts at Harp Design Co.
Harp Design Co. is a storefront for Clint Harp’s Designs. His furniture and designs are often featured in the Fixer Upper Homes.
However, if you are short on time you can drive around and find the Fixer Upper homes on your own.
As you’re driving around, you’ll notice that Waco is sort of a hodgepodge of older run-down homes scattered among beautiful historic homes.
My favorite cluster of beautiful stately homes can be found on 15th Street just east of Waco Drive on the way to Harp Design Co.
As for the homes featured on Fixer Upper, here are a few of the addresses, along with a link for the complete list.
Where to find Fixer Upper homes in Waco:
- The Magnolia House is the Bed & Breakfast that was renovated in season 3 and is located about 20 minutes south of Waco. Address: 323 South Madison Ave, McGregor TX,
- The Mailander House is a historic 1910 home that was restored in the first season. Address: 2410, 1403 N 5th St, Waco, TX
- The Shotgun House is a fan favorite from season 3 for its unique layout and challenging design. It recently sold for close to a cool million and is located within walking distance from the Silos. Address: 624 S 7th Street, Waco, TX
- The Unstately Manor ( 2304 Landon Branch Rd, Waco, TX) and Windsor Avenue ( 3201 Windsor Ave,Waco TX) homes from season 2 are located near each other.
- Visit Clint’s shop at Harp Design Co. and next door you’ll see his home that was renovated on season 1. one. Address: 822 North 15 th Street, Waco, TX
- For even more homes, here is a complete Map of Fixer Upper Homes in Waco Texas according to season.
5. Spend the night at a Fixer Upper home instead of a hotel
When looking for accommodations in Waco, there is a small selection of hotels to choose from.
However, if you want the full Magnolia experience you can spend the night in one of the Fixer Upper Homes that was featured on the show.
Many of the homes have since been listed on Airbnb and VRBO, including the Mailander House, German Schmear House, and Clint’s home.
Rates are still higher than a typical hotel, but there is more room so you can split the cost with a group of girlfriends.
Here you can find a list of 9 Fixer Upper homes for rent in Waco . Chip and Jo also have a boutique hotel in the works, so keep an eye out for that!

6. There is more to do in Waco beyond Magnolia
Waco was a town that could use a little TLC, and Chip and Jo did just that. They put their whole hearts into giving a little facelift to the town that they love.
The results of their endless efforts are what draw millions of tourists each year from around the world.
While visiting Magnolia Market is the main attraction, there are also a few other noteworthy spots to check out while you’re in the area.
Other things to do in Waco:
Baylor University:
Waco is home to the beautiful campus of Baylor University. Walk the grounds and stop by the bear habitat to visit their mascots, Lady and Joy. The bears can be seen between 9:30 am-8 pm.
While you’re there, grab a scoop of hand-crafted ice cream from Heritage Creamery, or a mug of freshly ground coffee from Common Grounds Coffee Shop. Both are cute shops often frequented by Chip and Jo.
The Spice Village:
The Spice Village is a collection of 60 stores located under one roof. From boutique clothing and jewelry to locally handcrafted goods, you’ll find a variety of unique gifts and souvenirs.
The Mammoth National Monument:
The Mammoth National Monument is a museum and paleontological site. It is here that the fossils of 24 Columbian mammoths have been uncovered.
It is the largest known concentration of mammoths who have died due to a recurring event, most likely a flash flood.
Entrance is free, or you can purchase $5 tickets for a 45-minute guided tour.
Cameron Park:
If you want to explore the outdoors, head to Cameron Park. Take in the views of the Bosque and Brazos river at Lover’s Leap.
Jacob’s Ladder is also a popular spot that features a steep wooden staircase originating from the early 1900s.
The Cameron Park Zoo is also located here.
Dr. Pepper Museum:
Dr Charles Alderton first put Waco on the map for his accidental invention of Dr Pepper.
Tour the three-story Dr. Pepper Museum and learn interesting facts about how the oldest major soft drink in America came to be.
Did you know the soda was originally called ‘The Waco’ and Waco, Texas was the only place you could enjoy this drink?
You’ll find hands-on exhibits and demonstrations, as well as an old-fashioned soda fountain where you can order a Dr. Pepper sundae.
You can also visit the soda fountain free of charge during regular museum hours. Check Groupon for discounted tickets.
Waco Suspension Bridge:
The Waco Suspension Bridge is a great spot for a photo op. Take a stroll along the banks of the Brazos River on the 5-mile riverwalk and grab a snack from one of the food trucks located on the river’s shores.
This trail was originally part of a trade route for cattle in the 19th century. A herd of bronze cattle was sculpted and installed on the north shore of the bridge as a nod to its history.
Another interesting side note is that the cables for the bridge were furnished by the same engineer that designed the Brooklyn Bridge.
You can even take a river cruise down the Brazos River on a pontoon boat where you can see several other notable sites in Waco.
BSR Cable Park:
For a fun and unique way to cool off in the summer, try wakeboarding or surfing at the BSR Cable and Surf Park.
Pedicab or Bike Tour:
Take a Pedicab or Electric Bike Tour around the streets of Waco to see popular sites and learn a little about the city’s history.
Homestead Heritage:
Homestead Heritage is an agricultural Christian community located about 10 miles north of Waco.
I love their motto, “The art of work is the work of art”. Visitors are invited to tour the many shops located in the Homestead Craft Village settlement.
You’ll find a blacksmith shop, pottery house, flour mill, woodworking shop, gardens, and more.
The settlement is meant to be an educational experience.
Visitors can sign up for hands-on workshops and the craftsmen are available to answer any questions.
In addition to learning, many handmade products and goods are available for purchase.
There is also a restaurant on site called Cafe Homestead. They offer a true farm-to-table experience with dishes made of organic locally grown ingredients.
The village is open Monday-Saturday from 9 am-5 pm.
Where to eat in Waco besides Magnolia:
- Twisted Root Burger Company: Delicious burgers and a fun atmosphere. Try the old-fashioned custard shake!
- Viteks: A favorite BBQ joint among locals.
- Torchy’s Tacos: One of Chip and Jo’s favorite spots, try the Green Chile Pork Taco.
- Heritage Creamery: Located on the Baylor campus, you’ll find a cute van serving up sweet treats using all-natural high-quality ingredients. Try the Snickerdoodle and Brown Butter Texas Pecan Ice Cream Sandwich.
- Common Grounds Coffee Shop: Also located at Baylor University, this coffee shop has a charming ambiance with outside seating and a backyard stage for local performances. The coffee beans are internationally sourced and locally roasted. Try the raspberry coffee cake too!
- George’s Restaurant and Bar: If you’re a fan of Pat Green, the Texas Country artist, try a bite to eat at the restaurant that he named a song after. The food is delicious and the atmosphere is lively! The original location is right off of I-35.
- Dichotomy Coffee and Spirits: Enjoy the best view of historic downtown Waco from the rooftop patio.
- Milo All Day: This trendy spot serves up homemade southern comfort dishes. It originally started as a food truck but became so popular that they opened a storefront.

Magnolia Market Fixer Upper Waco Tour
Are you a huge Fixer Upper fan? Do you love Chip and Joanna Gaines and know every home they’ve ever updated? If so, I have a really fun self-guided tour to share with you today! A good friend of mine, who grew up in Waco, Texas, wrote a Magnolia Market Fixer Upper Waco tour for me and last week my daughter and I ventured out to try it. We had such a great time, saw piles of Fixer Upper highlights, and loved the day more than I imagined we would! And now I’m going to share the tour with you!
The Best Fixer Upper Tour of Waco, Texas
If you’re planning a trip to Waco to visit Magnolia Market, follow this fun tour to see Magnolia Market, some Fixer Upper homes, and a pile of other fun shops and spots that shouldn’t be missed in the Waco area!
Magnolia House
Our tour starts just outside Waco, in McGregor, Texas, home of Magnolia House { 323 South Madison Avenue, McGregor, Texas }, the 1800’s home remodeled by Joanna Gaines that now serves as a vacation rental property.
While you can’t tour the property, it’s fun to take a little peek from outside the gate. And if you’re planning a stay in Waco, you may want to book the home to get the full Magnolia experience! But be prepared … I’ve heard you have to secure reservations way in advance.
There are now other facilities included in the Magnolia Stay sites so check out the other options as well.
Cuppiecakes
Pop around the corner next for a quick treat at Cuppiecakes { 313 South Main Street, McGregor, Texas }.
Antique and Junk Shopping in Waco
After you’ve grabbed a cup of coffee and a cupcake, continue to Cedar Chest { 31707 West Highway 84, McGregor, Texas } and Cedar Chest Too { 31631 West Highway 84, McGregor, Texas } for fabulous vintage shopping.
We had so much fun checking out the antiques and vintage treasures and were completely impressed with the prices and the abundance of novel things we saw!
When you’ve finished shopping, head back to Waco for the remainder of the tour.
Fixer Upper House from the Pilot Episode
The next stop is at the corner of Castle Avenue and Chateau Avenue in Waco, the site of the home that was remodeled in the pilot episode of Fixer Upper. This is where it all started! It’s fun to take a peek at the home and the Fixer Upper style is very evident from the roof tiles to the colors to the curb appeal.
The Little Shop on Bosque, the Original Magnolia Store
From there, take another step back in time and stop by the original Magnolia store { 3801 Bosque, Waco, Texas }.
You’ll enjoy seeing how small the shop used to be … especially once you see how big it is now! I popped in there years ago during a junking trip and it was nothing like the current location! And how about that sign? I’m smitten.
The old shop was closed for a while but has now reopened as The Little Shop on Bosque and sells slightly damaged and last chance items.
Fixer Upper Homes in Waco
Next, if you want to see houses that Chip and Joanna have renovated, take a quick peek at two more homes that were remodeled on Fixer Upper. The first is the two story home at the corner of 20th Street and Gorman Avenue and the next one is on the corner of 28th Street and Gorman.
The second one, called the Beanstalk Bungalow on Fixer Upper, once belonged to my friend’s grandmother and was the childhood home of Berry Brazelton, the pediatrician. My friend, Jenny, has so many memories of this home and her whole family loved watching it get remodeled on the show! Wouldn’t that be fun? The home is gorgeous, from the window boxes to the door to the gorgeous colors chosen for the exterior!
Harp Design Co
Next on the Fixer Upper tour, you’ll head to Harp Design Co { 808 North 15th Street, Waco, Texas }, a highlight of the tour! Founded by Clint Harp, the shop is full of treasures, many made from reclaimed wood and many extremely affordable.
Fun Shops in Waco
Head south to Austin Avenue next and check out some fun shops along that street, including Salvage Sisters, Honey’s Home and Style, and Junque Queen. Be sure to check out the hours before you go because not all stores are open every day.
And while you’re there, pop in to Hey Sugar { 808 Austin Avenue, Waco, Texas} for a quick sugar fix to get you through the rest of the Fixer Upper tour!
Magnolia Market in Waco
And then it’s on to Magnolia Market { 601 Webster Avenue, Waco, Texas }! Be warned: if you go on a weekend, it will be extremely crowded! To avoid huge crowds, early to mid-week is a great bet.
Park where you can { signs are clear but if you’re really lucky you’ll get a parking spot in the lot right behind Magnolia Market }, take a trolley if needed or walk a few blocks, and head to the silos. You can’t miss them!
Pop in to Silos Baking Co { the bakery on-site next to the silos } for a delicious and beautiful cupcake …
… shop at Magnolia Market, play games or relax on the lawn …
… and enjoy lunch at the food trucks.
We loved the savory crepes at Co-Town Crepes and found a cool spot at the outdoor farmhouse tables under a shelter with misters { a blessing during the Texas summers }.
Magnolia Table
You may also want to plan a stop at Magnolia Table for breakfast and lunch { they’re not open for dinner } or hit up the take-away or market.
Magnolia Market is so beautifully done and such a fun place to visit … and clearly the biggest tourist attraction in Waco!
Restaurants in Waco
End the day with a coffee from Common Grounds { 1123 South 8th Street, Waco, Texas }, a delicious shake from Health Camp { 2601 Circle Road, Waco, Texas }, or stop at Collin Street Bakery for their famous deluxe fruitcake then head back to the hotel for a little siesta or hit the highways to return home.
I’d love to hear if you take this Fixer Upper tour { leave me a comment or share a photo on the Dukes and Duchesses facebook page }!
What are the hours of the stores and restaurants shared above?
Because store hours change and sometimes have holiday closures, it’s best to check on the websites and facebook pages for each location before you arrive.
Can you share the locations and addresses of the Fixer Upper homes?
Because these are real homes lived in by real people, I’d rather not share the full addresses. However, I have shared the general locations along with a photo of the houses and that should make it easy to find them.
How do I get to Waco?
Waco is about two hours south of Dallas/Fort Worth so flying in to the DFW Airport and renting a car to drive to Waco is an easy jaunt. Waco does have a regional airport so you can also price out tickets to fly directly in { I imagine they’re a whole lot more expensive. }
Waco is fairly central to Dallas, Houston, Austin, and San Antonio so if you’re planning a road trip through Texas, starting or ending at any of those cities would make sense. If you plan to be in Austin, be sure to check out my favorite things to do there . You can also find things to do in Dallas by checking out the Dallas section on my website.
Where should I stay in Waco?
There are a number of chain hotels in the area as well as numerous bed and breakfast type facilities or vacation rental homes.
What is the weather like in Texas?
Texas is hot { like, really hot } in the summer, possibly cool/cold in the winter, and decent to amazing during the spring and fall months. The weather changes quickly and frequently so check a weather app to see what it will be like during your trip.
If you’re planning a trip during the summer months, bring a hat, sunglasses, and a water bottle.

Wonderful job, Randi!! I am thrilled you put this all together. From now on I’m sending all my Waco-trip-planning- friends to this blog post!! This is the most concise and best way to see it all in a day!

Lucky! This is on my list of vacations!
August 8, 2016 at 9:54 pm
We spent a couple of weeks in Waco visiting my mother-in-law and really loved it. Such a neat vibe! Funny, we were in a restaurant one night and my mother-in-law pointed out a woman and said, “She’s got a show coming out on HGTV soon.” It was Joanna, with Chip and the kids. Next time we’re back we’ll do your tour! Thanks for posting.
August 10, 2016 at 9:11 pm
If I ever take a road trip! Fun tour. Thanks for sharing at the #InspirationSpotlight Party. Pinned & shared.

Evelyn, the details of the tour can all be found in this post. These are all the stops that we went to.
November 21, 2017 at 9:24 pm
Randi, So you don’t actually do the tour you are just telling how you made up a tour and where you went?
I have a travel business and part of my business is doing day trips and I have one planned for Waco in February. I thought this looked like a great way to see all in Waco. But like this one writer, I thought you ran the tours.
Thanks for the information,
September 23, 2018 at 10:10 pm
Is there a printable copy of this “tour”? Sounds great! Some friends and I are going in a week!
September 24, 2018 at 6:18 am
No but great idea! I’ll make one and be sure to include the link.
January 2, 2017 at 2:29 pm
My sisters and I are planning a trip to Waco in April. So glad to have found your site – thanks for the info 🙂
January 2, 2017 at 4:32 pm
Oh yay! You’ll have so much fun!
January 10, 2017 at 4:37 pm
We are planning a trip to the Silos and shopping for antiques!
We will fly into Dallas and have a day and 1/2 in Waco and one day in Dallas .
How much time should we allow at the Silos?
Any other advice?
January 11, 2017 at 8:55 pm
If you’ve got a few hours at the silos, that’ll be great. You’ll want to check out the bakery, shop in the silos, and then plan to have lunch outside with the food trucks. If you have a day and a half in Waco, you’ll have more than enough time! Have fun!
January 12, 2017 at 9:28 pm
Thank you for such helpful recommendations! We did this tour (or most of it) on January 6-7, 2017 for a moms and daughters weekend. A few things we learned:
1) The Findery is just down the street from the silos and has very similar items, yet more variety and clothing too. This was my favorite shop. 2) Parking is available in the church lot next to the silos for $10. 3) The bakery at the silos is now open – it’s little but so cute. Beautiful cupcakes, cookies and coffee (though no espresso drinks). 4) The people in Waco are incredibly warm and welcoming. We are grateful for your hospitality!
January 23, 2017 at 5:11 pm
Thanks for the ideas. My wife and I live in Waco about 3 blocks from the Mid-Century Modern reno. Fixer-Upper has certainly been a phenomenon around here.
My wife’s aunt will be flying here all the way from Phoenix in a couple of weeks just to go to the Silos and see Fixer-Upper houses. I’ll be the chauffeur. I’ll be using your tour suggestions to drive her around. I refuse to pay the $79 the new Waco Tours bus is charging. It reminds me of a T-shirt I saw the other day that said about the Silos “Been there, done that, couldn’t afford the T-shirt”.
January 24, 2017 at 7:53 am
Waco is definitely on the map these days! I love that you’re going to play tour guide!
October 12, 2017 at 9:25 pm
We would love to drive by mid century redo! Can you give us a hint where it is?
March 12, 2018 at 11:50 am
My daughter and I are traveling to Waco in a few weeks. Any suggestions of houses to drive by that were renovated on fixer upper would be greatly appreciated!
March 12, 2018 at 10:11 pm
Did you see the ones I shared in the post? I think I had three listed that you can take a peek at!
August 1, 2018 at 12:55 pm
You should add the Shotgun house since it is just down the street from The Silos. Great tour you’ve put together though!
September 5, 2018 at 10:52 pm
We are currently in Waco 9/2018 and the Classic Tour and River Cruise Tours were 100% worth the price paid! Big miss if tourists don’t take advantage of the tour Waco-Tours offer! Fun and informative! We’re on VACATION we expect to spend $$!
February 22, 2017 at 11:47 pm
My two daughters and I are planning to see Waco in October (after the summer heat) and will definitely take your tour. Thanks so much.
March 18, 2017 at 6:32 am
Thanks for such a great description! Hoping to bring about 14 people down from Wisconsin – fly into DFW and following day take a Waco tour. Have any suggestions on a company that might do transportation for something like this from Dallas? Thanks much!
March 23, 2017 at 10:55 am
I don’t have any idea but I sure hope you find something! Have fun!
March 27, 2017 at 12:37 pm
We will be coming to Waco May 1st and 2nd. Would like information if you would have tours available those days and how to schedule a tour along with the price. Looking forward to hearing from you.
April 4, 2017 at 4:45 pm
I’m sorry, I don’t personally do tours … I just shared this one so you can do it yourself.
March 29, 2017 at 9:58 pm
Thanks for all the good tips and detailed info. My mom and I just arrived in Waco for a mother/daughter trip. Your post has helped us plan our own Waco tour in a day. Can’t wait!!
April 11, 2017 at 7:25 pm
When my husband asked where did I want to go to celebrate our 30th anniversary next year, I said “TEXAS!” San Antonio, Austin & Waco have so much to offer and are close together. Your suggested tour is just the info was looking for so thanks so much.
April 18, 2017 at 10:23 pm
My friend and I are in Waco tomorrow and Thursday . (18-19 April). Is there a possibility for a tour either of these days ?
May 9, 2017 at 9:56 pm
Thank you for sharing this tour. My husband and I are going to Waco this weekend. I can’t wait! Thanks again!
May 15, 2017 at 9:24 pm
My daughter’s surprised me on Mother’s Day with the news that they were taking me to Waco as my Mother’s Day present.
We are flying into the Dallas Airport June 1st. We are staying in Waco two nights. Then driving to Austin to stay there for two nights.
The three of us are huge fans of the show Fixer Upper. Excited to spend a couple days in Waco!
May 15, 2017 at 9:34 pm
I’ve found a couple of houses using Google maps and you left off Clint’s house which is next door to his shop. The West House is at 400 W. Harrison st., West, TX and THE 5TH STREET STORY TRASHY HOUSE, 1400 N 5th St. in Waco.
July 1, 2017 at 6:05 pm
What were the addresses you found.
July 5, 2017 at 2:36 pm
I only gave intersections in the post because I don’t want to be too invasive of privacy. You will be able to recognize them from the pictures on this post though.
July 6, 2017 at 3:49 pm
Oh I understand, I was actually speaking to Ron Balut bc I thought he had different ones than you did. Thanks for the info!
May 26, 2017 at 5:29 pm
Thank you for so much valuable information!!! We will be there around the 17th of June!!!! We are so excited to be visiting this beautiful little city. Planning on staying 3-4 days. I can’t wait!!!
June 1, 2017 at 2:50 pm
Thanks for this. On my way from NC to the silos. Be there next week!
June 21, 2017 at 8:39 am
Thanks for the suggestions! Used some of your tips on our trip last weekend in Waco! Blogged about it yesterday :). Thanks SO MUCH!
June 28, 2017 at 6:21 pm
Loved your blog tour info. If you add to it, I think visitors would also love visiting Jimmy Don Holmes’ JDH Designs down Hwy 317 just north if Crawford. He is usually there and has his metal signs for sale as seen on Fixer Upper. Also if visiting Cedar Chest on Saturdays, the outside Market there has a bunch of vendors circling the parking lot. At the far end is Treasure Trackers and Sanford and Hon. Thanks for all your great info. Going to pass it on.
September 22, 2017 at 12:36 am
Randi, what a wonderful favor you have done for those of us who are planning a trip to Waco in the near future. I am flying into Austin from Stockton, CA in October to visit my sister and we have planned a trip to Waco while I am there. We are both huge fans of Joanna and Chip and Fixer Upper. I went to Google to see if there was any information on tours of the renovated homes they have featured on their program and I was thrilled to find your tour listed. We will use it as a start and build on it from there on our own. Thank you for the great information. I can hardly wait! As a recent widow who would be celebrating my 61st wedding anniversary in October, I decided a trip to visit my sister and taking her and her husband to Waco to see the Magnolia phenomenon was the best way I could possibly share that time, which otherwise would be sad for me. Now, I have something exciting to which I can look forward!! Thank you again for your tour info!
September 22, 2017 at 5:12 am
I hope you have the most wonderful time and that your anniversary is filled with sweet memories along with new experiences. I’m so sorry for your loss!
October 14, 2017 at 10:03 pm
Fantastic!!!!! So helpful and awesome!!!!!
February 6, 2018 at 11:12 am
My girlfriends and I (4) are taking a road trip in mid-September to Waco and we want to take the Fixer-Upper Tour – how do we get tickets? Can we get them to make sure we have them or do we get them when we get there?
We are so excited to see it all!!!
February 19, 2018 at 6:45 pm
Hi Randi – I am a super Fixer Upper fan….and will be heading to Waco TX this week! (02/22/2018) I’m excited to go and take it all in…. your blog/web page about where to start and then go there from was really helpful. Thank you! I recently had a custom (wood/metal) dining table made and I had so much fun with helping with the design and picking out the wood….I’m hoping I can find something in Waco to help dress her up! Thanks again for your tips!
March 12, 2018 at 9:13 pm

Going to Waco from Virginia next month for my birthday. My husband thinks I’m nuts, but I can’t wait. Also visiting Austin and San Antonio. Your information about Waco will be really helpful. Any recommendation on where to stay in Waco?? Thanks so much.
March 27, 2018 at 6:44 am
I don’t have any ideas offhand but there are lots of hotels and motels in the area. You may want to try looking at Expedia. San Antonio and Austin are also a lot of fun … that’ll be a great trip!
March 29, 2018 at 9:41 pm
I just returned to MS from Waco and I used this blog post to find some of the Fixer Upper homes. Thank you for sharing! I had an awesome trip and it was neat to see so much of what we’ve seen on the show. Yay!!
March 30, 2018 at 9:00 am
I’m so glad! Thanks for letting me know!
July 18, 2018 at 9:15 pm
Hello. Thanks for putting together this information. I would appreciate your opinion. If we wanted to stop by Magnolia Table where would that fit best in this tour? Thank you!
July 18, 2018 at 11:12 pm
I wasn’t open yet when I was there but it’s right by Health Camp so you could opt to go there for lunch. I’ve heard it’s great!
July 23, 2018 at 12:21 pm
A wonderful well researched and fun tour! Just returned from my trip. It was so much fun despite the record heat! Boy, McGreggor TX is cute as pie! This little gem is perfect for some fixer upping in the quaint downtown. By the way, the ladies at Cuppicakes are very grateful for the shout out and inclusion in this blog post!! (They may not be tech savvy yet to thank you themselves, but they are very thankful to you! And they are savvy when it comes to creating a super cute shop and decadent delightful delicious cupcakes!! Their location has moved around the corner. You should visit again, I’m sure they would love to thank you in person)
July 30, 2018 at 5:08 pm
Thanks for info. Great tour.
August 4, 2018 at 3:47 pm
Sorry if you already said this to another reader since I didn’t read through all of the comments. Where did you go to dinner or nightlife after your big day (if you even had the energy). Thanks, Tracie
August 9, 2018 at 6:42 am
We ended up driving back home to Dallas but you could try the new restaurant that Chip and Jo recently opened!
August 31, 2018 at 8:42 pm
What is the name of the new chip and Joanna restaurant?
September 4, 2018 at 5:50 am
It’s called Magnolia Table.
September 22, 2018 at 6:15 pm
We are planning a trip in late March and would love to stop in Waco – are all the attractions open then?
September 23, 2018 at 8:54 am
Yes, everything will be open! Have fun!
March 23, 2019 at 7:06 pm
The original shoppe on Bosque is now reopened. I live in Waco now.
March 25, 2019 at 5:37 pm
Is it really?? I had no idea!
March 31, 2019 at 11:32 am
We are leaving South Beach tomorrow on our way to Waco for a day and a half, on our route home to WI. Your driving tour is exactly what we’ll need. Thank you so much. On our trip south, I read that the original shop would be re-opening as an outlet on March 1st. Hope that’s a fact. I’ll let you know. Seems that Fixer-upper has brought me on my 1st trip into the world of blogging. 😊
May 5, 2019 at 12:54 am
Will everything be open the 1st week of November2019? My friend and I are planning a trip to Waco, Austin and San Antonio in November. Another ? How do I look at the tours offered in Waco with Chip And Joanna Gaines? Thanking you in advance!
May 6, 2019 at 2:56 pm
Yes, everything should be open but you could always check the individual websites for their hours. I don’t have any other information about tours besides this one that you just do on your own. You may be able to find something if you google. Also, since you’re heading to Austin, be sure to check out this post: https://dukesandduchesses.com/best-things-about-austin-texas/

Well, in 2021, according to KCEN-TV , the designer duo purchased the old Waco Tribune-Herald building that was constructed in 1950 and decided to renovate it to create their perfect HQ. It took them a while, but in 2023, the Gaineses were finally able to perform a ribbon cutting ceremony in front of the 110,000-square-foot building.
Keep reading to learn all you need to know about the Magnolia headquarters before you take a trip to Waco, or if you're simply curious to find out more about the now renovated 70-year-old structure.
How Far Is the Magnolia Headquarters From the Silos?
According to Apple maps, the headquarters, which is located at 900 Franklin Avenue, is about a ten-minute walk from Magnolia Market, aka the Silos. If you're staying at the hotel , you can walk to their headquarters in just about seven minutes, and if you've just visited the Cottonland Castle, aka the Waco Castle , you're either a 50 minute walk or a six minute drive away depending on what mood you're in.
Is Magnolia Headquarters Open to the Public?
We hate to burst your bubble, but no. The Waco Tribune-Herald reported (assumedly out of their new headquarters) that while other Magnolia structures are designed for shopping, lounging, or eating, this building is off-limits to the public eye. Unless you're visiting Waco on direct Magnolia-related business, your only view into the HQ is through the front windows or via Joanna's Instagram reels , one of which you can see below.
Pause—Was That a Basketball Court in the Magnolia Headquarters?
Oh, yes—you saw that correctly. As someone who has been inside the Magnolia headquarters when I went to Waco to stay in Hotel 1928 , I can confirm that there is a court that can be used for a multitude of sports purposes inside the building. In fact, there are quite a few amenities in their HQ. Magnolia's reported $21 million renovation also included putting in a golf simulator, a coffee bar, a test kitchen for developing recipes for Joanna's cookbooks, and plenty of places to lounge about. The coffee bar sits at the bottom of a three-story atrium that was once the press room, so it was aptly named The Press Room, and it's open for both employees and guests, according to the Waco Tribune-Herald .
Something I learned while visiting is that the books that line the walls in the HQ all came from the same collection of vintage novels in the hotel. When Chip bought late Texan author Larry McMurtry's bookstore, he bit off more than he could chew when it came to how many books McMurtry kept, so the couple put a good chunk of them here for their employees to browse if they so pleased.
Since you can't actually visit the headquarters, these little snippets as Joanna rolls through the floor plan will just have to do!

Clint Harp Lists His Home Featured in ‘Fixer Upper’—Again!
Watch: Luxe Malibu Compound Featuring Japanese Design Seeks $68.8M
Carpenter Clint Harp , of “Fixer Upper” and “Restoration Road,” put his Waco, TX , home on the market for a second time.
Back in 2016, Chip and Joanna Gaines helped Clint and his wife Kelly fix up the house on a Season 1 episode of “Fixer Upper.” The 1913 abode was in rough shape before the rehab (Clint even called the place “frightening”), but with $100,000 worth of renovations and a lot of TLC, Chip and Jo’s team brought this house back to life.
In the end, the place was transformed: a striking historical home with an adorable front porch, a big living space, and a bright kitchen.
But the Harp family didn’t end up living in the five-bedroom, 3.5-bathroom, 2,738-square-foot home for long. After two years there, Clint, Kelly, and their kids moved out, explaining it was too close to Clint’s then-workshop (and presumably, curious “Fixer Upper” fans).
Instead, the pair made this property into a short-term rental—and a seemingly successful one, too—with a near-perfect 4.95 star rating on Airbnb.
Eventually, the Harps opted to sell, and listed the home in 2021 for a steep $899,000. After nearly four months on the market, it didn’t find a buyer. Now, with a much smaller price tag of $650,000, the family is trying again.
Listing agent Caleb Loudamy , with Cromwell Commercial Group, calls this a “great house,” noting that “one thing that makes it unique is it has a primary bedroom downstairs. It’s a great, livable house for a family.”
Still, he says a savvy buyer might want to consider using it as a rental.
“It is zoned for that, which is kind of a rarity in the city of Waco,” he says, adding, “We’ve had quite a bit of interest in the property, as a short-term rental investment, especially.”
With proven income potential, Chip and Jo’s stamp of approval, and a sweet discount, this house seems like a no-brainer, right? Not so fast!
Another real estate agent in Waco , Amber Brown , with White Label Realty , argues that this home’s price is still too high. Even with the income potential, she says $650,000 is expensive for the area (which has a median list price of $285,000 ) in today’s market.
“I cannot find any comps to support that price,” she says.
She notes that she sees a lot of “Fixer Upper” houses with inflated list prices, and while some fans might be willing to pay a premium, most buyers are watching their wallets more carefully—particularly since mortgage rates are so high.
However, “It is priced in line with other homes with this flexible zoning use,” Loudamy argues. “It is also being sold fully furnished as well and is priced accordingly.”
Do you think this house is too pricey or worth every penny? Keep scrolling and decide for yourself.

The exterior of this home is charming, but it didn’t start that way. Chip and Jo did some serious work on the exterior, adding a new roof, new siding, new windows, and a front porch.
An extra-special touch is the front door, which Clint made himself—and finished just hours before reveal day.
“I finished that door, I think, at 4 in the morning the night before,” he says in a video , before noting that he slept just two-and-a-half hours before heading to the house to film the reveal episode.
Inside, the home needed all-new electrical, plumbing, insulation, and air conditioning. The team also took down a wall then raised the ceilings and windows. The result is a light and bright living space that’s perfect for entertaining.
There’s also a small nook, off the main living area, which was painted a bold blue during the renovation.
“This could be your office or your little reading area,” Joanna tells Kelly in the episode. As it turns out, the Harps ended up using it as a music room but, clearly, the possibilities are endless for this bonus space.
Harp made this island especially for the space, with plenty of seating on one side and storage on the other. The island is topped off with a beautiful Carrara marble slab. The kitchen design also includes white subway tile on the backsplash, open shelving, a ceiling-height wall of cabinetry, and even a built-in desk.
The home’s five bedrooms, including a first-floor en suite, weren’t featured on “Fixer Upper,” but the rooms are still beautiful. Each space looks light and comfortable, with big windows, ceiling fans, and carpet.
The primary suite is extra large, with enough room for a sitting area. Meanwhile, the en suite bathroom is charming with a classic, black-and white color scheme.
