If 10 or more of you are travelling together on a group booking you can save with a Group train ticket for Standard Class and  First Class off-peak journeys. The cheapest tickets will always be offered to your group for your journey. If you’re travelling to London, we can include unlimited travel on London Underground and Docklands Light Railway with a  Group Day Travelcard.

Can I reserve seats on South Western Railway trains with my Group Travel train ticket?

We don’t do seat reservations on our trains, but you can you are free to choose any available seats – this must be in Standard Class if you have a Standard Class ticket.

What times can you travel with a Group Travel ticket?

Group discount rates become available once off-peak begins. This is generally after 09:30 but we advise that the traveller always checks. All fares are subject to availability.

Do Group Travel tickets work on weekends and public holidays?

Public holidays and weekends are classed off-peak and group products would be fully available – subject to availability.

 How far in advance do you need to buy the tickets for the Group travel?

We advise requesting your Group train ticket discount 14 days before the date of travel.

Can you buy Group Travel train tickets at the station?

Group travel discount train tickets can be purchased at any train station . Payment is by card or cash only.

What are the payment options when booking through the Group Travel Team?

We can offer payment either via card through a telephone call or via a BACS transfer for businesses and organisations.

How do I receive my tickets for Group Travel?

Physical tickets require collection from any station that has a ticket desk or ticket machine.

Where travel is exclusive to SWR services and does not require any TfL or Bus sections we will provide a single Group Authority to Travel via email.

Tickets are not posted.

Can I use my Railcard in conjunction with Group Travel?

The Group Travel discount provides the best discount for groups of 10+ travelling together. Railcards are not compatible with group fares.

Can I cancel my tickets?

There is a £10 administration fee per ticket if you wish to cancel. The fee is set out by the Rail Delivery Group.

Do I get access to SWR Rewards?

Yes. To get access to SWR Rewards , you'll need to inform the Group Travel Team so collection references can be provided to get a physical ticket.

Do I get access to 2FOR1 offers?

Yes, you can use your group travel ticket to gain access to 2FOR1 offers . You must be able to show your rail ticket, so you will need to ensure you have printed any tickets off via the booking reference  we provide to you. You can take your booking reference to the ticket office to print your tickets.

  • Please allow five business day to receive a response to a quote for your proposed journey.
  • Group Travel needs to be booked and paid for at least fourteen days before you travel.
  • We will try our very best to accommodate your whole group on one train, but you may be asked to split the group over two or more trains if you have a large group or are travelling at busy times.
  • If the majority of your journey is with another Rail Operator, we may ask you to liaise with them.

Terms & Conditions

  • Group-e discount is only available on selected Advance tickets purchased online at avantiwestcoast.co.uk. This discount is not available at the call centre, station or on-board.
  • The discount will only apply to groups of 3-9 travelling together.
  • Tickets are valid on Avanti West Coast routes and services only.
  • Seats must be booked by 23:59 one day before travel and are subject to availability.
  • A discount of 20% off selected Advance fares applies to all adult and child passengers.
  • Groups must have at least 3 passengers in the party to qualify for the discount.
  • The discount is applicable in addition to the usual child discount; however no additional Railcard discount or other offers/promotions apply.
  • Tickets are non refundable and no change of journey is allowed.
  • Breaks in the journey are not allowed.
  • Seat reservations are compulsory and travel must be made on the date & services specified on the ticket.
  • Dedicated Advance fares are subject to availability on Avanti West Coast trains only.

10+ Group bookings - Terms & Conditions

Ticket types: Advanced Group: Ticket discounts are based on at least 10 people travelling together, and are single (one-way) tickets. School Group: Available to Teachers and pupils from registered schools in the United Kingdom. There must be at least 20 people in the group, with a maximum of 50 including adults, per train service. There cannot be more than 10 adults and children must be under 18 at the time of travel, students aged 18 or over will be classed as an adult. The School Group Fare is based on a return ticket. Children (under 18 on most group discounted tickets) travel at around half the price of the adult fare, those under 5 travels free with no seat reservations. Advanced Non-Group: Ticket for fixed trains for less than 10 people which are non-refundable. Child ages are 5-15 inclusive. Flexible Non-Group: Example of tickets are Anytime tickets and Off-Peak tickets. Can have seat reservation; but is not compulsory. Available as singles or returns. Child ages are 5-15 inclusive. Luggage: We have three spaces to store luggage; above seats in the small overhead luggage racks, beneath seats and in the dedicated luggage areas by the doorways. Please be considerate and remember that luggage cannot be placed on seats intended for fellow passengers. Although there’s no weight restriction, luggage must be managed without additional assistance. We can carry anything (within reason) that fits on our train, however, if it exceeds the free allowance we may need to charge extra for it on-board the train.

  • One larger item of luggage, not exceeding 30 x 70 x 90 cm in size

Please note: If the above limits are exceeded and the luggage cannot be carried on our train due to space limitations then a courier may be arranged by Avanti West Coast at the clients’ expense. Terms and conditions Available on Avanti West Coast services only. Connecting services on other Train Operating Companies to be confirmed at 12 weeks prior to travel, or as made available by the other Train Operating Company. Avanti West Coast takes no responsibility over the scheduling of other Train Operating Companies and their connection with Avanti West Coast services. Travel can be confirmed 52 weeks prior to departure on Weekday services (Monday to Friday), excluding Bank Holidays, for groups of 10 or more passengers travelling together on the same service. Weekend and Bank Holiday Travel can be confirmed 12 weeks prior to departure, or as soon as Network Rail Maintenance schedules allow confirmed services. Train times quoted at 52 weeks prior to departure are subject to change, and will be confirmed 12 weeks prior to travel. Avanti West Coast takes no responsibility for scheduling changes. Seat reservations can only be confirmed 12 weeks prior to departure. All Avanti West Coast group advance fares require seat reservations. Quotes given are an indication of the current fares available, and cannot be guaranteed until a booking is confirmed. Prices quoted are valid for 2 Business days from time of quoting, subject to availability. After this time, prices and availability are subject to change and will be re-quoted based on current availability. Any verbal quote is an estimate only, subject to availability and can only be guaranteed when the reservation is confirmed. All bookings must be paid in full within 7 days of booking confirmation or 7 days prior to travel, whichever occurs first. Bookings made within 7 days of Travel require immediate payment by Debit/Credit Card to confirm the reservation. Group discount tickets are sold in limited numbers, are subject to availability at the time of booking and should be booked a minimum of 7 days prior to travel. Whilst Avanti West Coast will endeavour to accommodate all requests within 7 days of travel, Avanti West Coast shall not be responsible for the delivery of tickets within this time. Confirmed numbers must be advised prior to making payment. Once a reservation has been confirmed & payment applied to the invoice, any changes or amendments to time or date of travel and/or group size will be subject to admin fees, see Refunds/Cancellations/Amendments section for details. Unless specified, group tickets are issued as one ticket per group per train. Outward and return (if applicable) services must be specified at time of booking. Group bookings cannot be used in conjunction with any special offers and/or Railcards. Tickets are valid ONLY on the date and train service(s) shown on the ticket(s)/travel document(s). Avanti West Coast group tickets are only valid for travel, if presented alongside seat reservation documentation. Relevant postage fee will apply to bookings under the value of £250.00. £6.00 charge will be applied for all Special Delivery requests. A £7.00 charge will apply for all international postage. Groups should arrive at the departure station shown on your seat reservations in good time to catch the train. It is recommended that large groups should arrive at the station at least 30 minutes prior to travel. Groups of 25 or more passengers please make themselves known to a member of station staff on arrival at the station. If you miss the service on which you are booked, a new ticket will have to be purchased. No group discount will be applied. Changes to tickets cannot be made on-board the train. If you board a train without a ticket and reservation for that service, you will be required to purchase a new ticket for the journey. Although a list of travellers is not usually necessary, Avanti West Coast reserves the right to request such list. Avanti West Coast reserves the right to withdraw its group travel offering at any time without notice. Refunds/Cancellations/Amendments We appreciate travel plans might need to be cancelled from time to time. Once a reservation has been confirmed & payment applied to the invoice, any changes or amendments to time or date of travel and/or group size will be subject to a flat £10 fee per ticket, per change, plus any difference between the fares (i.e. if a smaller level of discount applies to the new services required) and is subject to availability on the alternative departures. Appropriate postage charges will be applied for delivery of the amended tickets and all previous tickets must be returned to Avanti West Coast group travel, at the clients’ expense. A minimum of 14 days notice is required to make amendments to confirmed bookings. If a refund is required, please contact us as soon as possible and we will advise appropriate procedures accordingly. Please find refund percentages as below:

  • 29 or more day's before travel: 90% of the ticket value will be refunded.
  • 28 - 21 day's prior to travel: 50% of the ticket value will be refunded.
  • 20 - 15 day's prior to travel: 25% of the ticket value will be refunded.
  • 14 day's or less prior to travel: No refund will be given.
  • On or after the date of travel: No refund will be given.
  • Underground Travelcards are non-refundable.

£10.00 admin fee will also be applied to all refunds. Terms & conditions of sale Contract First Trenitalia West Coast Rail Limited (“the Company”) agrees to supply the services (“the Services”) to the Customer named overleaf (“the Customer”) subject to the following terms and conditions. Force Majeure and Frustration Whilst the Company will use all reasonable endeavours to fulfil its contractual obligations here under, it shall not be liable for any delay brought by events which are beyond the control (for any reason) of the Company. Payment Unless otherwise agreed in writing, the Customer shall make payment for the goods within 7 days of the date of invoice, or 7 full days before travel if this occurs first. Liability The Company shall under no circumstances be liable for any indirect, special or consequential loss (including loss of anticipated profit or third party claims) howsoever arising either from breach or non-performance of any if its obligations under the contract or from the supply of or intended use of the Services, even if the Company has been advised of the possibility of such potential loss, except that the Company shall be liable for loss arising from death or personal injury resulting from proven negligence of the Company. The Company’s liability in respect of each group booking shall be limited to the value of any tickets purchased.

Groups Covid-19 Refund Protection Tickets:

  • Groups Covid-19 Refund Protection is based on a minimum of at least 10 people travelling together.
  • Groups will have the option to cancel or amend their booking up to 48 working hours prior to their travel date dependent upon travel day.
  • If a booking is cancelled, then the customer will receive a full refund.

Monday – Friday 08:30 – 18:00

  • Please note the groups team call centre is not open on weekends. The 48 hour window only applies to working days.
  • Groups must contact a member of the Avanti West Coast groups sales team on 0345 528 0253 and speak to an agent directly to amend/cancel their booking.
  • Groups will only be able to cancel/amend for COVID related reasons.
  • Only the lead customer of the group will be able to make changes to the booking. The lead customer is the person who we have been given contact details for in relation to the booking.
  • Groups Covid-19 Refund Protection will only be available on fares for travel on train services operated by Avanti West Coast.
  • Groups will need to purchase Groups Covid-19 Refund Protection for all members of the group and must be purchased when making payment for the initial booking. It cannot be added after payment for the booking is made. This includes payment for deposits.
  • All fares purchased with Groups Covid-19 Refund Protection must be issued as e-tickets to make the process of amendment possible with short notice.
  • If booking is cancelled all Food & Beverage products purchased will still be charged for Avanti VIP bookings.
  • If booking is transferred to an alternative service on the same day all Food & Beverage products purchased will still be charged and may be delivered to alternative services for Avanti VIP bookings.
  • If booking is transferred to an alternative service on a different day all Food & Beverage products purchased will still be charged but delivery cannot be guaranteed for Avanti VIP bookings.
  • Groups will be able to add passengers on to their booking for the lowest available fare that is showing when they add on passengers. Groups will be liable to pay any fare difference if there has been an increase.
  • If the lead customer is amending travel date and time, this is subject to availability on their preferred amended train.
  • Groups Covid-19 Refund Protection is included in all Avanti VIP bookings free of charge.
  • For the designated school group fares, if the outbound portion of the tickets have already been used and the group decide to cancel the return journey, only 50% of the value of the tickets will be able to be refunded.
  • Individual passengers within the group will be able to cancel separately from the group but this must be done via the lead customer calling 0345 528 0253 to make amendments. If the number in the group moves below 10 passengers because of cancellations, then the group booking must be cancelled due to it no longer qualifying as a group booking.

When can we use our GroupSave tickets?

You can use your group train tickets at Off-Peak times. This means outside busy times on weekdays, and all day on weekends and Bank Holidays.

Because the savings with your GroupSave ticket are so good, unfortunately Railcards cannot be used for additional discounts.

For your ticket to be valid your whole group must travel together on the same train. It’s important to know that there are some days when GroupSave cannot be used on some services, for example when there are major events taking place.

Can children travel with the GroupSave tickets?

Yes. If you are wanting to travel as a family with a GroupSave ticket you can do.

Also for each adult in the group:

  • up to two children under the age of 5 can travel free
  • up to four children aged between 5 and 15 can travel for just £2 on selected journeys

What ticket is the GroupSave discount valid on?

You can get benefit from our GroupSave discount on the following tickets:

  • Anytime Day Single (at Off-Peak times)
  • Off-Peak Day & Super Off Peak Day Single & Return

How do I get the GroupSave discount?

Booking your GroupSave tickets is simple and easy. When you book online as a group we’ll automatically apply your GroupSave discount for you, and you will be eligible for a money back guarantee.

GroupSave is also available from our ticket offices, but if you are travelling in a large group please purchase your tickets in advance of your date of travel.

If you are paying for your booking by credit/debit card you will need to collect and pay for your tickets at one of our stations.

Restrictions on group bookings

You can’t use GroupSave tickets during weekday peak times.

If any of your group has a railcard, it can’t be used to get an extra discount on your GroupSave ticket.

The whole group has to travel together on the same train (including journeys where you change trains).

When travelling in a large group on our services, your best-value option is often to split the group into multiple smaller groups of 3-9. This way you might be eligible to save 34% with GroupSave. When buying online, you can only initially select up to 9 passengers, but once this group has been added to basket, just click “add another journey” and you can repeat the process. You can add up to 50 tickets to your basket, to be processed in one payment. If you are travelling in a group with children, you also have a couple of alternatives to save:

  • Children under 5 travel free
  • Up to 4 children 5-15yrs can travel for £2 on most journeys across our network, when travelling with a fee paying adult at Off-Peak times

A concert tour, team outing or school trip? There are lots of different reasons for a group trip. You can now request a group trip even more easily and conveniently on lufthansa.com and book it at the best possible price.

What is a group?

A group trip consists of at least 10 passengers travelling together and who are entitled to seats. Please note that children under the age of 12 years may only travel if accompanied by adults.

How can I book a group trip?

Bookings for a group who are starting their journey in Germany, Austria or Switzerland can be requested online using the above form.

If your departure airport is not in one of these three countries, please contact a travel agency you trust to make your group booking. Travel agencies are kindly requested to contact their relevant Lufthansa service team.

How is the group price worked out?

The price for a group is calculated independently of the lowest online price. It is calculated individually according to capacity and can be higher than the single seat fare sold online. The number of seats available in the aircraft decreases per booking. It may therefore be the case that a seat is still available for an individual passenger at a lower price, but not to a group because of the number of travellers.

How far in advance can I book a group trip?

344 days – for a trip only using Lufthansa flights 344 days – for Lufthansa flights with involvement by Austrian Airlines and SWISS, provided that the return flight is within this time frame.

Can I cancel my ticket if I have been booked within a group trip?

Yes, provided that the required group size of at least 10 people remains and the group terms and conditions permit it.

Will I get a receipt for my ticket?

Summary invoices for group bookings can be requested via our groups service after the tickets have been issued.

How can I add a train ticket to my group ticket?

To book a train ticket, please contact the Lufthansa Service Center or a travel agency. You will receive two separate DB pick-up numbers (one for your outbound journey and one for your return journey). Under each number a single trip Rail&Fly ticket is deposited for you at the DB-Fernverkehrsautomat (Deutsche Bahn long-distance ticket machine). If you are travelling with several other people, each person will receive one pick-up number for their outbound journey and one for their return journey. With these numbers you can print out your ticket at any DB long-distance ticket machine from 72 hours before the start of your journey. There are more than 3,500 such DB ticket machines throughout Germany. You can easily find out where your nearest one is located via bahn.de/railandfly

Is online check-in also possible for groups?

Yes, you can also use online check-in as a group, including seat selection using the seat map diagram. To do this, please use the "add another passenger" button after logging in. You can choose a seat on the seat map for each passenger individually on each route by first clicking on the passenger’s name and then on the seat that you would like to reserve.

The average price paid for comprehensive motor insurance rose 1% in the first quarter of the year, according to industry data indicating an easing in the steep rises seen last year.

The latest tracker issued by the Association of British Insurers (ABI) showed a 1% increase on the previous three months to £635.

That was despite the average claim paid rising 8% to reach a record of £4,800, the body said.

The ABI said the disparity showed that its members were "absorbing" additional costs and not passing them on.

Nevertheless, the average policy was still 33%, or £157, higher between January and March compared to the same period last year.

Getir , the grocery delivery app, has abandoned a European expansion that is set to result in the loss of around 1,500 jobs in the UK.

Sky News had previously revealed that the Turkey-based company, which means "to bring" in Turkish, had  successfully raised money from investors to fund its withdrawals  from the UK, Germany and the Netherlands.

It had already departed other countries including Italy and Spain.

The exits were prompted by growing losses linked to the company's rapid expansion.

Waitrose is launching an exclusive range of products with popular chef Yotam Ottolenghi today. 

The Israeli-British chef is famous for his Middle Eastern and Mediterranean-inspired food, and has worked with the supermarket to release products including a pasta sauce, spice blend and shawarma marinade. 

It is the first time Ottolenghi has partnered with a supermarket in such a way. 

The full range will be available in Waitrose shops, Waitrose.com and Ottolenghi.co.uk from today, while a selection of products will be available from the supermarket on Deliveroo and Uber Eats.

Ottolenghi said he had "always been super eager to get our flavours onto people's dinner plates nationwide, not just in London, without having to cook it from scratch every single time". 

He added: "I hate to admit it but the pasta sauce already features heavily in my home kitchen, when no one is looking."

The cost of bread, biscuits and beer could increase this year due to the impact of the unusually wet autumn and winter on UK harvests.

Research suggests that production of wheat, oats, barley and oilseed rape could drop by four million tonnes (17.5%) compared with 2023.

The wet weather has resulted in lower levels of planting, while flooding and storms over winter caused farmers more losses.

The predictions come just as the rate of price increases on many food items begins to slow as inflation falls.

The Energy and Climate Intelligence Unit (ECIU) analysed forecasts from the Agriculture and Horticulture Development Board (AHBD) and government yield data.

It found a "real risk" of beer, biscuits and bread becoming more expensive if the poor harvest increases costs for producers, according to its lead analyst Tom Lancaster.

Beer prices could be affected because the wet weather is still disrupting the planting of spring crops such as barley, the ECIU said.

And potatoes might also see a price hike in the coming months, with growers warning of a major shortage in the autumn due to persistent wet weather.

When I think about the toys of my childhood - my pink Barbie car, my Gameboy Micro, my collection of Pokemon cards - I can't tell you where they went. 

Maybe they were shipped off to a charity shop at some point... Or perhaps they're in the attic? 

While my hot pink Gameboy Micro is lost to the void of time (or a cardboard box somewhere in my mum's house), other versions of it are selling on eBay for £100 or more. 

And there are Pokemon cards selling for anything from a tenner to hundreds or even thousands of pounds. 

It's possible you also have items at home that are a collector's dream. 

Gumtree says its collectables category is already proving to be a "hotbed of activity" this year, with listings up 22% in 2024 so far. 

Its most popular items include rare stamps, coins, war memorabilia and Pokemon cards. 

Spring is often the most popular time for buying and selling collectibles, with demand spiking in March and April. 

We've enlisted the help of TV presenter and collectables expert Tracy Martin to give an idea of what could make you an easy buck. 

Old toys making a 'retro comeback'

Tracy explains that while trends change, vintage toys tend to stand the test of time. 

"Toys are always going to be popular because they tap into nostalgia, our childhood memories," she says, explaining that adults like to buy the toys they used to have. 

Perhaps you were into cars, and you've got some old diecast vehicles from Matchbox, Corgi or Dinky Toys. 

A quick look on toy auction site Vectis.co.uk shows a Corgi Toys "James Bond" Aston Martin estimated to sell for between £600 to £700 - while others are likely to fetch £50 to £60. 

Sindy dolls are also particularly sought after - particularly those from the 1960s - and Barbie dolls from the 1990s too. 

Pokemon cards have seen a "massive surge", Tracy says, with people paying "thousands and thousands of pounds" for good unopened sets. 

She's even seen examples of people paying £16,000 upwards. 

Another up-and-coming market is games consoles, such as Gameboys, vintage consoles and PlayStations, which are making a "retro comeback".

What else could earn you some cash?

Tracy says there's currently a surge in people wanting to buy "mid century" furniture, which is dated to roughly 1945 to 1965 and typically uses clean lines and has a timeless feel. 

Vintage Danish furniture is sought after, particularly tables and chairs with good designer names such as Wegner, Verner Panton and Arne Jacobsen.

Prices range from the low hundreds into the thousands.

People will also look out for vintage framed prints by artists such as Tretchikoff, J.H. Lynch and Shabner - these can range in price from £50 upwards to a few hundred pounds plus. 

Vintage clothes, handbags and shoes can fetch a good price - but you can also invest in modern pieces. 

Tracy suggests looking out for good classic designs with high-end designer names such as Gucci, Chanel, Dior and Louis Vuitton. 

Modern designers such as Irregular Choice, Vendula and Lulu Guinness are also collected. 

Collaborations with designers and celebrities can do well as they're often limited edition. 

For example, Tracy says the H&M x Paco Rabanne maxi silver sequin dress retailed at £279.99 last year but now sells for in excess of £600. 

When it comes to shoes, "the quirkier the design the better" - so look out for brands such as Irregular Choice and Joe Browns. 

Converse and Dr Martens collaborations also do well, depending on the design and condition, as well as Adidas and Nike limited edition trainers. 

What's the best way to sell?  

Tracy recommends to always research before selling your items, as they might perform better on different platforms and you can also get an idea of how much they sell for. 

For example, Vinted can be a good place to sell clothes and shoes, while other items might be better suited for sale on Gumtree, eBay or Etsy. 

Tracy's favourite way to sell is through auction - especially if there are specialist sales. 

Vectis is one of the biggest and most popular for toy selling. 

Interests in different periods and items can go up and down, but for the time being vintage pieces from the 1980s and 90s are popular. 

How much you'll be able to get from an item often takes into account its rarity, condition, whether it reflects a period in time, and if it's got a good name behind it. 

You never know - you might be sitting on a treasure trove. 

Annual mortgage repayments have increased by up to 70% since 2021, according to new data from Zoopla .

The biggest impact of rising interest rates has been in southern England where house prices are higher.

Across the South West, South East and East of England, the annual mortgage cost for an average home is £5,000 higher than previously. This rises to £7,500 in London.

But the universal uptick in mortgage costs has been less pronounced in other parts of the UK, with the North East seeing a £2,350 increase.

In a bid to tackle inflation, the Bank of England has raised the base rate from 0.1% in December 2021 to a 16-year high of 5.25% now.

The Zoopla research looked at the average home buyer taking out a 70% loan-to-value mortgage.

This week seems to be starting where last week left off - with three major lenders announcing further hikes in mortgage rates.

Amid uncertainty of the timing of interest rate cuts from the Bank of England  this year, swap rates (which dictate how much it costs lenders to lend) have been rising in recent weeks.

Financial markets currently see two rate cuts by the Bank of England this year.

We've reported on a string of rate bumps from the high street over the last 10 days, and this morning NatWest, Santander and Nationwide moved.

In its second hikes announcement in less than a week, NatWest laid out increases across its full range of residential and buy-to-let fixed deals of up to 0.22%.

Santander, meanwhile, announced increases for both fixed and tracker deals across their residential and buy-to-let products - up to 0.25%.

The same hikes are being imposed for a range of Nationwide deals.

All of these will kick in tomorrow.

Amit Patel, adviser at Trinity Finance, told Newspage it was "not a great start to the week". 

"This is not good news for borrowers," he said.

Where will the base rate go this year?

The majority of the bets, according to LSEG data, are on the first cut coming in August (previously this was June) and the second in December.

This would take Bank rate from the current level of 5.25% to 4.75%.

Disabled people could receive vouchers instead of monthly payments under proposed changes to Personal Independence Payment (PIP).

The changes could see people being provided with either one-off grants for specific costs such as home adaptation, or being directed to "alternative means of support" rather than financial support.

Work and Pensions Secretary Mel Stride is set to announce plans today to overhaul the way disability benefits work.

In a Green Paper due to be published alongside Mr Stride's statement to the Commons, ministers will set out plans to reform Personal Independence Payments (PIP), the main disability benefit, through changes to eligibility criteria and assessments.

The plans also include proposals to "move away from a fixed cash benefit system", meaning people with some conditions, such as depression and anxiety, will no longer receive regular payments but rather get improved access to treatment if their condition does not involve extra costs.

Speaking to Sky News earlier, Mr Stride said: "I want us to have a grown-up, sensible conversation about a benefit called PIP that has not been reviewed in over a decade.

"And I want to ask the question, is it fit for purpose given the world that we're in today, in which mental health issues sadly present more of an issue than they did a decade ago."

A fresh high for the FTSE 100 to start the week.

The index of leading shares in London was 0.5% up at 8,179 in early dealing.

The gains were led by miners and financial stocks.

Dragging on the performance were some consumer-facing brands including JD Sports and Flutter Entertainment.

One other development of note to mention is that stubbornly high oil price.

A barrel of Brent crude is currently trading almost 1% down on the day.

But it remains at $88 a barrel.

The market has been pulled by various forces this month, with hopes of a rebound in demand in China among them.

The latest decline is said to reflect peace talks being held between Israel and Hamas.

A demand for smaller homes has driven growth in UK property prices early in 2024, according to research by Halifax.

Data from the bank's house price index suggests annual property price growth hit 1.9% in February this year - a significant rise from -4.1% just three months prior.

That equates to a rise in prices of £5,318 over the past year.

It follows interest rates stabilising, Halifax says, after a sharp rise over the past two years which squeezed mortgage affordability.

A key driver behind rising prices, Halifax says, has been first-time buyers, who made up 53% of all homes bought with a mortgage in 2023 - the highest proportion since 1995.

And it's smaller homes that have recorded the biggest increases in price growth in the early part of this year - with buyers adjusting their expectations to compensate for higher borrowing costs.

Flats and terraced houses made up 57% of all homes purchased by first-time buyers last year.

This varies by region - for example, in London, flats and terraced homes accounted for 90% of all first-time buyer purchases.

Challenges remain

However, Amanda Bryden, head of Halifax mortgages, said "it's important not to gloss over the challenges" facing the UK housing market, given the "impact of higher interest rates on mortgage affordability" and "continued lack of supply of new homes".

"But scratch beneath the surface and there is a more nuanced story, one which shows that demand for different property types in different parts of the country can vary hugely," she added.

"As interest rates have stabilised and buyers adjust to the new economic reality of owning a home, one way to compensate for higher borrowing costs is to target smaller properties.

"This is especially true among first-time buyers, who have proven to be resilient over recent years, and now account for the largest proportion of homes purchased with a mortgage in almost 30 years."
