Debuted in September 2021, the 746-passenger, 548-crew member Seven Seas Splendor is the newest ship within the Regent fleet. Seven Seas Splendor – along with most of the line's other ships – takes opulence to the next level by equipping each suite with its own private balcony. Viking Mars

Viking's newest ship, the Viking Mars accommodates 930 passengers and, since it's a smaller vessel, it can dock in many ports where some of the larger ocean-faring cruise ships can't reach. The all-veranda accommodations on this ship, which debuted in May 2022, range in size from around 270 square feet to 1,448 square feet. In-room amenities include free Wi-Fi access, flat-screen TVs, safes, minibars filled with drinks and snacks, robes, slippers and 24-hour room service.

Visitors will find a relaxing spa, a hair salon, a yoga area and a well-equipped indoor fitness center (plus an outdoor fitness center) aboard the ship. Those looking to unwind with a book in one hand and a cocktail in the other should snag a cozy spot in The Living Room. Like other Viking ships, the Viking Mars offers educational programming, lectures, cooking classes and more on board.

Cruisers can also enjoy amenities like the main pool and hot tub, the infinity pool, the cinema, the theater, a jazz lounge and various bars. Dining options on this ship include Manfredi's Italian Restaurant, Aquavit Terrace, World Café, The Chef's Table and The Kitchen Table.

Viking Star

Seabourn Quest, which launched in June 2011, is one of the smallest ships in Seabourn's fleet. It can fit up to 458 passengers and about one crew member for every cruiser. It is virtually identical to the Seabourn Sojourn and Seabourn Odyssey .

Seabourn Quest differs from the line's newer ships in terms of accommodations, as it offers some Ocean View Suites with porthole windows instead of verandas. The 458-passenger Seabourn Sojourn debuted in June 2010 and features all-suite accommodations. Seven Seas Mariner

Similar to its sister ships,  Seven Seas Navigator  and  Seven Seas Voyager , the 696-passenger Seven Seas Mariner makes service a top priority with 459 crew members on board.

Refurbished in 2018 (and debuted in 2001), the Mariner features neutral decor and finishings throughout, a remodeled library in a new location and a revamped pool deck with an open layout and new tile and teak surfaces. Silver Dawn

One of the newest ships within the Silversea Cruises fleet, Silver Dawn debuted in April 2022. Similar in size to its sister ships, Silver Muse and Silver Moon , Silver Dawn can accommodate 596 guests and has the capacity for up to 411 crew members.

Dawn is the first ship within the fleet to offer Otium, a new wellness concept that will eventually be implemented across all of Silversea's ships. Norwegian Joy

Built in 2017, the 3,804-passenger, 1,821-crew-member Norwegian Joy was refurbished in 2020. Accommodation options include Inside, Oceanview and Balcony staterooms, as well as Suites, Concierge rooms (which come with concierge service) and The Haven cabins (which include 24-hour butler service and private sundecks).

Originally launched as a  Princess  ship, the 648-passenger Sirena was revived in 2016 under the Oceania  name. The ship was most recently revamped in 2019 and features many of the amenities found on its sister ships, including the Aquamar Spa + Vitality Center and duty-free shopping boutiques.

Sirena's dining venues include the Red Ginger Asian restaurant and Tuscan Steak, both of which require reservations and an additional fee. Passengers can also choose from four more casual dining options included in the cruise fare. Recent guests gave the food on the ship mixed reviews. After dinner, evening entertainment includes musicals and theatrical productions, as well as games at the casino. 

Passengers can choose from Inside, Ocean View, Veranda and Suite category cabins. While Inside staterooms start at 160 square feet, those who opt for a suite will find more space and added amenities, such as free internet access and butler service. The ship also now offers solo staterooms for those who are traveling alone.

What's the highest-rated cruise destination in the world?

If you guessed Barcelona; Rome; Athens, Greece; or Amsterdam — four of the most iconic cruise destinations in Europe — you'd be wrong. Ditto if you named Sydney or Tokyo.

It's also not Jerusalem (reached from the port of Haifa, Israel) or Buenos Aires, Argentina.

In fact, it's not any of the world's most famous travel destinations that are filled with historic sites, cultural attractions, great restaurants and world-class entertainment, as you might think it would be.

It's a decidedly more laid-back — and recently created — getaway: Perfect Day at CocoCay .

That's the word from Royal Caribbean Group, which has been telling Wall Street analysts lately that the recently revamped and expanded private island in the Bahamas has been knocking it out of the park when it comes to passenger ratings.

In a research report released this week, Barclays analyst Brandt Montour said Perfect Day at CocoCay's growing dominance as a destination was a topic of discussion this week during a meeting with Royal Caribbean Group chief financial officer Naftali Holtz, who noted it was now "the highest rated destination in the company's portfolio."

Royal Caribbean Group is the parent company of the world's largest cruise line Royal Caribbean , as well as Celebrity Cruises and Silversea Cruises . It's also a part owner in Germany-based lines Hapag-Lloyd Cruises and TUI Cruises.

The ships operated by the five brands collectively account for a significant portion of the cruise business worldwide and stop at just about every major destination around the world accessible by water. That gives the company unique insight into the preferences of cruisers, which it mines by seeking feedback from every customer after every sailing.

Until recently, only the company's Royal Caribbean ships had been visiting Perfect Day at CocoCay, but the company's Celebrity Cruises ships are beginning to stop at the island this year, too.

Over the past few years, Royal Caribbean Group has poured hundreds of millions of dollars into overhauling and expanding Perfect Day at CocoCay, including adding a major new adults-only zone called Hideaway Beach this year that makes room for another 2,000 people a day.

The revamping of Perfect Day at CocoCay (which until a few years ago had much less infrastructure and was just known as CocoCay) also has included the addition of the biggest water park in the Bahamas or Caribbean and the region's largest freshwater pool .

The additions have turned the destination into a massive beach and amusements escape for cruisers on a scale not seen anywhere else in the world. With the addition of Hideaway Beach this year, it now has room for around 13,000 people at a time. It's expected to draw about 3 million visitors this year — a new record.

The additions also are turning cruises that include a stop at the destination into an increasingly popular alternative to a trip to such land-based mega destinations as Disney World near Orlando and the megaresorts of Las Vegas, Royal Caribbean executives have noted in recent conference calls with Wall Street analysts.

That may be giving Royal Caribbean Group a leg up on some of its cruising competitors.

In his research report this week, Montour noted Royal Caribbean Group felt that the success of Perfect Day at CocoCay along with the debut of blockbuster new Caribbean-based Royal Caribbean ships such as Icon of the Seas — the largest cruise ship ever — had given the company a "sustainable competitive advantage" in the Caribbean versus other cruise companies.

Royal Caribbean Group in recent months has been reporting record bookings and pricing for cruises, with voyages booking out further in advance than ever .

When Hamptons real estate agent Peggy Zabakolas pulled up to her $20 million Watermill listing — Eagle’s Point, a hidden gem situated at the highest elevation in the area — last summer, she caught another broker red-handed.

Fellow Nest Seekers agent JB Andreassi, 33, was trying to steal the listing for the seven-acres compound by sweet talking Zabakolas’s co-listing agent.

But with the potential to get $1.25 million in commission on the property — which was once rented by Mariah Carey and features nine bedrooms, a chef’s kitchen and a wine cellar — she wasn’t going down without a fight. She rolled up in her white BMW and heels scoffing, “What are you doing here?”

Such drama is all too common in the world of Hamptons real estate. Zabakolas and Andreassi are two of the seven Nest Seekers starring on the “Selling The Hamptons ” reality show, whose second season premiered on Max on March 1.

The series portrays the cutthroat agents going head-to-head to sell luxury homes in a world where the stakes are high, the inventory is low and the Whispering Angel rosé is free-flowing.

“Everyone tries to go after everyone’s listings because it’s such a small, close-knit community – there’s more brokers than there are sellers,” Zabakolas, 37, told The Post.

“Everyone aggressively tries to get what they can.”

Nest Seeker Bianca D’Alessio told The Post that she spends big on marketing and other expenses — between $20,000 and $50,000 for residences and $200,000 for developments — to do her job effectively. Some of of it is covered by the agency, but some comes out of her own pocket.

“I spend more money on marketing than any other broker in the market,” she boasted.

Expenses might include luxury accommodations, transportation from the city and private chef dinners — all for prospective buyers that are heavily courted.

D’Alessio, 31, is known for her self-described “white glove” service. She’ll arrange to pick up potential buyers from their homes in the city in a private car service to shuttle them out East, letting them spend the night in the property or arranging for a stay at five-star hotels such as Topping Rose House in Bridgehampton.

She even goes as far as putting together an itinerary of restaurants — favorites include Jean-Georges at Topping Rose House and Le Bilboquet on the waterfront in Sag Harbor — for clients to check out.

“[I want] to give them the full experience of what it feels like to buy a house in the Hamptons,” she told The Post. 

D’Alessio, who manages a $10 billion real estate portfolio of properties and developments for Nest Seekers International, told The Post that she is currently gearing up to host a filtered water tasting in her latest listing. The $7.5 million energy efficient seven bedroom, seven bath home in East Hampton features a sauna, hammam, home theater, wine cellar and infinity-edge pool.

“It’s thinking about how do you create that momentum and excitement leveraging the current property and the reputation of this developer to build a mystique,” she told The Post.

Like D’Alessio, Zabakolas is also in the process of moving mountains for her clients, who this season are seeking “amenities galore” including movie theaters, golf simulators, indoor/outdoor pools, tennis and basketball courts.

It’s no longer about marketing a Hamptons property as just for summer fun. Clients want living quarters for every month of the year. She recently sold a home with an outdoor tennis court that turned into an ice skating ring.

“They [clients] all want year-round homes and true smart homes to access the blinds, music and temperature from their phones,” Zabakolas said.

On the new season, there are two new agents in the mix and inventory is tighter than ever. There’s aspiring pop-star turned real estate agent Ashley Allen, the daughter of developer Jeff Allen, and Dylan Eckardt, a Montauk born-and-bred party boy and former pro-surfer.

The 45-year-old – who Nest Seekers boss Eddie Shapiro once told Vanity Fair Eckardt was “an acquired taste” – keeps the brokers on their toes, making his grand entrance on the show in a matte black Mercedes Benz G Wagon boasting: “Everything I touch turns to sold.”

He brags about his $253 million in sales for the year, outpacing the other agents.

“No one knew I was coming. They were a little scared. When I watched the show I was a little shocked at their remarks about ‘why is he here?’ First of all, bitch, I am the Hamptons,” Eckardt told The Post.

“Before me, real estate in the Hamptons was housewives, white wine spritzers and Capri cigarettes. I saw an opportunity where I can merge the gap between the money and the locals.” 

Eckardt said he makes waves with the rest of the cast, even taking over Allen’s listing from her own father. 

“I really did take Ashley’s father’s Jeff Allen’s listing because I deliver what people can’t deliver. I get s—t done,” Eckardt said.

Zabakolas is having to resort to desperate measures in the current market.

“I always try to be in the know by networking. I’ve literally put on my running sneakers and ran down Meadow Lane and hand-wrote letters to see if owners would be willing to sell because a lot of the Hamptons is off-market,” she said, noting that her hustle resulted in landing an off-market property that went for north of $20 million.

“It’s that constant ‘going after it’ attitude that you have to build,” she added, noting that her last big sale in Southampton was an off-market deal for $17 million last year. She’d worked with the seller for three years.

D’Alessio, meanwhile, says she’s staying out of the drama this season. 

“There’s various ways to win over business. Some take the high approach, others take the low approach,” she said.

“There’s definitely ruffled feathers. Agents thinking other people are coming after their business. It’s interesting to see what agents get distracted by that.”
