Seoul Apartment Tour

Living in seoul.

Although we have lived in Seoul for years, we have never done a proper apartment tour before.

It took years to work how best to use our small space. Since living here we’ve changed what room was the bedroom so we could have a bigger living room space. We moved in with almost all the furniture being given to us, so we just had to make do, instead of buying furniture that fit the space well. Even just a few years ago, options were limited for furniture in Korea too. Now it’s not just the IKEA option, there are many furniture companies designing reasonably priced furniture for small spaces.

Slowly we’ve been switching furniture and changing the space. Finally I felt I could do a video and also give people ideas on how to make the most of a small space. On sites like Buzzfeed they have lists of products that help in small spaces and I always check those lists. Often you don’t even know what awesome products there are that can help you manage a small apartment.

We do love this apartment, but it will be time to move on soon. We want to move into a bigger apartment, but still in the same area. I think if we didn’t have a two-year-old we could continue to live here, but we need more space. We also want more space for guests too and I want to be able to paint in a bigger space.

Seoul can be an expensive place to live, but our neighbourhood is amazing and we got lucky with our lower rent price. Our apartment has lots of natural light and has character. I hope showing our place gives others some ideas on how to live in a small apartment.

If you are moving to Seoul or Korea, be aware that the names for things can be different to what you may expect in English. For example, our place is technically a “villa” not an apartment. Apartments in the Korean sense are the very big buildings and have certain requirements.

Seoul Studio Apartment Tour

Before we came to Korea, we were really curious about what sort of housing arrangement we would end up with. We searched around online and watched a few other apartment tours, but each apartment is of course going to be different. We have friends working here who totally lucked out with a two bedroom place, while others get crammed into studios the size of a closet. We were a bit nervous that we would be unhappy with the housing arrangement our school gave us, and when we first moved into our apartment, we were a bit shocked.

From all the research we did, we noticed that couples who come over to teach in Korea typically get a larger apartment, or officetel . These places either have a lofted bedroom above the kitchen/living room or at least a small separate bedroom. However, when we moved into our assigned place back in February, we were very surprised to see we had been given a smaller single apartment. It is a studio sized place, that is usually given to single teachers. Furthermore, for the entire first week, the hot water was broken. This meant freezing cold showers in the middle of winter and sleeping with our winter coats on since Korean homes are heated through hot water running under the floors. We were jet lagged and honestly really upset with the situation.

Nonetheless, after the first week was over and our hot water was fixed, we started to ease up a bit and really enjoy our new home. Though small, on the entire back wall are three big windows with an amazing view of the mountain behind our building. It makes the small space seem larger than it is with all the light that it lets in. Moreover, one of the windows opens up to a huge balcony that stretches the whole length of the building. Balconies of any kind are unheard of in Korea, and ours came with a bench right underneath our window which is great for sitting and drinking coffee in the mornings.

We have lived here for six months now, and after cleaning up, decorating, and settling in we have come to love our little abode. Comfy and cozy and not too bad after all! Hope you all enjoy the pictures and video and stay tuned for more next week!

Loved this one too! It was so fun to see your apartment! The biggest thing we have learned is to never compare our jobs/ living conditions to other people in korea because we would get so down about it. We also have been placed as a married couple into what they consider housing for one person. We felt the same way about being so discouraged in the beginning, but have really made it “home.” AWESOME balcony! That is unheard of!!! We do have the rooftop available, but a balcony is soooo much more convienant. You guys have GREAT storage so that is a plus… and I loved the little table/ countertop space that is on rollers… we also did initially have two twin beds put together! HAHA. So funny. My husband is 6’4 so he needs the space as well, but right now we are making it work with them stacked on top of each other (it is nice we have the separate room) but with the two beds put together we had no space to walk. 🙂 Oh, korea!

Our apartment also has a really cool rooftop terrace, but they have locked it up and no one is allowed up there for whatever reason :T The two beds pushed together actually forced us to use two twin sized comforters because Korea doesn’t sell anything over full sized. We had Ryan’s mom bring us a comforter when she came and visited haha nothing in Korea is catered towards larger people!

Excellent accommodation for a stay in Seoul. The Travel House is fantastically located - it is on the doorstep of Seoul Station, so you can easily take the subway anywhere you'd like to go in the city, as well as easily get to and from Incheon Airport/KTX. There is a Starbucks and 7 Eleven just downstairs and a great Korean BBQ place around the corner. Also very close to a Lotte Mart and the Seoullo walkway. The flat itself is cosy, the washing machine worked great, and there were so many different power adaptors available! The view is beautiful. Such great value for money.

The apartments are so clean, the toilets are better than we expected and it is just in a perfect condition for a group of family to stay in.

Harmony Stay

The units come with parquet floors and feature a fully equipped kitchen with a microwave, a dining area, a flat-screen TV with streaming services, and a private bathroom with shower and slippers. A fridge, a stovetop and kitchenware are also featured, as well as a kettle. At the aparthotel, the units come with bed linen and towels.

Well first off, the owner and one that handles the cleaning are super nice! Very understanding, prompt & professional. They even gave us ramen as a sign of welcome, which was our first time to encounter such a kind gesture. The next best thing is its location, its like a 2minute walk from the airport bus stop, so it was easy for us even with our multiple big luggages (the building also has an elevator). Its also in hongdae which is for me the best location in seoul when it comes to shopping, food & late eating or drinking. Its located in a quiet part of hongdae which is nice since we have kids on our trip. And have i mentioned that below the property is a grocery store? aside from a michelin restaurant in front, there are LOTS of notable places nearby! Refilling of towels and other consumables was also easy, their was also umbrellas you can borrow, and their washing machine and dryer was really a good help (my tip, if youre staying here, just pack light because you can wash your clothes every night in just 2hrs and its ready for the nextday) Overall this was the best booking ive encountered with regards to location & price. I give it a 12 out of 10

Things to consider before searching for Korean apartments

First and foremost, before you even start looking at apartments, you should organize your needs, wants, and requirements when it comes to where you’ll live. This can significantly impact what types of apartments and accommodations you’ll be looking at. Here are some essentials:

Your length of stay in Korea

As far as actual apartments go, the rental contracts typically start from 1 year. So if you’re staying for less than that, it may be less hassle to consider alternative types of accommodations instead, such as shared apartments and shared houses.

Your budget

Mind you, apartments in Korea typically have a higher key deposit to pay in comparison to other countries, usually starting from 5,000,000won (approximately $4500) and up . You’ll get this money back at the end of your stay, but it may be difficult to cough up that kind of money, to begin with. But if paying a large key deposit is no objection, then you have no problem !

Your special  requirements

What are things that you want (or need) in an apartment? When imagining your future apartment in South Korea, what are the things you particularly look for? These can be about the location of the apartment or other amenities that you might need on a daily basis.

Do you need a balcony and free wifi? Do you need private parking or free parking? Do you need the place to be within walking distance from the subway station or city center? Or perhaps you might want it to be near a park or the national museum.

Apartments in Seoul

Take note that apartments in Seoul can be quite expensive. The city is quickly becoming densely populated, and with that kind of development, the cost of living can skyrocket. If you are looking for Seoul Apartments for sale or rent, having adequate money set aside may be helpful.

Another thing to consider is size. Apartments in significantly larger cities like Seoul are generally smaller in size. In fact, some would consider getting a larger apartment in big cities like Seoul a luxury. If you want a larger place to rent in Korea, you must come financially prepared. 

Other things to consider

Can you live with other people? What about the layout and size of the apartment? These are also some questions you should ask yourself while making preliminary decisions, although remaining flexible will provide more options.

How to find an apartment for rent in South Korea

Once you have sorted out some of the basics of what type of place you want to live in and what you can afford, it’s time to get started on the search.

Know that the apartment market in Korea moves at a hectic speed, so there isn’t a solid need to sign up for anything until a week or two before arrival. Do not commit to anything until you are already in Korea and have seen your new apartment in person first.

You’ll usually have a lot of options to choose from. Here are some of the main ways to find your Korean apartment or other accommodation while you’re living in Korea.

Realtors in Korea

This is the best way to get your apartment and rental contract in Korea. Choose the neighborhood or neighborhoods you are interested in finding a home and visit realtors in the area to have them show you around. Tell them what kind of apartment you are looking for, especially your budget.

Depending on availability and your limitations, they’ll usually offer you around ten apartments in one go. You don’t need to decide on an apartment on the spot, although it’s typically advised to choose quickly if one interests you. The downside of going directly to realtors is that they do not usually speak any English, so you’ll want to take someone who can speak Korean with you.

There are apps like dabang (다방) and jikbang (직방) with which you can view rooms and their prices in specific neighborhoods without actually visiting them. You can’t actually rent one directly through the app, however.

It will give you the realtor’s contact information in charge of renting it out. Using these apps allows you to get some advanced insight into the apartment you’re interested in before taking on the tour.

And when you do go to the realtor’s office, make sure that they show you other rooms as well since sometimes the pictures give out a different impression of the room than what it looks like in reality, or the apartment in question is no longer on the market, but the information hasn’t been updated yet.

There are a lot of apartments and rooms in shared apartments available here. The price is usually lower than if you go through a realtor, but you typically won’t make the actual rental contract. Most of Craigslist is also in English!

Other services

There are many websites and apps from small start-up companies offering translation services and further help in finding an apartment in Korea. If you can afford this, it’s definitely a service to make your moving process smoother!

Rent Payment Options

When you rent an apartment in Korea,  you’ll have two options to pay your rent.

These will be the same for Koreans and foreigners. Although most foreigners will fall into the first category, you’ll likely have been in Korea for a long time with a well-established status and job  before you’ll try the second. Perhaps you have already been in the country for a while for work.

Paying monthly ( wolse | 월세)

This is sort of a no-brainer, as it will be similar to how most of us would spend our rent in our respective home countries. You’ll pay the key deposit, which can be 5,000,000won or even more than 20,000,000won , and then you will pay the regular monthly rent every month .

If you pay with 월세 (wolse), there is some flexibility in extending your rental contract if you end up liking your apartment a lot, and you’ll get the key deposit back when you move out. It is also possible to negotiate whether it’d be possible to pay a higher rent for a smaller key deposit or the other way around.

Paying everything in advance ( jeonse | 전세)

In the long run, this is the more sensible option, but obviously, it’s a lot of money to put in; think about multiplying that 5,000,000 won key deposit by six at least.

Typically the Koreans who go for 전세 (jeonse) get a loan from their bank, but while it is also possible for some foreigners , it may be overwhelming to navigate, especially if you aren’t fluent in Korean yet. The advantage of this option is that there’s no monthly rental fee, and you even get the money back when you move out! This option is far less common these days, though.

Of course, in neighborhoods like Itaewon, you may find apartments with a smaller key deposit burden, so don’t break into a cold sweat just yet!

Additionally, for shared apartments, shared houses, and other types of accommodation, the renting may happen a bit differently (and more cheaply) than it does for your very own wonrum (원룸)  or a Korean-style studio apartment.

Helpful Vocabulary for Apartment Hunting in Korea

Here are some common Korean words you can come across while looking for an apartment in Korea. Knowing these can surely help make your apartment hunting a lot easier.

“Apartment” in Korean

“Apartment” in Korean is 아파트 (apateu). It’s a place of residence for a lot of Koreans . Koreans would say this when referring to an apartment or a large block of apartments. 

“Contract” in Korean

The word for “contract” in Korean is 계약 (gyeyak). This is a document containing all the legal information you need when renting an apartment. Make sure to read it thoroughly!

“Rent” in Korean

월세 (wolse) is the Korean word for rent being paid monthly. It’s similar to how the rest of the world usually pays rent.

“Rent-free deposit” in Korean

Rent-free deposit or paying everything in advance is 전세 (jeonse) in Korean. It’s a less common option of payment.

“Deposit” in Korean

보증금 (bojeunggeum) means “deposit” in Korean. A security deposit is usually part of the first payment in renting an apartment.

“Maintenance fee” in Korean 

관리비 (gwallibi) means “maintenance fee” in Korean.

Superstar Address: The $6.53M Suite Of BTS And Each Member’s Upscale Property

Earlier this year, one of the band’s members bought a 2,483-square-foot home that is even pricier than the BTS Suite.

Fans of BTS all know that the group began their career living together in a tiny apartment. Back in 2013, RM, Jin, Suga, J-Hope, Jimin, V, and Jungkook resided in a cramped space with their bunk beds, cabinets, and shoe racks are all mashed together, with only a small corner as a kitchen.

In 2017, as their ever-evolving music kept breaking records and their “army” multiplied across the globe, the septet was able to acquire a new home. Their multimillion-dollar suite is located in The Hill, said to be the most expensive apartment complex in South Korea. While they live there together, each member bought their individual properties as well.

Hannam THE HILL

The $6.53 million-worth BTS suite sits in The Hill in Hannam-dong, Seoul. Near Han River and Mt. Namsan, Hannam-dong’s properties include villas and houses with tight security, sweeping gardens, and views of Seoul from its high-rise units. Many of South Korea’s diplomats, business bigwigs, politicians, celebrities, society members reside here.

BTS’ suite spans 300 square-meters and boasts a sleek and contemporary design like some of the high-rise apartments in the complex. The suite has three bedrooms, two bathrooms, a kitchen connected to a mini one, and a large living room. The Hill also has facilities similar to a luxury hotel such as a swimming pool, sauna, fitness club, screen golf, and round-the-clock medical care.

Pre-pandemic, the group didn’t get to stay much in the suite as their many engagements, tours, and responsibilities have them zipping around the globe ‘round the year. But with COVID slowing travel since last year, they most likely have more time spent in their million-dollar digs.

RM, Jin, and Suga

Most of the members purchased their own apartment units in different properties. But for vocalist Kim Seokjin or Jin, he bought his own in The Hill as well. Worth $3.4 million, the unit was a gift to his parents whom he gave 35 percent of the ownership to. This acquisition came after his first investment in 2018. It was a 614-square-feet unit worth $1.52 million but he sold it in 2019 and purchased a bigger one at 2,508 square feet.

The second member to buy a luxurious apartment in The Hill, Kim Namjoon or RM, reportedly paid in cash . The BTS leader and rapper acquired a $4-million-worth place spanning 3,060 square feet. Although living together with the rest of the members, he and Jin now have a separate place within the same complex. If they ever want some peace away from the others, they can easily stay in their own suites for a while.

For rapper Min Yoongi or Suga, he moved a little farther from The Hill and bought an apartment unit in UN Village. The real estate is also near the tourist destination Han River which elevates the price of the properties in the area. Suga bought the unit for around $3 million.

V and Jimin

Moving out of Hannam-dong, vocalist Kim Taehyung or more known as V, chose to buy property in Gangnam. Worth $4.55 million, his Apelbaum apartment unit is estimated to be around 282 square meters. Apelbaum is a well-known residential choice of artists and celebrities for its tight security and views of the Han River.

While the rest of the members have luxurious apartment units, vocalist and lead dancer Park Jimin or Jimin surprisingly, bought an old apartment complex. Worth $3.9 million, it is located in Banpo Jugong near Han River. Despite the nearly-dilapidated state, the choice is, in fact, strategic as the building is in the process of full restoration and remodeling. Jimin plans to put the units up for sale so once the complex’s reconstruction is done, the value of the apartment will increase.

J-Hope and Jungkook

Rapper and main dancer Jung Hoseok or J-Hope was the first member in BTS to own a personal apartment. J-Hope bought one in Trimaje, Seongsu-dong back in 2016, way before the group’s fame in the West. The apartment was $1.2 million but has increased its value to $1.6 million. The house has three rooms with two bathrooms. The complex is a fitting choice for residents desiring to be near lush greenery. Trimaje or Seoul Forest Trimage is only a walking distance from the tourist destination Seoul Forest.

The youngest member and main vocalist, Jeon Jungkook or Jungkook, bought a single-family unit in Seoul Forest Trimage. However, he sold it for $2.3 million last October 2020 without ever living in it. Early this year, he purchased another property, a two-story house in Itaewon. With a floor space spanning 2,483 square feet, the entire home’s value is $7 million—worth more than the group’s home in Hannam-dong.
