Step Inside the Best New Residential Architecture in Dallas This October

An exclusive first look at the aia dallas tour of homes' selections.

Maestri Studio (photo by Jennifer McNeil Baker)

D allas has no shortage of great home tours. Any weekend is well spent exploring the glamorous bungalows of Hollywood/Santa Monica, the Queen Anne-style estates along Swiss Avenue, and the quirky, Charles Dilbeck-filled corner of Cochran Heights. But only one Dallas home tour lets you explore the best of every coveted neighborhood: the AIA Dallas Tour of Homes.

The popular event focuses on the best architecture across the city, no matter where that work resides. With tickets now available for the 2023 AIA Dallas Tour of Homes, we’re offering an exclusive peek at the six striking dwellings, chosen from countless submissions by the Tour of Homes committee, that will open their doors on Saturday, October 28, and Sunday, October 29.

East Dallas: Maestri Studio

An east dallas jewel by maestri studio.

Architect Eddie Maestri and his eponymous studio are known for modernist masterpieces (often with a playful dash of Palm Springs). This East Dallas gem is a blend of SoCal/Asian styles, inspired by the clients’ travels. Bringing the outdoors in was key, and Maestri Studio did it in surprising ways. Unique additions include a sliding glass door between a living area and the central courtyard, as well as an indoor/outdoor fireplace that punches through the exterior wall.

North Dallas: AMDG Studio

A preston hollow stunner by amdg studio.

What began as a modest ranch remodel evolved into a serious makeover on Bobbitt Drive. The client dreamed of an airy, sun-soaked place to cook and entertain. Walnut millwork, Douglas fir ceilings, Lueders limestone, and more are seen throughout the high-efficiency home, which was designed to accommodate a wheelchair in the future (along with a dedicated suite for a future caregiver).

Junius Heights: VeuxDeux Designs

A renovated 1920s crafstman in junius heights.

Known for thoughtful preservation and a harmonious high-low blend, the talented team behind VeuxDeux Design , founded in 2017 by AIA architect Leslie Nepveu, completely renovated a small Craftsman home in Dallas’ historic Junius Heights neighborhood (part of the 1919 Munger Place Revision) and added a 795-square-foot second floor. The foundation was adjusted, a fireplace was replaced, and an antique gas radiator was installed to add even more character to the classic Dallas home.

Preston Hollow: Malone Maxwell Dennehy Architects

A preston hollow “classic” by malone maxwell dennehy architects.

An airy contemporary residence by the longstanding Dallas architecture firm allows every room to commune with its killer backyard. A striking blend of contemporary and traditional elements, “it is deliberately domestic and recalls familiar tropes of American houses” according to the AIA website.

University Park: Janson Luter Architects

A university park home by janson luter architects.

To build this large family home on a small corner lot in the Park Cities, the Janson Luter team had to get creative. A collaboration with Dan Shipley, FAIA of the award-winning firm shipleyArchitects, helped establish the unique flow of the open concept home. A thoughtful material palette (including St. Joe’s bricks coursed to align with all openings of the facade) was selected to complement the project’s structure.

Bent Tree: Marc McCollom Architect

A bent tree modern by marc mccollom architects.

The late ’70s home in Far North Dallas was a “ rambling conglomeration of rooms ” beyond its striking modern exterior. The Marc McCollom team did a complete renovation of the 7,500-square-foot interior, bringing clarity, scale, and stunning materials.

Countdown to the 2024 WRHT

What people are saying about the wrht.

“There are many great home tours in the North Texas area, but we value our collaborations with the White Rock Home Tour especially. Curated by a passionate group of volunteers on behalf of a worthy cause, the tour spotlights the residential architecture of one of Dallas' most interesting neighborhoods. Their attention to Ju-Nel Homes, a small firm which created some wonderful mid-century gems specifically for their sites and using materials particular to Texas, is exciting and led to a popular exhibition at the Center several years ago. This is an event not to be missed.” GREG BROWN Dallas Center for Architecture
“I am always excited to see what will be on the tour each year, it is always an excellent opportunity for increasing awareness and appreciation for our local residential architecture and design culture, specifically modern homes. Whether it is mid-century homes that still exist in their original condition, restorations, renovations, or recent construction, they all offer opportunities for exposure to quality design. Through the variety of digital and printed media, modernism is perhaps more accessible than ever, but nothing can replace actually experiencing a project in person. These tours provide that opportunity. I am proud to be a part of this years event.” CLIFF WELCH, AIA Welch Architecture
“As a longtime resident of the White Rock Lake area, I can't think of a more vibrant community to live and work. My husband and I fell in love with the lake and the unique vibe of Old Lake Highlands back when searching to buy our very first mid-century modern home almost 20 years ago. It has been a pleasure to watch our children grow up here and for our family to be active members of the community. Since living in the neighborhood, we haven’t missed a single year of the White Rock Home Tour. So now, as a Realtor and proud mom of 2 Hexter alums, I am pleased and honored to sponsor the White Rock Home Tour, and to give back to the community that has contributed so much to our family.” JENNIFER RILEY RICE, REALTOR Heather Guild Group @ Compass
“I was the Chair for the 2013 White Rock Home Tour while my daughter attended Hexter. It was a true highlight of being at Hexter and watching the talented planning team come together and have a lot of fun pulling off a very successful home tour that year. I am still good friends with many of those team members and recently sold one of their mid-century modern homes last year. All the hours of planning are truly worth it when you get to see everyone touring the amazing homes and enjoying the wonderful architecture on those beautiful spring days. Best wishes to this year's team and tour!” DENNIS COLEMAN, REALTOR Ebby Halliday

Tour this $24 million mansion in Delray Beach, Florida, where home prices have doubled

By ray parisi,cnbc • published march 4, 2024.

  • The owners of this $24 million listing in Delray Beach, Florida, are looking to surpass the local record for price per square foot by more than 40%.
  • The mansion is located in Stone Creek Ranch, a gated community that's home to billionaire hedge fund manager Steven Cohen, NFL star Khalil Mack and singer-songwriter Romeo Santos.
  • The average price per square foot of a mansion in Delray Beach has more than doubled in just five years.

The owners of this Florida mansion are asking for $24 million for their almost 11,500 square-foot residence inside one of the most expensive gated communities in Delray Beach, Florida.

The price tag puts the home, known as Villa Ananda, at a price per square foot of almost $2,100, which is well beyond record-breaking territory for a non-oceanfront home in the town.

"As long as affluent clientele regard Florida as a haven for lifestyle and tax benefits, the ultra luxury real estate market will flourish," listing broker Senada Adzem told CNBC.

Over the past five years, the Delray Beach market has more than flourished — it has skyrocketed. Since 2018, the average price per square foot of a luxury home — representing the top 10% of sales — in Delray Beach has more than doubled from $416 to almost $840, according to the Elliman Report.

The 102% rise in Delray Beach is even more impressive when you consider it outperformed both the Miami coastal mainland, which saw an 86% increase in luxury price per square foot, and the Manhattan, New York, market where the average price per square foot of a luxury home declined 2%.

Villa Ananda's living area is flanked by a sleek gray and white kitchen on one side and a wall of wine on the other.

The average luxury home sale in Delray Beach has also seen a dramatic rise, increasing 90% from $2 million in 2018 to $3.8 million in the last quarter of 2023.

"People tend to think of Miami and Palm Beach when the subject turns to high-end South Florida real estate," Adzem told CNBC. "But Delray Beach is, without question, one of the region's premier luxury residential markets."

Many of the town's high-net-worth residents have been drawn to an exclusive enclave called Stone Creek Ranch. The gated community is home to billionaire hedge fund manager Steve Cohen; National Football League star Khalil Mack; Gerry Smith, CEO of ODP, the parent company of Office Depot; and singer-songwriter Romeo Santos, to name a few.

Hewlett Packard Enterprise CEO Antonio Neri purchased a home here back in 2019 for $7.5 million. He sold it in 2022 for $14 million, an almost 87% increase in under three years. Both deals were brokered by Adzem.

16141 Quiet Vista in Stone Creek Ranch was purchased by HP Enterprise CEO Antonio Neri for $7.5M who sold it three years later for a hefty profit.

"I purchased the home because I loved it and the neighborhood. It also turned out to be an extraordinary investment," Neri told CNBC.

Just last year, the 37-residence community saw its priciest sale to date when a 17,800 square-foot mansion at 9200 Rockybrook traded for $26 million, or about $1,460 per square foot, in a deal that was also brokered by Adzem.

Villa Ananda's entrance is flanked by mature Italian Cypress trees.

While her latest listing, 9303 Hawk Shadow Lane, isn't the most expensive home to hit the market here, at almost $2,100 a square foot, it would be the highest price per square foot ever achieved in Stone Creek Ranch, surpassing the previous record by more than 40%.

"Trophy properties have gained momentum in the South Florida market over the past three years — for tax benefits, for safety reasons and because of the pandemic," Adzem told CNBC.

The real estate agent knows this high-end neighborhood well. Over the past four years, she has sold five properties here, twice each, and brokered more than $136 million in transactions — all of them within just 500 meters of her latest listing.

An aerial view of the Rockybrook Estate in Delray Beach, Florida.

While buyers-turned-sellers, like Neri, have turned hefty profits in a short time, Adzem believes the market is still trending in the right direction. Limited supply helps.

"The high demand for estates within Stone Creek Ranch, with only 37 multimillion-dollar properties available, further underscores this market dynamic," said Adzem.

Here's a look inside the 6 bedroom, 10 bathroom Villa Ananda:

Aerial view of 9303 Hawk Shadow Lane in Delray Beach.

The one-story residence sits on 2.5 acres surrounded by a man-made lake.

Missing from the property's lush green landscape are Florida's ubiquitous palm trees. There's not a single one on the estate. Instead, the land is peppered with towering Italian Cypress trees, bougainvillea, rose bushes, pines and vegetation chosen for its resemblance to olive trees.

Adzem tells CNBC that landscape architect Krent Wieland and the owners opted for greenery that would make the residence feel less like a Florida mansion and more like a luxurious villa in the Italian countryside.

The view from Villa Ananda's loggia includes manicured gardens, a saltwater pool and a 20-person hot tub.

"Every detail of their surroundings was meticulously curated, inspired by the awe-inspiring vistas of southern Italy's countryside," said Adzem.

The home's loggia includes a kitchen, bar, lounge, dining area and fireplace.

According to Adzem, Villa Ananda's primary suite spans more than 3,500 square feet, with two home offices, two walk-in closets, a pair of baths and a wellness area with an infrared sauna and massage table.

One of the two baths in the primary suite.

Interiors are designed by Inson Dubois Wood with bespoke furniture by Studio Liaigre, Adzem tells CNBC, and while the furnishings are not included in the asking price, they are negotiable.

One of the primary suite's two walk-in closets.

Custom chandeliers in the living room, formal dining room, baths and even closets are crafted from a pearly-white rock called Selenite, a crystal that's formed when calcium-rich saltwater evaporates.

20 Best Things to Do in Dallas, Texas

Keep this list of museums, restaurants, and exciting activities in mind the next time you’re in Dallas.

Dallas is one of those cities that tends to be unfairly judged by travelers who have never been before — or by those who have only experienced a sliver of its offerings. If they look beyond the heat and traffic, though, they’ll discover a long list of reasons to visit this Texan metropolis. Lily Cabatu Weiss, the executive director of the Dallas Arts District Foundation , describes it as a destination that’s “diverse with an energy, synergy, and an economic engine,” partially fueled by its exciting arts scene, popular sports teams, and an extensive list of first-rate museums. In her words — and as evidenced below — there’s “so much to do, see, explore, and enjoy” in Dallas.

That said, to gain a comprehensive understanding of all things Dallas, you’ll want to either rent a car or be open to using a rideshare service throughout your trip. “Travelers don’t realize how much of a big city Dallas is and how many different neighborhoods are within a 5-minute drive of the downtown core. You can visit these neighborhoods and get a genuinely different version of Dallas in each one,” says Gabe Sanchez, beverage consultant for Midnight Rambler , a cocktail bar at The Joule.

Lily Cabatu Weiss is the executive director of the Dallas Arts District Foundation.

Gabe Sanchez is a beverage consultant for Midnight Rambler , a cocktail bar at luxury hotel The Joule.

Explore the Dallas Arboretum and Botanical Garden.

“The Dallas Arboretum and Botanical Garden is an exquisite, world-class botanical exhibition with rotating seasonal exhibits in east Dallas on White Rock Lake,” says Weiss. If you’re visiting between mid-February and mid-April, be sure to buy tickets for Dallas Blooms , the Southwest’s largest annual floral festival.

Don a pair of cowboy boots.

It’s not a trip to Texas without trying on — and maybe buying — at least one pair of cowboy boots. Wild Bill's Western Store , Cavender’s , or Boot Barn are great options for those who just want the experience (and might not wear their boots all that often). If your budget is on the higher end of the spectrum, though, head to one of the Lucchese locations or the Miron Crosby storefront in Highland Park Village.

Taste the flavors of a Thai street food market.

Dallas’ culinary options go further than tacos and barbecue, and Sanchez has the inside scoop on where to go. “You should visit the Thai food market on Sunday at the Buddhist Temple of North Dallas,” he says. “The food is amazing, and the prices are hard to beat.” Just remember to bring cash and sunscreen; the market is held outside.

Cheer on a local professional sports team.

Professional sports are king in Dallas, the home of the Cowboys, Stars, Mavericks, Wings, and FC Dallas, among others. Depending on the team and the season, you might be able to snag tickets for a game — if not, you can always root for the home team from one of the city’s sports bars.

Visit The Sixth Floor Museum at Dealey Plaza.

Weiss recommends spending some time at The Sixth Floor Museum at Dealey Plaza , where the main exhibit, “John F. Kennedy and the Memory of a Nation,” explores the assassination and legacy of President John F. Kennedy. Timed-entry tickets can be purchased online .

Attend the State Fair of Texas.

Everything’s bigger in Texas, and that includes the annual state fair. The State Fair of Texas is held from late September through October, and you’ll want to come hungry. It’s an event known for its wide range of mouthwatering, deep-fried treats — from deep-fried Texas Oatmeal Pies and deep-fried praline cheesecake egg rolls to fried stuffed wings and fried mac and cheese.

Discover Dallas’ different neighborhoods.

When you come to Dallas, you can’t just stick to one neighborhood. “Go to Uptown, the Design District, Oak Cliff/Bishop Arts, and Henderson Avenue,” says Sanchez. This map is a great start for understanding what you may find in each part of the city.

Stay at one of the city’s best hotels.

You can certainly count on Dallas to excel in the luxury hospitality department. In the 2023 World’s Best Awards , T+L readers voted Rosewood Mansion on Turtle Creek , The Ritz-Carlton, Dallas , and The Joule as the top hotels in Dallas, a distinction earned based on their rooms, location, service, food, and value.

Spend a day in the Dallas Arts District.

Travelers interested in architecture and urban design have to spend at least an afternoon — if not a full day — in the Dallas Arts District, which reportedly houses “more buildings designed by Pritzker award-winning architects than any location in the world. “Standouts not to be missed are the Perot Museum of Nature and Science , an interactive experience; Klyde Warren Park , the game-changing deck park built over a freeway that connects Downtown Dallas to Uptown; and the Dallas Museum of Art , owning an impressive assortment of art,” explains Weiss.

Go shopping in Highland Park Village.

Whether you’re on the hunt for something specific or just enjoy window shopping, you’ll be dazzled by the stores and brands inside Highland Park Village . The high-end roster includes the likes of Carolina Herrara, Dr. Barbara Sturm, Moncler, and Loewe.

See a movie at the historic Texas Theatre.

In a world of on-demand movies, it can be refreshing to catch a film at a movie theater. “[ The Texas Theatre ] has been fully restored to its original glory. If you are a JFK buff, you can see the seat Lee Harvey Oswald was arrested in,” says Sanchez, who also says it’s a good idea to first “go to Bishop Arts District , grab a coffee, and make the short walk to Jefferson Blvd.”

Walk the Katy Trail.

Dallas might not be the most walkable city, but there are definitely places where you can get your daily steps in. Take the Katy Trail , for example. Built on an abandoned railroad line, the trail spans 3.5 miles, with markers at every quarter mile. Walkers, joggers, and bikers can take advantage of its paved, well-lit path through greenery and blooming flowers.

Eat some Texas barbecue.

If you’re in Texas, there’s a good chance barbecue is on the menu. “I always suggest trying two or three places and comparing apples to apples,” says Sanchez. “Go to Terry Black’s and Pecan Lodge (they’re a block from each other), get the brisket at each, then make your decision on who should have bragging rights.”

Bring the whole family to the Dallas Zoo.

The Dallas Zoo holds the title of the largest zoo in Texas, with more than 2,000 animals representing 406 species across 106 acres. It’s located just three miles south of downtown Dallas, and guests can see everything from a Galapagos tortoise to giraffes, elephants, and penguins.

Uncover the cultural sites and experiences in Fair Park.

It might be home to the State Fair of Texas, but the 277-acre Fair Park complex has reasons to visit all year round. Weiss recommends “experiencing the art deco architecture [and] seeing a Broadway show at the Music Hall ,” but there’s also the African American Museum of Dallas and The Women's Museum to discover.

Enjoy a sky-high meal at Monarch.

At the top of The National, the building that houses Thompson Dallas , sits Monarch , a culinary wonder from Michelin-recognized chef Danny Grant. The food — handmade pasta, steak, and seafood — may be the star of the show, but the breathtaking position on the 49th floor also plays a critical role in the overall experience, with skyline views for days.

Cross over the Margaret Hunt Hill Bridge.

“The Margaret Hunt Hill Bridge (designed by Santiago Calatrava), with a pedestrian bridge running parallel, is a must-do,” says Weiss. The 400-foot-tall bridge, one of the vehicular bridges in the Trinity River Corridor Project , connects downtown Dallas to West Dallas and traverses the Trinity River.

Treat yourself to a spa day.

Sometimes a little TLC is necessary on a trip — and Dallas has several options for incredible facials, massages, and body treatments. Local favorites include The Spa at The Joule , The Spa at Thompson Dallas , and Spa Adolphus .

Step back in time at Old City Park.

If you have a large stretch of time to fill in your day, Sanchez suggests spending a few hours in Old City Park , Dallas’ first and oldest park. “[It] has a collection of fully restored homes and businesses from the founding of Dallas,” he says, and there are several guided tours you can book on weekends, including the Black History Tour and the Women’s History Tour.

Polish off a few tacos.

Last, but certainly not least, you have to find a good spot for tacos when you’re in town. Sanchez recommends Taco Y Vino , El Come Taco , and Pepe’s and Mito’s . At the latter, he specifically calls out the tacos nortenos.

Kanye west vultures listening party: get phoenix, san francisco tickets.

Kanye West clutches the microphone in concert.

The Vultures are circling the West Coast.

¥$ — aka  Kanye West  and  Ty Dolla Sign  — are hosting ‘Vultures 1 Listening Experience’ concerts at Phoenix’s Footprint Center on Sunday, March 10 and San Francisco’s Chase Center on Tuesday, March 12.

At the shows, fans can expect to be treated to the duo’s controversial new, chart-topping “Vultures” album “in a high-fidelity audio and visual showcase, crafted by Kanye West and Ty Dolla Sign,” according to a press release.

That’s not all, though.

In addition to upsetting, controversial moments at past “Listening Experiences” — while wearing a Jason Voorhees mask, West delivered the lyric “And I’m still crazy, bipolar, anti-Semite. And I’m still the king,” which led to the event’s livestream being cut off — the duo often bring in big names to perform with them.

Past “listening experiences” have featured high-profile guests like North West (Ye’s daughter with Kim Kardashian), Offset , Kodak Black, Lil Durk and Freddie Gibbs , along with a few other familiar faces.

For fans that want to catch the divisive Ye live, tickets for both shows can be picked up as soon as today.

Although inventory isn’t available on Ticketmaster for the San Francisco gig until Wednesday, March 6, fans who want to ensure they have tickets ahead of time can purchase on sites like Vivid Seats before tickets are officially on sale.

Vivid Seats is a secondary market ticketing platform, and prices may be higher or lower than face value, depending on demand.

They have a 100% buyer guarantee that states your transaction will be safe and secure and will be delivered before the event.

Kanye West tickets

A complete calendar including all dates, venues and links to buy tickets can be found below.

About “Vultures, Volume 1”

West and Dolla Sign’s 16-track debut collaboration is classic Kanye; lush arrangement along with juvenile lyrics.

The album’s lead track, which features a gorgeous orchestral beat is undercut by off-putting lines like “Keep a few Jews on the staff now/ I cash out.”

You can listen to the sonically adventurous yet lyrically immature “Vultures” here .

Kanye West controversy

Over the past few years years, the 46-year-old Chicago native has generated quite a bit of ire.

His most notable recent dustup took place in late 2022 when he made a number of anti-Semitic statements which led to many companies he partnered with — including Gap, Adidas and Balenciega — dropping him from their labels.

West has since apologized for his unfortunate comments on Instagram, although that post is no longer available to view on his account at the time of publication.

Following his statement, he made a number of anti-Semitic remarks at his inaugural ‘Vultures Listening Party’ concert in Chicago, according to the New York Post .

Hip-Hop stars on tour in 2024
