Over the years, the Aldasoro Ranch near Telluride has been carved into numerous developments. Part of the ranch is now the largest star-studded subdivision in this high-dollar region. Another piece is home to the highest commercial airport in the country.

The “Mission: Impossible” star sold his 320-acre dwelling for the full asking price of $39.5 million , making it the highest residential sale ever in the Telluride region.
The 11,512-square-foot, custom-built home features seven bedrooms, nine full bathrooms. A guest house has three additional bedrooms.
The luxury property, which was listed in March, was on the market for less than a week before it was under contract, said its co-listing agent Dan Dockray. A Telluride-based senior global real estate adviser for LIV Sotheby’s International Realty, Dockray said Monday he and co-listing agent Eric Lavey had expected to have Cruise’s mountain abode signed by April 1.
The fast transaction illustrates Colorado’s red-hot real estate market, where the median price for a single-family reached over $500,000 for the first time in April . Celebrity homes, especially those like Cruise’s, don’t become available too often, Dockray said.
“This is an uncommon property,” he said. “With a property like this, we don’t have comparables. We priced it in the zone that made it attractive.”
Cruise, who completed the custom home in 1994, tried to sell the estate for $59 million seven years ago , but did not have a public listing. The market has changed since those days.
“It was priced correctly and correctly placed for such an incredible property,” Dockray said.
While Dockray is familiar with the Telluride market, Lavey is seeing its potential. The Beverly Hills, Calif.-based agent, who is also a senior global real estate adviser for Sotheby’s, called it, “one of the most special places in the world.”
“You’re not going to Telluride and find luxury cars,” Lavey said. “Locals are passionate about keeping it T-ride.”
Lavey said his client, who he did not disclose, and the locals are involved in the community and described Telluride as “not a playground for the rich.”
As a whole, Telluride does not have many properties with price tags over $20 million, and those that do often are not the subjects of a bidding war, Dockray said.
“We’re still a much younger market than Aspen and Vail,” Dockray said. About 20 luxury dwellings sell in both Aspen and Vail annually, he said, but Telluride only averages a handful.
One of the factors for Telluride’s growth has been the pandemic, with people leaving highly populated areas like New York, Chicago and Los Angeles for more private settings that offer family activities, Lavey said. While the worldly centers are opening up again, these second- and third-tier markets will continue to attract house hunters who demand remarkable homes.
“These markets have been the best possible during that last 12 months,” he said.
Both Dockray and Lavey foresee high-end listings performing well in Telluride beyond this time, with Lavey calling it a “once-in-a-quarter-century scenario.”
“People are seeing the value of Telluride,” Dockray said.

Tom Cruise Sells His Longtime Telluride Ranch for $39.5 Million - See Inside!
The 320-acre Colorado property was the setting for the actor's 2008 Oprah interview, and where he and then-fiancee Katie Holmes shared the first photos of daughter Suri in 2006
Tom Cruise is officially saying goodbye to his 320-acre estate in Telluride, Colorado.
The actor, 58, has sold the 7-bedroom, 9-bathroom property where he famously sat down for an interview with Oprah Winfrey in 2008 and, a year and a half earlier, opened up to Vanity Fair alongside then-fiancée Katie Holmes , sharing the first photos of their daughter, Suri.
The home is was listed for $39.5 million in March, with lead agent Eric Lavey and Dan Dockray of Sotheby's International Realty . It has now sold at asking.
According to the home's listing, the secluded, sprawling ranch was "custom-built for privacy, where unspoiled natural beauty, sweeping mountain vistas and outdoor recreation abound."
There's an impressive 11,512 square feet of living space split between an almost 10,000-square-foot main house and a guest house with three bedrooms.
Warm wood is the star of the show throughout the interior, featuring heavily in the furnishings, flooring, walls and even the kitchen's counters and island.

Amenities on the property include a game room that currently holds a billiards table, foosball table and piano; a fitness center; two fireplaces; an outdoor terrace and a three-car garage.
"Enveloped in mountain majesty and boasting extensive forested trails, this secluded estate - accessed via a scenic one-mile drive from a secure gated entry - is only minutes from historic downtown Telluride for world-class skiing and golf," the listing notes.

According to Vanity Fair , Cruise began making plans for the compound more than 30 years ago. He completed it in 1994, and put it on the market for $59 million back in 2014.
In her 2006 interview with Cruise and Holmes, 42, Vanity Fair 's Jane Sarkin described the home as having the feeling "of a sprawling lodge or chalet , with rustic, log-cabin touches-informal, airy, built with honey-colored deadwood from Oregon."
According to Sarkin, Holmes, Cruise and their kids (Suri, then 5 months old, and Cruise's son Connor , now 26, and daughter Isabella , now 28) spent their days at the ranch riding around a makeshift motocross track, jumping on an in-ground trampoline, playing golf and sitting around an outdoor fire pit.

Tom Cruise’s home-selling mission was possible. In the Colorado mountain town of Telluride, the movie star just unloaded his 320-acre retreat for the full asking price of $39.5 million after just two months on the market.
It’s a huge sale, but not a surprising one considering the resort city’s in-demand market. During the pandemic, the popular skiing and hiking destination became a hot spot for second homes as buyers flocked away from cities in search of more space.
The 10,000-square-foot home was built in 1994, and Cruise, star of “Top Gun” and the “Mission: Impossible” franchise, bought it a year later. Fit for an action star, it features a sports court, snowmobile track, dirt bike course and a series of hiking trails that snake through the aspen-laden grounds.
Bleached cedar timbers and native stone give the main house a cabin-like feel, and the estate also holds a three-bedroom guest lodge. Throughout both homes, walls of windows take in views of the surrounding forests and snow-capped mountain peaks.
Highlights include a great room under towering beams, library, billiards room, media room, gym and wood kitchen with an oversize island. Elsewhere are six bedrooms and nine bathrooms.
Cruise, 58, has film credits that include “Risky Business,” “Rain Man” and “The Last Samurai.” A winner of three Golden Globe Awards, he also received Oscar nominations for his roles in “Born on the Fourth of July,” “Jerry Maguire” and “Magnolia.”
Eric Lavey and Dan Dockray of LIV Sotheby’s International Realty held the listing.

Tom Cruise's Colorado Estate Just Sold for $39.5 Million
The home sits on 320 acres.
This story was originally published on 03/16/2020; it has been updated to reflect new information.
Cruise spent many years building the secluded estate surrounded by the mountains of Colorado, completing much of his work on the home back in 1994, according to a report by Sotheby's from 2014. But according to agents Lavey and Dockray, this wasn't Cruise's first attempt at selling the property. The two tell WSJ that Cruise was in the process of selling several years ago for an anticipated $59 million. However, the listing never made it to the public, “I’m not sure [Cruise] was ready to sell it yet,” Lavey told WSJ.
The seven-bedroom, nine-bathroom, log cabin-style home is nestled in the beauty of nature. In addition to its gorgeous backdrop, it boasts numerous amenities, including a three-room guest lounge with an amazing view of snow-capped mountains and the beautiful outside greenery. Privacy is a key element in the design of this estate, which is why the property can only be accessed via a 1-mile driveway from a gated entry.
The listing also reports that the home has two fireplaces, a fitness center, a terrace, and a three-car garage. Despite the home being secluded, it's still only a 12-minute drive from downtown Telluride — known well for its ski resorts and golf courses. See the listing here.

Tom Cruise Sells His Luxe Colorado Ranch for $39.5M
It’s a sales mission he chose to accept. Tom Cruise has sold his Telluride, CO, ranch. The 320-acre property sold at asking for $39.5 million, after coming on the market publicly for the first time in March.
The lead agent, Eric Lavey , and the co-listing agent, Dan Dockray , both of LIV Sotheby’s International Realty, represented the property.
“The sale of this estate marks an all-time high for Telluride and the surrounding community,” Lavey said in a statement. “The area remains highly desirable among high-net-worth individuals and further demonstrates a desire to seek locations that offer privacy and large amounts of land.”

In 2014, Cruise’s property was quietly shopped around at the much higher price point of $59 million. Seven years later, the listing officially came on the market at a price that successfully and quickly attracted a buyer in just two months.
“If you spend any amount of time in this unique estate, you recognize that it is truly a once-a-generation type of offering—which makes it a bit impossible to let that opportunity pass you by,” Lavey said. “Our team worked to perfect every detail to prepare and present a property like this—while also providing a personal, human element, which is undeniable in real estate.”
The “Mission: Impossible” star spent years amassing the land. He then had a 10,000-square-foot, seven-bedroom, nine-bathroom home built on the property back in 1994. It’s reported that he no longer uses the ranch, which is why he decided to sell.
He certainly put the place to use over a decade ago. The property served as the photogenic background of a Vanity Fair profile in 2006, after Cruise and his then-wife, Katie Holmes , welcomed their daughter, Suri .
The talk show queen Oprah Winfrey visited the rustic retreat to interview the actor in 2008.
Described in the listing as “Luxury meets legend,” the ranch, surrounded by mountain views, is “custom-built for privacy” in a setting of “unspoiled natural beauty.”
Accessed by a scenic driveway from a secure, gated entry, the picturesque property sits on an escarpment overlooking Alpine views, and is the “realization of years of planning and vision.”
The interior of the main home boasts a top-of-the-line chef’s kitchen, a fitness center, a rec room, a den, an office suite, two fireplaces, multiple terraces, and outdoor space.
In addition to the main home, which is clad in bleached cedar timbers and native stone, there’s an equally impressive three-bedroom guest lodge, set in aspen groves.
The property is surrounded by mountains and includes extensive forested trails for exploring the natural surroundings, but it’s only minutes to Telluride, for world-class skiing and golf.
Cruise is working on the seventh and eighth installments of the “Mission: Impossible” franchise. Another long-awaited sequel, “Top Gun: Maverick,” is due out in July.

Tom Cruise lists off-the-grid estate for $59 million
Tom Cruise has decided to let go of his Telluride, Colorado estate .
The home at 115 Francisco Way is now publicly listed for $59 million. According to The Wall Street Journal , Cruise is selling the place because he hasn’t used it much over the past few years.
Listing agent Bill Fandel of Sotheby’s International Realty told The Wall Street Journal that the actor designed the native stone and cedar home himself. The project was finished in 1994, but rumors started circulating in 2007 that the Scientology follower was planning to build an underground bunker to protect his family from an intergalactic alien attack.
There’s no mention of the bunker in the listing, but there’s definitely space for it. Tucked away on 298 acres of national forest land, the nearly 10,000-square-foot main residence has four bedrooms and six full bathrooms. There’s also a 1,600-square-foot guesthouse with three bedrooms and three full baths.
Cruise, known for his roles in “Top Gun” and “Mission Impossible,” owns real estate across the country. Following his divorce from Katie Holmes, he quietly sold his East Village condo , according to a report. The actor also owns homes in California and a brownstone in Greenwich Village .

TOM Cruise's incredible Colorado estate featuring a gym, game room and stunning mountain views is for sale - for a monumental $39.5M.
The 58-year-old actor , who also owns homes in Beverly Hills and Clearwater, Florida, is waving goodbye to the idyllic 320-acre ranch.
Situated in Telluride, Colorado - the beautiful home is where Tom, a father of three , enjoyed much of his marriage to Katie Holmes.
It has further strong ties to the family as it was the location of his first major interview with Oprah , who later bought a home nearby.
The home is set within an incredible mountain range, with a mile-long driveway from it's gated entrance overlooking the valleys below.
Taking full advantage of it's 360 degree views, the 11,512-square-foot living space includes a four-bedroom home and a three-bedroom guest house, both featuring panelled windows.
The houses blends in with the surrounding forest thanks to its rustic cedar-wood clad exterior and large boulder stone accenting.
Inside, the home is equally impressive, featuring a large kitchen with a wooden kitchen island, double oven and plenty of fridge space.
The space opens up into a large living room and dining room, that has enough seats for a small crowd of family and friends.
Looking out onto the neighbouring mountain range, the living room sports two large leather sofas and a collection of smaller leather armchairs.
No TV in sight, home owners are invited instead to relax in front of a wood-burning stove on large, hand-woven rugs.
For more private occasions, there is a smaller living room that doubles up as a library, with shelves to stack books high up to the ceiling.
Perfect for entertaining guests, there is also a recreation room with games tables including snooker and table football, as well as a wooden piano.
Within the main home there is also a gym, while the charming guest house has its own living spaces for guests to relax.
Combined, there are seven bedrooms and nine bedrooms across the property, which has 320 acres of land to explore.
The grounds, which include a court for tennis, basketball or ice hockey depending on the season, has a private trail system up the mountains.
There is also a private gate into the protected Uncompahgre National Forest where homeowners can ride on dirt bikes or snow mobiles.
"Tucked away in the majestic mountains of Telluride, Colorado, a rare and expansive 320 acre retreat awaits," the Sothebys listing describes the home.
"Legend is created here. Memories are made here. Adventure awaits here. This one of a kind property is much more than a home, it's a way of life."
It describes the space as the "promise of a mountain lifestyle you can pass down the generations" for families seeking adventure.
The home move comes shortly after The Sun exclusively revealed that Tom had turned his penthouse into "fortress " installing over 100 spy cameras.
Finally moving into the home four years after buying it, the security-conscious star purchased the exclusive apartment in October 2016.
Locals say he turned the property, yards away from Scientology's global headquarters in Clearwater, Florida, into a fortress.
The secretive Top Gun actor has even destroyed his top-floor luxury 39ft infinity pool, hot tub and outdoor bar by completely covering it with a surrounding wall and roof, and the windows are covered with a white film, as seen in our exclusive photos.
Local resident Clay Irwin has been keeping tabs on developments and told The Sun there are dozens of cameras just on the ground floor of the building.
He claims there’s CCTV, motion detectors, and infrared, heat seeking cameras on site.
The penthouse has remained vacant, until just before Christmas, when the cameras were fixed all around the condo, according to Irwin.
Irwin, 57, said: "There’s security cameras everywhere, all round the condo - every five feet, there’s a camera.
"It’s crazy. It’s like a fortress and he’s got this white film on the windows, it looks horrible, they’re blocking a beautiful view and you can’t see in.

Breaking news, tom cruise sells colorado home for $39.5m.
He was cruisin’ for a sale — and, boy, did he get one.
Just two months after listing his Colorado estate for $39.5 million, actor Tom Cruise has sold the 320-acre spread for its full asking price, its listing brokerage told The Post.
The property snoops at the Wall Street Journal first reported news of the sale Friday. Listing agent Dan Dockray, of LIV Sotheby’s International Realty, told the paper that the Telluride property entered contract within its first week on the market.
“It all really depended on who had their Gulfstream warming up on the tarmac to get out there first,” Eric Lavey, Dockray’s colleague, told the Journal.
The March debut of the listing marked the home’s first time publicly available for sale. In 2014, Cruise — known for his roles in “Top Gun” and “Vanilla Sky” among many other films — hired a broker to market the property in a hush-hush manner for a much higher $59 million ask.
Cruise spent several years designing the home, made with stone and cedar touches, which finished up in 1994. There are seven bedrooms and nine bathrooms, and the home, nestled in the mountains, is built for privacy. It’s also accessed via a 1-mile driveway and stands behind a gate.
The main house measures nearly 10,000 square feet — and comes equipped with a chef’s kitchen, wood-beamed ceilings and oversize windows that look out to the mountains. Other perks include several fireplaces, a gym, a three-car garage and outdoor entertaining areas.
The grounds also have a three-bedroom guest lodge.
