Step Inside the Mind of Caleb Simpson, the Viral Vlogger Touring New York Apartments

Like many  millennials working from home during the pandemic, Caleb Simpson found himself yearning for human connection. While employed at a start-up in the  NFT space , the 30-year-old worked to build a significant following on TikTok and YouTube with content about his life in New York City, testing out different approaches and stunts in his videos to connect with his audience but struggling to find something that stuck. After being advised by a friend to make the kind of content he would want to see online, Caleb went back to the drawing board and did some research. 

Noticing that apartment tours were a popular search topic on YouTube, he developed a simple but powerful structure for videos: ask strangers on the streets of New York the cost of their rent, and then request a private tour of their apartment for the whole internet to see. You might think New Yorkers would balk at such a bold request, but the popularity of Caleb’s home tour videos proves quite the opposite: “In three months I hit a million subscribers on YouTube, and my Instagram is closing in on a million followers,” he adds. “Insane.” 

What sets Caleb’s videos apart from the standard staged home tour is his relaxed and playful approach—he doesn’t shy away from swinging on  a pole installed in one apartment  or  trying out strangers’ beds . “Someone described it to me perfectly as Humans of New York meets MTV’s  Cribs ,” he says. “I feel like the most important thing about my whole process is for me to be completely present with the people who show me their homes, treating them like I’ve known them for 10 years, and just going in there and pushing the envelope like a friend might do.”

The apartments featured on the tours come from all five boroughs of New York and range in rent price from a few hundred dollars a month to around $20,000, a factor which Caleb sees as a big reason behind the series’s success. “I think the power of this series and why people like it so much is because anyone could be a part of it,” he explains. “It’s not just celebrities or supermodels, and it’s not just people with super tiny apartments. If you see me on the street in New York City, and you stop and ask me if I want to see your space, there’s a high chance I’m gonna be like, ‘Are you free tomorrow?’”

We recently caught up with Caleb Simpson on Zoom to learn more about what he really thinks about New York apartments, rent transparency, and human connection.

Clever: You get to see such a wide range of New York homes, have you noticed any common themes in the spaces you tour?

Caleb Simpson: One thing that everyone is always proud of is their  bar cart . Everyone always tells me, ‘Go check out my bar cart!’ That’s like the third thing everyone says pretty much, which is funny to me. Another commonality is that if someone's actually willing to do the apartment tour, they’re normally really excited to show off their space, and they’re proud of it. And roommates—most people have roommates and most people are like splitting the rent somehow, or they’re trying to figure out a deal, you know?

That’s something I enjoyed about your videos—the normalization of experiences that are a totally normal part of living in New York, but that people don't always talk about. It’s reassuring. In one of your tours, the person showing their space has this giant, gorgeous apartment, but they won't let you look into their laundry room…. That speaks to me. I have to ask, do people get to clean up first before they give the tour?

I leave it at whatever the person is comfortable with, so if they want to clean, I’ll let them clean up—I’m not trying to force anyone’s hand on anything. If there’s something they don’t want to show, I won't show it. I feel like that’s what keeps the show alive, that whoever’s showing off their space feels comfortable. At the end of the day, millions and millions of people are seeing their home, so they’re taking a risk. When I’m talking to someone about doing a tour, sometimes they’ll tell me, “My apartment's not cool.” And I’m like, “No, trust me, it is. You just don’t realize that you’re in a unique apartment.”

Do you have a favorite apartment or tour you’ve done so far?

It’s gotta be  Haley’s , the swimsuit model. She lives in SoHo in a huge loft that’s like 17 grand a month. With those windows, there’s so much light in there. It just feels uplifting when you walk into that apartment. My favorite tour was of the converted laundromat, I did not expect any of that. I was totally like, “Dude, I feel like I’m in some TV show.”

The first tour of yours I saw was Barbara Corcoran ’s gigantic apartment, but what I enjoy most about your videos is that there are plenty of apartments that are relatable to a lot of people, and even some that are on the smaller side. Have you seen any really creative uses of space in the smaller places you’ve toured?

Yeah, it’s actually pretty crazy—in some of the small apartments, I noticed how they incorporate plants into their apartment. A lot of people would think that takes up a lot of space, but they found it really important to have, so they would put up shelves just to put plants by the window. I took note of that because it’s always interesting to see what people deem important, especially in tiny, tiny places.

Do you ever dream of doing these tours outside of New York, or do you think New York itself is essential to the series?

Well, they are gonna take place out of New York City starting next week, so that’s exciting! A lot of people want me to come to their cities. The core foundation will always be New York because I don't want to leave New York—I find it interesting and fun to live here—but there’s a lot of world to explore and interesting apartments to see.

There’s a powerful wave of interest in interiors right now. Do you think that has helped contribute to the series’s success?

Yeah, everything’s timing, you know? I think a lot of it does come back to how rent has never been this high before, so maybe that’s a reason why the series does so well. It’s really just curiosity: People are generally just curious about how other people live.

What do you hope your audience will take away from watching the content you’re making?

I like to show off people who I think have something to give to the world, whether it's artistic value or they’re just an interesting person. Letting people express themselves fully is what I’ve always aimed for. If people can see others chasing their dreams or doing what they really care about—making it work in New York City—that’s a powerful underlying message. Also, transparency around rent and a willingness to share and be open about our lives. I think a lot of people are very closed off about what’s actually going on in their lives with money, so hopefully this can just open that up a little bit more.

Do you have any dream home tours?

Number one: Oprah Winfrey. She’s just an icon and to be able to even just talk with her would be awesome, let alone see her space and riff with her for a bit. That would be insane. Paris Hilton, a legend in her own right, and then bonus, because I know  AD already did it and might be able to connect me: Kim Kardashian .

9 Tips for Creating Smartphone Apartment Video Tours

At Resident360, we’ve been getting a lot of questions from properties on how to create decent looking apartment video tours using a smartphone.

Here are a few tips we put together that should help: 

#1 – Light It Up

Smartphone cameras love bright light, so turn on all lights in the apartment (that includes opening curtains and blinds).

#2 – Eliminate Shaky Video

Open all interior doors in the unit so you don’t have to open them while filming (which can lead to shaky video).

#3 – Turn It Off

Turn off any ceiling fans or other items that could show up as moving in the video.

#4 – Walk It

Plan your route through the apartment. You want to do a slow walkthrough. When shooting rooms, keep your distance (stay in the doorway or far corner) and slowly pan from one side of the room to the other and back. Then walk out and do the next room.  Make sure to keep it slow, especially when panning a room. 

#5 – State The Facts

If you’re going to be talking over the video try to keep it minimal just giving the highlights. For example, “Here’s the kitchen with stainless steel appliances and granite countertops.” “Here’s the master bedroom with a walk-in closet.”  You just want to state what the person is seeing on the video.

#6 – Vertical vs Landscape

Considering most apartment rooms are on the smaller side, shooting the video in a vertical format vs landscape will allow you to show more of the view from floor to ceiling. 

#7 – Clean It

Clean your smartphone lens. Most people forget to do this.

#8 – Rehearse It

Do one or two sample video walkthroughs. Watch it back and make any adjustments you think are needed.

#9 – Upload It

Film your final tour and then upload the video to Youtube or a Wistia video hosting account. Make sure you name the video for the floor plan it’s for.  Ex: Estancia Apartments – The Wave – 2 Bedroom/1 Bath. Take the Youtube or Wistia video link and share it with your leasing team and prospects.

Before we get into the specifics of what your video tour should include, let’s get you set up for success. Here are the steps to take to get a YouTube video up and running and published on your listings. 

  • Step 1 : Download the YouTube app for your phone or navigate to YouTube in your laptop’s internet browser.
  • Step 2 : Create a YouTube account or sign in to your existing one .
  • Google has easy instructions for recording videos on your iPhone, Android phone, or computer.
  • Step 4 : Once you’ve finished your tour, press the red record button to end the video. Press the blue “Next” button in the top right corner. Make sure the video’s privacy is “Public” and click “Upload” in the top right corner. Your Youtube video tour is now saved to your “Library”, which is located in the bottom right corner of your phone screen.
  • Step 5 : Click “Library” and click on the video you just took. Next, press the “Share” button, located just below the video. Click on “Copy Link”. 8 tips that will make going on your first apartment tour a little less stressful

Going apartment hunting ? If you are reading this, you're probably thinking of moving into your own space, which is so, so exciting! You can decorate it how you want (well, within landlord-approved reason, obvi) and do what you want with your space. 

But, before you can enjoy your new pad, you've got to find it. The reality is, it can be a slightly tricky process. The good news is, I've been where you are and I'm here to help. 

But first, let's start with a confession: When I first toured an apartment I didn’t ask the right questions or look out for the right things and I really regretted it. I ended up moving into somewhere that was rather pricey for pretty little space. So now, whenever I tour a new apartment, I make sure to take my time, ask the right questions, and think critically about the space. And I'd recommend that you do too. 

I know, I know, it's easier said than done when you're in a rush to find the perfect apartment . However, it’s vital that when you go on your first apartment tour — or any apartment tour — that you make sure you’re checking the right things and asking lots of questions. 

1. Ask lots of questions

First things first, always ask lots of questions, even if things feel rushed. Remember, it’s your realtor or agent's job to make sure that they show you everything that you need to see and answer every query that you have, so don’t feel bad about taking up their time. At the time you’re probs going to feel a li'l overwhelmed by the whole process, so it’s worth writing a few questions down before your tour and taking them with you to refer to. This should help to make sure that, when it comes to your questions, you don’t end up missing anything. Not sure what to ask? Screenshot our list below.

What are some good questions to ask?

  • How long is the lease? Is there a subletting policy?
  • Are there any additional fees to be aware of?
  • Are utilities included and, if so, which ones?
  • How do I file maintenance requests?
  • Is the apartment pet-friendly and are there any additional fees that come with it?
  • Does the lease come with parking?

2. Check the electrical outlets

Electrical safety is no joke, so it pays to take this stuff seriously. I once rented an apartment that had unsafe power outlets. I only realized once I had moved in and saw sparks coming from one of them (after which, I promptly moved out). So, as you walk around the property, make sure to keep a close eye on the electrical sockets, checking that they’re properly attached to the wall, aren’t loose, and look in good working order. Not sure whether an apartment’s electricals are safe? Request that the realtor has them inspected before you move in. 

3. Look for signs of rodents or pests

It’s also a good idea to know how to spot the signs of rodents and other pests. As you tour the apartment, keep an eye out for rodent droppings (gross but seriously necessary), scratching sounds within the wall (this can be a sign of rodents or insects), and nibbled carpets or curtains. You can also ask the realtor if any problems with pests have previously been reported. 

4. Check for fire safety items

Don’t forget to think about fire safety. As you look around the apartment, you might want to focus on the aesthetic appeal that the property offers, but it’s vital that you take the time to check for fire safety features as well. You want to be looking out for well-placed fire alarms and checking that they actually work, or asking the realtor to check for you. You also need to check to see if the apartment has a fire extinguisher. And, it’s also worth noting whether the apartment complex has a fire escape and how you would access it in an emergency. 

5. Check the light fixtures and fans work

The last thing that you want is to move into an apartment and go to turn on the fan or lights, only to find that they don’t work, or aren’t working effectively. So, it’s important that when you’re touring an apartment you always check that they’re working properly.  

6. Make sure the oven and stove work properly

It’s a good idea to turn on the oven and stove while you’re touring the property so that you can check that both are working and safe to use. You'll be out of luck if you're unable to safely prepare and cook food there, so it's def worth checking that both work correctly. 

7. Run the water

Another important thing to check is that the water in the apartment runs properly and gets hot. So, make sure to turn a few taps on and off as you walk around. If you’re concerned about water pressure and having a powerful shower, it’s also worth turning on the shower and letting it run, so that you can see how good the pressure is. 

8. Check that the locks work

It’s also a good idea to ask the realtor to demonstrate the locks to you and to check that every lock is working correctly. Household safety is important, which is why making sure that the locks are secure and work effectively is so vital. 

Helpful tip: Don’t just check the door locks, also ask the realtor to check the locks on the windows too.

Group Fox, one of the largest multi-family property managers in Chicago, relies heavily on video tours across their citywide portfolio. And the importance of having accessible videos only increased during the pandemic, according to Group Fox.

"We're able to showcase our apartments and specific features through both pre-recorded videos and live video chat," Group Fox says. A renter can virtually tour the wide open floor plans in the Van der Rohe Apartments , a Lakeview apartment tower managed by Group Fox, from the convenience of their current home.

"People who aren't comfortable touring in person or are moving to Chicago from out of town are able to tour their potential home from the comfort of their own couch," Group Fox added.

So why hasn't your apartment video been uploaded yet? Domu quizzed professional real estate videographer and photographer Chicago FW Media to get an expert's take on what most amateur videographers tend to get wrong in making real estate videos. This post will look at some of the perceived obstacles to creating walkthrough videos and explain how landlords and brokers can overcome those hurdles while making engaging videos for their listings.

Hurdle #1: I Don't Know What to Film in My Chicago Apartment Walkthrough Video. Where Do I Begin?

Landlords and brokers should be selective with what they showcase in a video walkthrough. Even if it's a small studio apartment or 1 bedroom apartment, a video should primarily highlight the most important and photogenic aspects of that apartment right off the bat. Don't worry about covering all the small details but make sure the camera captures the best "wow" factors.

Are there nice floor-to-ceiling windows in the living room? How about a versatile kitchen island? Is there a balcony? What about the view, is there a city skyline view or is Lake Michigan visible? Point out these natural selling points and let the camera linger on them.

"Diversify you camera movements," explains Chicago FW Media, "take for example entering rooms: Your first shot might be  walking into a room in a straight line, the next scene might then cut to panning horizontally across the room." Keep the camera movements varied so that the video doesn't become repetitive.

It's fine if the video expands to include an exhaustive list of the apartment features, but viewers will take only a few seconds to formulate an impression of the apartment. Make those first moments count!

Consider starting by entering the front door and then capturing what renters will see after stepping through the entrance. All you really need to film an apartment tour these days is a smartphone, especially if there's the option to use a wide-angle camera setting.

Hurdle #2: I Want More People to Watch My Apartment Video. What Should I Do With It?

Landlords are creating a valuable marketing asset for their listing when they produce a video. So the next important step should be sharing that valuable resource with as many potential renters as possible! YouTube and TikTok are the most popular places to watch and share videos. Landlords can conveniently add their video tours to their listings via a link to their YouTube video. Think of all the resources a renter might find while browsing YouTube, TikTok, and Instagram: advice for cooking in their apartment, tips on decorating their space, travel guides for their next road trip or vacation, and the list goes on. Hurdle #3: I Don't Have a Professional Camera or Editing Software. What Can I Do?

This is probably one of the larger mental barriers to most landlords who've been reluctant on producing video tours of their apartments. Not having a sophisticated digital video camera or professional-grade dSLR may seem like a major impediment to producing quality video, but there are workarounds possible with a smartphone. Smartphones can do decent work of simulating good video production.

Many smartphone cameras are capable of recording HD video and come with software that's capable of trimming video clips or combining several shorter video clips into one larger composite file. Will videos made entirely on smartphones hold up to a professional video with music, titles and smooth camera movements? It's not really a fair comparison. Rather than compare an on-the-fly smartphone video to a professionally shot and edited apartment video, keep in mind that renters will still get a better look at the apartment with a DIY video versus having no video at all. And there are professional real estate photographers and videographers in Chicago who can produce exemplary videos at reasonable rates. (Pro Tip: If you're filming on a smartphone, you can get professional-looking shots that don't shake with the help of a tripod or affordable gimbal stabilizer.)

If you're a landlord who's been on the fence about creating video walkthroughs for their apartment listings then you should get off the fence and into the director's chair! Having that extra look inside could be enough to persuade curious renters to book a follow up apartment tour. And in a tough renter's market, that may be all the motivation that landlords and brokers need to discover their inner filmmaker.

5 Best Practices for YouTube Apartment Ads

Facebook and Instagram steal a lot of the spotlight in the advertising world. But they aren’t the only powerful players in the advertising game. Google’s social media frontrunner, YouTube is now the most used social media platform in the country. More U.S. adults use YouTube than Facebook, Instagram, Snapchat or Twitter.

They aren’t just watching cat videos all day either. American adults are watching thousands of years of apartment video content. In the past few years, YouTube viewers spent over 7,300 years of watch time on apartment and home tour videos (YouTube Advertising).

We know most U.S adults watch YouTube, and we know that they are watching apartment content, but are they watching ads?

On average, one-third of people who are presented with one of our client’s apartment ads actually views (watches or engages) with the ad. (Google defines a view as someone who watches 30 seconds of your video, someone who watches the duration of the video if it’s shorter than 30 seconds, or someone who interacts with your video.) These views aren’t expensive either. It only costs an apartment advertiser $0.05 per view (on average) to reach apartment seekers in their local area.

So what is holding so many communities back from advertising on YouTube? Many communities don’t know much about the advertising options that exist on YouTube or what to include in the video creation process. In this blog post, we share five best practices communities can use to overcome those hurdles and successfully advertising their community on YouTube.

1. Run 30-second or longer in-stream video ads

Over the last few months, we’ve been testing a variety of video lengths for apartment ads on YouTube. We’ve tested 6-second bumper ads, 15-20 second in-stream ads, and 30 second or longer in-stream, ads. We’ve found that in-stream video ads that are thirty seconds or longer receive better ad engagement rates than their shorter counterparts.

Bumper ads had the lowest click through and post view rates when compared to 15 seconds, 20 seconds, or 30-second ads. These short, six second ads, don’t provide enough time to successfully introduce apartment communities on YouTube. While these short ads aren’t the best for building brand awareness, they can be helpful as a reminder retargeting ad for someone who has already visited a community’s website and are able to recognize the brand from a quick video ad.

2. Highlight the location of the community

Location. Location. Location. This is one of the most important things to an apartment seeker. If you leave out your location or fail to present it prominently at the beginning of your ad, people will skip or ignore your ad. It’s critical that your advertisement is relevant to the viewer. Even if your targeting options only encompass your local area, you still need to make it clear that you are an apartment community located in “X” area at the beginning of the video. It’s even more helpful to the viewer when you describe where your community is in relation to landmarks or well-known neighborhoods.

3. Give prospects a tour of your community

Apartment ads that feature a tour have higher click through and post view rates than apartment ads that only feature lifestyle content. Our previous research found that combining both tour and lifestyle content leads to even better ad performance.

Apartment seekers want to see your community. They want to know what the units look like and they want to see the amenities in action. Make this tour content even more engaging by showing someone using the apartment unit or enjoying the community’s amenities. 4. Use affinity targeting and custom intent targeting

YouTube runs on Google’s ad platform, and Google has been making many of the features that are available in search ads, available within YouTube. One example of this is custom intent audiences. Communities can now target people on YouTube who search for apartments in their local area. We’ve found that non-brand local apartment campaign keywords work really well for keyword targeting on YouTube (think “apartments near me”, “apartments located in (city)”, “apartments near (city)”).

Advertisers can also use affinity audiences (these are similar to Display or Facebook audiences) to target people on YouTube. These audiences allow advertisers to target people who are ready to move, people who have been searching for apartments, and a variety of interest-based options like people who like pets, people who like fitness, foodies, etc.

5. Segment ads by floor plan

If you want to get the most out of custom intent targeting, consider creating video tours of different apartment units. Then present these ads to apartment seekers interested in specific floorplans. Blend affinity audiences and custom intent audiences so that every time someone in the market for an apartment in your local area searches 1 bedroom floorplans, they see an ad for your community’s 1 bedrooms. This strategy is especially helpful for communities who end up with a lot of vacancies for a specific floorplan and need to get the most qualified traffic possible.
