Best Time to Visit Daman and Diu

October to February– By far, winter is the best time to visit any coastal places be it Goa, Konkan, Andaman and Nicobar Islands or Daman and Diu. To enjoy various water sports activities, roaming around in daylight with less humidity and pleasant sun, to get the clear skies and to watch the perfect sunsets, you gotta go in winter only. You may find tourists rush and surges in hotel prices during November-December due to New Year’s & Christmas holidays.

March to June- It is summer time where weather can be hot and humid. If you are looking for a leisure staycation, just chilling in a resort, plunge in to the swimming pool or may be go to Mirasol Water Park, then this time of the year is perfect.

July to September – It’s the Monsoon season, where the rainfall is unpredictable and not an advisable to visit.

2 Days Itinerary for Daman and Diu

How to reach routes & road conditions.

Let’s start with Day 1, where we will be driving from Nashik to Daman. Google showed us two routes, first was via Trimbak-Jawhar and then the Mumbai-Gujrat highway (NH 48) with a total distance of 190km & the other one via Maharashtra State Highway 22 & National Highway 848, which goes through Umrale Bk., Karanjali, Peint (Peth) with 145km. We choose the latter due to its shortest distance & time.

How to Reach Daman?

Hotel Marina (Stays for 2 Days)

We reached our Hotel Marina by noon. Hotel Marina is located in the heart of Nani Daman city, within walkable distance to Nani Daman Beach, Maharaja Market, St. Jerome Fort also known as Nani Daman Fort & Jetty area.

Hotel Marina, Nani Daman, Daman

I instantly fell in love with the ambiance of the hotel, which was built in 1864, with Portuguese-themed hotel rooms, rustic furniture, and a wooden staircase provided with facilities like AC, Toiletries, free Wi-Fi, In-house restaurant and free parking, absolutely safe for families & couples that too in a reasonable rate.

After 4.30 hours of journey, we were tired so decided to order lunch from the hotel’s restaurant & took a quick much-needed nap to charge ourselves for the evening.

Evening: Jampore Beach, Maharaja Market & Nani Daman city

Jampore Beach is known as the most happening beach in Daman, family-friendly with lots of amusing things for children like Camel rides, Horseback rides, Slides & Swings, See-saw, Toys & Balloons, Snacks to eat, etc.

There are some water & beach sports activities for elders. Click here to know more. We spent a beautiful evening, watching the sunset by sitting on the beachside compound wall.

Horse ride at Jampore Beach

Drive along the beach: It’s a 4 km drive starting from Jampore Beach to the famous ‘I Love Daman’ signboard. You may spot locals, who come here after sunset to jog, walk & enjoy the cool breeze. Driving by this beachside road feels great after the streetlights are turned on.

Jampore Beach side road

Shopping at Maharaja Market & explore Nani Daman city at the night: We didn’t want to conclude our day so early. So, we decided to explore shops in Nani Daman city, bought some fresh bread & cakes from a Goan bakery, and went to Maharaja Market (Mercado J. M. Falcao De Carvalho) for shopping.

They have Clothes, Electronics, Fashion & Beauty products, Accessories, Bags, Wallets, and whatnot. You might have guessed from its name that it’s a very old shopping complex since the Portuguese era, now selling imported goods at cheaper rates, you just need to level up your bargaining skills.

Maharaja Market, Mercado J. M. Falcao De Carvalho

Dinner- For dinner, there are many options available, we didn’t have any specific recommendations for you in this category. We preferred to eat in our hotel’s restaurant as the food was good.

The next day, it was 26th January-India’s Republic day as well as the 1st anniversary of Merger Day (i.e. Nirman Diwas ), so obviously there were grand celebrations & festivities lined up for the day. I’ve written a separate post on Nirman Diwas, click to know more.

Morning to Afternoon- Devka Beach, Nani Daman Fort, I Love Daman Sign, Moti Daman Fort & Lighthouse

Day 2 was so occupied, in the morning we went to Devka beach, hardly 10 min drive from our hotel. It’s a rocky beach with black sand, which seems like a regular one.

It is popular among tourists only because of the beachfront hotels that give direct access to the beach. We proceeded to Nani Daman Fort after clicking some photos. You will find more details in our separate post .

Devka Beach, Daman

Daman has two main attractions, where you can clearly see the Portuguese influence, Nani Daman Fort (St. Jerome Fort) & Moti Daman Fort , built in the 16th century reminded us of the era of Portuguese colonies that lived there for almost 450 years.

Entrance of St. Jerome Fort, Nani Daman

St. Jerome Fort/ Nani Daman Fort: Nani Daman Fort is used as an outpost protected by a high stone wall and inside the fort, you will see a vintage Portuguese-style church (The Church of our Lady of the Sea) & Cemetery, and a School with a playground.

The highlight of this fort is the huge entrance gate that grabs your attention with the sculptures, inscriptions, biblical messages, human figures, and unique symbols carved on the stone. A Holy Cross & St. Jerome statue on the door is captivating.

Jerome Fort

‘I Love Daman’ Sign: After crossing the Daman Ganga river bridge you will enter Moti Daman city. Stopping over by this sign to take a photo has now become mandatory.

i love daman/Jetty De Damao Grande

Moti Daman Fort & Garden, Lighthouse: It’s again an old-fashioned fort with a massive stone wall making a pentagon, definitely larger in terms of area than the Nani Daman Fort evidencing its name. You can climb up on the wall to take a stroll. The entry and exit of the fort are very narrow and short.

This was built by the Portuguese for protection against the Mughals and is now occupied by Government Administrative offices, a Post office, Court, Central Library, and servant’s quarters.

Moti Daman Fort wall compound

Inside the Fort premises, there are some touristy places where you are allowed to visit like Dominican Monastery, Bom Jesus Church, and the lighthouse.

All those structures have been preserved. We advised you to spend a couple of hours exploring all the attractions inside the fort and get a sneak peek of the 400-year-old history.

There is access from inside the fort to climb up on the lighthouse to get 360-degree views of the surroundings. We stroll around the fort and stopped by the Fort Garden to take some pictures of an Indian Army Tank T-55, which was used in battles with Pakistan.

Dominican Monastery is a proven example of Portuguese architecture

Moti Daman Beach: Get stunning views of the lighthouse, Nani Daman Fort & Moti Daman Fort from this beach. It’s a nice and clean beach with white sand. On the occasion of the 1st anniversary of Nirman Diwas, there was a presentation of Sand Art on the beach celebrating the merger of union territories Dadra and Nagar Haveli, Daman, and Diu.

Sand Art on Moti Daman Beach, Daman

Evening- Sunset at Moti Daman Beach, Nirman Diwas celebration

This is the second most popular beach for the evening vibes, where you will find many people enjoying the sunset, playing water sports, and taking pictures. As I said, it was not a regular day, there were events like a Flower show, Sand Art, Book Fest, Heritage exhibitions, Flea Market, Light & Sound show, Fireworks, etc. spread over Moti Daman Fort Premises.

There were lighting and flower decorations everywhere just like a festival. We had an interesting and eventful evening thanks to Nirman Diwas !!!

And this is how we ended our last day in Daman with an interesting & eventful evening. All Thanks to Nirman Diwas !

Sunset at Moti Daman Beach, Daman

If you are interested in attending the Nirman Diwas, please check the official website  before making any plans. Daman thrives over the weekends, tourists came from Valsad, Vapi, Surat, Mumbai & Nashik for an escape from the routine.

Daman Vs Goa

  • All beaches in Daman are family-friendly.
  • Daman is less expensive than Goa.
  • Food inspired by nearby states – Gujrat & Maharashtra. Seafood is not their specialty cuisine, unlike Goa.
  • Daman is a short place, and all attractions are very close to each other, not much more to explore than Goa.
  • Almost all attractions are free to visit.
  • Beaches in Daman are either rocky or with black sand. Whereas, beaches in Goa are more beautiful, picturesque, and white sand.
  • In Daman, swimming in the sea is not possible because waves are not great unlike Goan beaches.
  • Being a union territory, taxes are lower in Daman as compared to the other state.
  • No nightlife & no music on the beaches in Daman.
  • No shacks & no drinking on the beaches. (It is not legitimate in Daman but some irresponsible people do not follow the rules).
  • There are beachfront hotels & resorts offering access to the private beach available at affordable prices. (It can get expensive over the weekends & prices may vary as per the facilities they offer).
  • Parking will not be a big issue in Daman and mostly it is free.

Daman 2 day itinerary

Daman two day itinerary will not only help you visit the best places in town but will also ensure that your 2 days are utilised well. It will prove handy for people who are in Daman for a quick visit and need to relax.

Daman is one of the most budget-friendly places in India. However, it’s underrated as a destination. Therefore if you’re planning a trip to this hidden gem, trust me, you will have a time of your life.

In my current blog on Daman two-day itinerary, I would make an endeavour to help fellow travellers plan their trip based on my own travel experience in the region a while back.

Daman Two Day Itinerary for Budget Travellers

For your ease of understanding and fulfilling travel experience, I have split the two days of my itinerary into 3 slots – morning to noon, noon to evening and evening to night.

This way, you can keep a track of the day’s progress in an efficient slot-wise manner.

The following is a daily slot wise breakdown of the Daman two Day Itinerary.

Daman Two Day Itinerary: Day 1

Day 1 of your Daman two-day itinerary should include a visit to a beach, exploring the forts and some shopping.

Daman Two Day Itinerary: Day 2

On the second day of your Daman two day trip, you should spend some time on the beaches and end your day with a musical night.

You can also check out this brief itinerary in this short video below.

Saving Money on your Daman 2 Day Itinerary

Daman as a travel destination is quite budget friendly if you travel there with the right mindset. Therefore, it is important that you do a bit of research on the region before visiting.

Having stayed in Daman for a while, let me share some insights that I discovered on my own.

7 Amazing Places to Cover in Daman within 2 Days

Daman as a coastal town is home to a variety of historical monuments that were built by the Portuguese back in the 16th century. It also has some beautiful churches which are a reflection of the amazing architectural knowledge of Portuguese back in those times.

In order to ensure optimum utilisation of your time, it’s recommended that you stick to a pre-planned Daman two day travel itinerary. Here are the places that I highly insist you go visit.

1. Jampore Beach

Jampore Beach is the first place you should visit as per the Daman two day itinerary. It’s located about 5 kilometres from Moti Daman and is truly a haven of serenity.

What separates this beach from many other beaches in the country is that the sand here is somewhat blackish in colour . This makes its overall appeal quite unique.

If you’re in Daman during the off-season, you’ll find this beach less crowded and you can enjoy every moment in tranquillity .

However, if you’re in Daman during the weekends, you must expect a lot of tourists from nearby cities, who come here to sit back and enjoy their weekend.

Fun Things to Do at the Jampore Beach

You get to do a variety of things to do while at Jampore Beach. If you’re up for some thrill and adrenaline rush , you can go for Paragliding. There are also quad bike rides available if you’re more into motorized action.

They also have horse and camel rides, which are ideal if you have kids with you. You can have liquor or sweet coconut water, which is easily available at the beach tents.

The beach is also popular for its fresh and spicy seafood which is quite appetising.

If you like to play cricket, football, or volleyball, you can also have the time of your life playing it at Jampore Beach. The breeze, the waves, the sun, the smell of the seawater, and the sand squishing under your feet will make the whole experience a truly enjoyable and memorable one. I definitely recommend it.

Daman two day itinerary

Daman is an ideal destination for those who are looking forward to a relaxing time by the beach. It is also a great place for observing and admiring the Portuguese architecture in churches and appreciating the robust construction of forts that are standing tall even today. If nothing else, simply enjoying a few drinks at a bar with friends and family, is also what you can do.

2. Devka Beach

Devka Beach is a totally different type of beach as compared to the Jampore beach. It’s not a sandy beach as most people would expect.

It’s more of a rocky beach and isn’t ideal for surfing or bathing . However, you can walk on small rocks towards the sea and indulge in picking colourful shells on the way.

Devka Beach also offers an excellent rocky prospect for your photos if you want to fulfil your photography instincts. The view of waves crashing into the rocks is the one you can watch for a long time.

What all is available at Devka Beach?

Drinks and seafood are available at Devka Beach. Coconut water, light snacks, etc. Try the Ghotala there . It’s yummy.

It’s usually a quiet place where you can also meditate while sitting on the rocks, or simply enjoy the breeze with someone special along with some Ghotala .

Devka Beach

Devka Beach is quite rocky but fun. As travellers, we should help keep it cleaner by volunteering for it. It’s high time we preserve the environment.

3. St. Jerome’s Fort

Also known as Nani Daman Fort by the locals, the Fort was completed in 1672. The Fort is situated next to the main fishing Jetty. It has 3 bastions with a huge statue of St. Jerome. The precincts of the Fort also house the church of Our Lady of the Sea

Just like the fancy destination of Goa , Daman too was under the Portuguese for a long period of time. Hence, the reflections in the architecture of buildings.

4. Moti Daman Fort

Also known as Governor’s Palace, Moti Daman Fort was built by the Portuguese in 1559. It has 10 bastions and 2 gateways and is shaped like a polygon with over 500 feet projection.

The most intriguing part about the fort is its historical structures.

It would be an injustice to the Daman two day itinerary if the great forts of Daman do not find a place in it. Constructed by the Portuguese, these forts are as robust as any other forts across the country.

Built-in the 16th Century, these are still standing in their full glory. Although time has taken a toll on their appearance, they still please tourists who visit them as they offer a very enthralling view of the sea.

Just inside the Moti Daman fort, there’s a beautiful church called the name Cathedral of Bom Jesu. You can also visit the church and explore and admire the intricacies of Portuguese architecture.

The Chapel of Our Lady of Rosary and the Church of Our Lady of Remedies are also worth a visit.

5. The Lighthouse

The lighthouse near the Moti Daman Fort was built by the Portuguese and is also one of the best places to visit if you want to have a panoramic view of Moti Daman, Nani Daman, the beach and the sea.

It’s an amazing place for photography enthusiasts as the location is quite vibrant. Also, the journey by road to the lighthouse is quite exciting as you drive parallel to the big walls of the fort, which are also lit up in different colours during the night .

daman two day itinerary

The lighthouse is the best spot in Daman to enjoy a panoramic view of the nearby surroundings. It is located near the Moti Daman Fort. Built by the Portuguese, it is a sight to gape at in the day as well as at night. Photographers, don’t miss this place.

6. Daman Market

The Daman Market is a special and popular place amongst the tourists. As per my interaction with the locals, Daman Market has a wide range of things on sale from deodorants, perfumes, belts, watches, shoes, makeup for women, accessories, handbags to almost every other thing you can imagine.

You might ask what’s so “special” in that? But here’s the catch. If you have time and you hunt down the right shops, you can get imported products at a very cheap rate. I suggest you go shopping when you have a whole afternoon up to your sleeve, as it’s quite a time demanding a place to be in.

Street shopping in Daman is fun. Daman is famous for its leather products and wonderful handicrafts. Do buy a pair of leather slippers or woven bamboo baskets, etc, from these markets.

7. Live Musical Night at Hotel Miramar

Hotel Miramar is located in the Bhimpore area of Daman. It’s a lovely hotel which hosts live performances of professional singers and performers for the people on weekends.

The best part is, that you get to experience the melodious night near the beach. The breeze, the drinks, the food and the soulful performances scale up the overall ambience. It truly moves your soul and leaves you in euphoria.

What all is available?

Drinks, a variety of cocktails, vegetarian food and seafood.

Daman two day itinerary

A variety of cocktails, seafood and entertainment are the unique features at Hotel Miramar. Try and spend an evening here. In addition to its culinary surprises, you will be treated to the tunes of some great artists. Miramar guarantees you a good time.

Daman Two Day Itinerary: Got Some S pare Time?

If you manage to get extra time after visiting all the places from your Daman two day itinerary, you can visit the Devka Amusement Park .

It’s a fun place located by the Devka beach with quite a few rides and attractions, which would be greatly enjoyed by kids. There are also food stalls serving snacks that you can savour while enjoying the view of the sea.

I recommend this place, especially to those who are travelling with kids . They will surely be thankful to you for taking them here.

Surge in Adventure Tourism: Four Big Trends in 2024

Jesse Chase-Lubitz , Skift

April 17th, 2024 at 12:00 PM EDT

New data shows that experiences are the leading factor when choosing a destination.

Jesse Chase-Lubitz

The latest consumer spending data from GetYourGuide reveals a surge in demand for unique travel experiences and activities that align with personal passions.

The report analyzes booking data from millions of travelers and highlights a significant shift in travel priorities. Here are the key takeaways:

Experiences Rule

Travelers are prioritizing experiences over traditional sightseeing. Nearly all travelers (90%) plan to spend the same or more on activities in 2024, and experiences are now the leading factor when choosing a destination (reported by 98% of travelers).

Passion Drives Destinations

The hottest travel destinations are no longer just about iconic landmarks. Cities like Fajardo, Puerto Rico (up 419% in bookings by American travelers) and Hoi An, Vietnam (up 284% globally) are experiencing a boom, likely due to their unique cultural offerings and adventure opportunities.

Globally Inspired

Travelers are venturing beyond the usual suspects. This year’s top trending tours include the Sagrada Familia in Barcelona, kayaking through El Yunque Rainforest in Puerto Rico, and even a hot air balloon ride over Interlaken, Switzerland.

The Rise of the Explorer

GetYourGuide identifies a new breed of traveler – the “Explorer” – who spends more on experiences, takes longer trips, and travels more frequently. These high-value vacationers are fueling the experience economy.

International Travel Is Shaking Up The World’s Busiest Airports List

The sheer volume of air passengers last year reflects a robust return to travel — and a shift toward tourism hotspots in Asia and the Middle East.

Global travelers' preferences are shifting, with the Middle East and Asia gaining ground.

C lose to 8.5 billion passengers took a plane trip last year, according to Airports Council International (ACI) World’s just-released list of the top 10 busiest airports worldwide for 2023.

The total volume of passengers represents a 27% overall jump from 2022, fueled by a 37% boost the international travel market—nearly double the 20% increase for domestic travel. Even more notable is how shifts toward tourism hotspots are shaking up the world order for airports.

The increases themselves are not surprising, as last year was a bumper year for travel spending. Tourists around the world injected nearly $10 trillion into the global economy in 2023, according to the World Travel & Tourism Council. That figure represents 9.1% of global GDP.

After crunching the data from over 2,600 airports across more than 180 countries and territories globally, ACI World revealed no change at the top of the busiest-airport list, where Atlanta’s Hartsfield-Jackson International has sat at No. 1 for more than two decades. Four other U.S. airports also landed in the top 10: Dallas Fort Worth fell one spot to No. 3; Denver fell three spots to No. 6; Los Angeles fell two spots to No. 8; and Chicago fell five spots to No. 9.

Outside the U.S., there were some very notable shifts reflecting the changing tourism landscape. “Dubai International Airport jumped to second rank for the first time, while Tokyo Haneda International Airport witnessed a remarkable ascent from 16th position in 2022 to 5th in 2023,” said ACI World Director General Luis Felipe de Oliveira. “Additionally, the unwavering strength of Istanbul and New Delhi airports keep them in top ranks, marking significant progress over [pre-pandemic] 2019.”

World’s Busiest Airports in 2023 (Total Volume)

  • Hartsfield-Jackson Atlanta (ATL): 104.7M passengers; up 11.7% YOY
  • Dubai, UAE (DXB): 87M passengers; up 31.7% YOY
  • Dallas/Fort Worth (DFW): 81.8M passengers; up 11.4% YOY
  • London Heathrow, UK (LHR): 79.2M passengers; up 28.5% YOY
  • Tokyo Haneda, Japan (HND): 78.7M passengers; up 55.1% YOY
  • Denver (DEN): 77.8M passengers; up 12.3% YOY
  • Istanbul, Turkey (IST): 76M passengers; up 18.3% YOY
  • Los Angeles (LAX): 75.1M passengers; up 13.8% YOY
  • Chicago O’Hare (ORD): 73.9M passengers; up 8.1% YOY
  • Delhi, India (DEL): 72.2M passengers; up 21.4% YOY

Viewed through a wider lens, the 2023 numbers reflect a strengthening of international travel in the Middle East and Asia, said ACI World.

When domestic travel is not included, Dubai International Airport is the world’s No. 1 busiest airport, followed by a trio of European heavyweights: London Heathrow (No. 2), Amsterdam Schiphol (No. 3), and Paris Charles-de-Gaulle (No. 4).

On the international stage, the biggest movers were in Asia. Singapore Changi Airport jumped from No. 9 to No. 5, with an eye-popping 83% increase in international volume. Yet it was Incheon International Airport in Seoul, South Korea, which made the biggest leap from No. 32 to No. 7, due to a massive 213% boost in international passenger traffic, driven mainly by visitors from Japan, China, Taiwan and and elsewhere in Asia.

World’s Busiest Airports in 2023 (International)

  • London Heathrow, UK (LHR): 74.9M passengers; up 28.6% YOY
  • Schiphol, Netherlands (AMS): 61.9M passengers; up 17.9% YOY
  • Paris Ch.-de-Gaulle, France (CDG): 61.4M passengers; up 18.6% YOY
  • Singapore Changi (SIN): 58.4M passengers; up 83.1% YOY
  • Istanbul, Turkey (IST): 58.2M passengers; up 20% YOY
  • Incheon, So. Korea (ICN): 55.8M passengers; up 212.9% YOY
  • Frankfurt, Germany (FRA): 54.1M passengers; up 20.8% YOY
  • Doha, Qatar (DOH): 45.9M passengers; up 28.5% YOY

The Eclipse Could Bring $1.5 Billion Into States on the Path of Totality

T he total solar eclipse passing through parts of the U.S. on April 8 stands to have a major economic impact on cities across the country as stargazers flock to the path of totality.

Factors including the date of the eclipse and the number of states in the path of totality means that millions of people will have the opportunity to view the event— and that the cities hosting them could see a combined $1.5 billion injected into their states’ economies.

“That number will include lodging costs for visitors coming from out of state or far away parts of their own state, as well as gas costs and food costs,” says Bulent Temel, assistant professor of practice in economics at the University of Texas at San Antonio, San Antonio, who performed the calculations to arrive at the $1.5 billion figure.

One to four million people are expected to travel for the eclipse, according to Great American Eclipse , an informational site that tracks solar eclipses around the world. The Federal Aviation Administration (FAA) estimates the days leading up to the eclipse will be some of the busiest travel days of the season, with 50,670 flights on Thursday, April 4 and 48,904 flights on Friday, April 5. That means the spending will be spread out: “[The eclipse] is on a Monday, so you might have folks coming Friday, Saturday, Sunday, spending a few days somewhere ahead of the event,” says John Downen, Director of Impact Analysis at Camoin Associates.

Many regions along the path of totality have spent months—if not years—preparing for the upcoming surge of visitors and money. Rochester, NY, is expecting 300,000 to 500,000 visitors across the nine - county Greater Rochester region. Local businesses have a slate of specials and planned events the weekend leading up to the event—including eclipse themed beers from local breweries and a three-day pass from the Rochester Museum and Science Center for visitors to attend a range of talks and performances.

The area’s tourism board says that some hotels have reported demand skyrocketing an average of 1200% for the four-day span leading up to April 8— unusual demand for a Monday in the region’s off-peak season.

It’s an economic boost that no amount of planning— or marketing—can replicate. “It’s a really great tourism opportunity,” says Shannon Ealy, Director of Communications and Marketing for the Greater Rochester Chamber of Commerce. “You can spend millions of dollars on media buys to get our regional brand out there, but you can't exactly buy the sun and the moon crossing over us.”

But unfortunate weather could still put a damper on things, especially for businesses that might be stocking up for an influx of visitors, since many eclipse chasers decide where to view the eclipse based on weather that can’t be predicted until the event draws closer. “Even a simple factor like a cloudy day could just compromise all these expectations quite a bit,” Temel says.

The real task for local business and tourism boards lies in converting one-time visitors into ones that return—without the promise of a solar eclipse. “Every single one of those visitors is a potential future visitor to the same area as well,” says Temel. “In the long run, the economic impact would be magnified quite significantly.

Adds Downen: “It definitely presents an opportunity, especially in smaller communities, to showcase themselves and hopefully capture some future repeat visitors.”

Lebanon, Indiana, for example, is expecting its population to triple during the weekend before the eclipse. Joe Lepage, the city’s communication and community development director, says he hopes that the eclipse will change the way both locals and out-of-towners talk about Lebanon.

“We have a large business park, great hospitals, establishments where people can work, but actually staying and living in Lebanon has been difficult to sell.” he says. "It'll give people that are going back home a chance to visit and realize, ‘Hey, that little town is nice.’ But then our locals can see all the things they have in their backyard and realize, ‘Hey, my community is pretty special too.’”

The Beige Book – First District

Business activity up modestly as home sales see first year-over-year increase since 2022.

Alex Cronin/Federal Reserve Bank of Boston

Residential Real Estate

For the first time in over two years, residential home sales increased on a year-over-year basis in all First District states that were contacted (Connecticut furnished no data). Closed single-family sales increased at a moderate pace on average (from February 2023 through February 2024), led by robust gains in Vermont, Maine, and Rhode Island. Condominium sales fared even better than single-family sales over the same period, with strong overall growth and very large increases in those same three states. Massachusetts posted only modest increases in home sales, although greater Boston had above-average results within the state. Contacts attributed the stronger sales to a combination of recent declines in mortgage rates and increases in property listings but emphasized that inventories remain well below desired levels. Home prices increased at a strong pace from one year earlier, similar to what was reported last time. Contacts were optimistic for a strong spring buying season, provided the tight inventory situation showed further improvement.
